About this property

Large House in 1 Acre with Private Pool. This villa is in a village setting.

Originally the watermill of the historic 12th century Abbey of Ronsenac in the sunny Charente, 20 miles from Angouleme and 2 miles from Villebois-Lavalette. This very large, beautiful, 4 bedroomed house, sleeps up to 10, has an acre of grounds surrounded by the mill stream, and superb private 10 x 5m swimming pool.

Conveniently located on the outskirts of the village, idyllically peaceful and surrounded by the undulating rural countryside of the Charente, ablaze with sunflowers in July, Le Moulin is the perfect setting to unwind and enjoy a barbecue and glass of wine.

The shady verandah has ample seating for all our visitors and your very own private, constant 1.25m deep pool has sunloungers and tables. The large expanse of level grounds offer the option of all types of ball games or just chill out to the sound of the mill stream. For the more energetic, across the road is a tennis court, running track, basketball and boules court and an adventure playground for small children.

The area abounds in country walks and signposted VTT  rides - details of walks and rides are available from the Tourist Office in the nearby historic town of Villebois-Lavalette. Cycle hire details available from the owners. There are 4 golf courses within easy reach.

Le Moulin is centrally located between 5 low cost airports and only 300 miles from Caen and is ideally situated for visits to the pre-historic sites of the Dordogne, the Atlantic coast at Royan and La Rochelle, Futuroscope, local river beaches and many more attractions



Kitchen and dining

The fully equipped kitchen has a full sized gas cooker, fridge, dishwasher, microwave, crockery, cutlery and cooking utensils for up to 10 people and a table and chairs. The 45m² lounge has a large table for 10 people. In addition the utility room has an additional fridge-freezer, automatic washing machine, highchair and babybath, along with ironing board, vacuum cleaner and other cleaning equipment.

Living rooms

The lounge has, in addition to the dining table, comfortable seating round an open log fire, library, telephone, cd player, iPod dock. Access via french doors to the shady patio.
One of the settees converts into a king size bed if required.

A shady patio, accessed from the lounge, with table and chairs for 10 people and the bbq ideal for al fresco dining.

Visitor suitability

Ideal house for families. All ground floor areas and the acre of garden are on level ground. The close proximity of the tennis and sports area are particularly convenient for the more energetic and the pool area is ideal for those more relaxing days. Pool and other towels are available at extra cost.

Most towns and villages in the Charente and Dordogne have markets open from about 0800 to 1300. Our favourites are Villebois-Lavalette, Saturday - Brantome Friday - Piegut-Pluvies Wednesday ( one of the largest street markets in the region) - Riberac Friday. Details of all the above, and more are at Le Moulin,The nearest supermarket is in Villebois-Lavalette and there are 3 hypermarkets around Angouleme.

Sports and Annual Festivals

There are many water sports facilities in the area with water parks at La Grande Praire near Angouleme, Lac Jarmaye near Riberac and river beaches with swimming and canoing at Aubeterre and St Aulaye. Fishing, both pool and river are also in the area and there are 4 golf courses within easy reach.

A floodlit tennis court, boules, basket ball facilities, running track, football pitch and an excellent childrens' adventure playground, with toilet facilities and picnic tables are just across the road from Le Moulin. Local boules competitions also take place here. The Tourist Office in Villebois-Lavalette has details of cycle paths and local walks and there are plenty of other details at Le Moulin. The Owners can provide details of local cycle hire.

France is renown for festivals and the varied local ones are regularly posted on the Super U notice board..

The Hidden Charente

Although lesser known than the British enclave of the Dordogne, the Charente offers its own unique, special 'Lost in France' appeal. For example: Ronsenac itself, with its Priory 12th century Abbey and ancient stream source. Nearby Villebois-Lavalette with its 13th century chateau and cover market square. Visits to Angouleme, Aubeterre, Brantome, Cognac, Oradour-sur-Glane, Royan, La Rochelle, Futuroscope, the wine areas of Bordeaux and of course, the touristy areas of the Dordogne.

As a group of four adults and and one youger child, we found this property very suitable for a holiday. A property that is very good for a party of different ages.

Located on the edge of the village, one is able to walk into the village without having to get into a car. While being well secluded and slightly away from the road, the other side of the property away from the road provides an expansive garden area for adults to relax in and children to run around in or the other way around! The fantastic old mill stream running along the bottom of the garden, with fields beyond, makes for a feeling of openess but also privacy at the same time. The pool area feels secluded as it is surrounded by shrubs and one or two trees.

In a national context, the location isn't lacking either. Rolling hills and fields stretch out for miles around but there are charming towns and villages within easy reach by car with a lot of information in the house about what to do or where to go, both for kids and adults, which could help with any planning when heading out.

We had a wonderful holiday staying here in August. The property had everything we needed and was very spacious. There is a great outdoor area to eat and a lovely pool, which was enjoyed by all. The large grounds of the Gite are beautiful with lots of wildlife to see day and night!!. Many places to visit within a 30 -45 min drive away including Chateau's ,canoeing,and markets. A fab supermarket a 10 minute drive away sells everything you need. The owners are very friendly and helpful and we will definitely stay here again sometime in the future.

What an excellent property, exactly as advertised, full of character, well furnished, fully equipped kitchen, a choice of 2 showers, plus bath & 2 toilets-so no falling out in the mornings, clean, safe and spacious with everything you might need for a relaxing holiday.

Outside, the star of the show was the swimming pool, where the kids especially seemed to live. We were very impressed by the safety fence and self-closing gate, typical of the general attention to safety which the owners have obviously prioritised throughout. Plenty of sunbeds and cushions surrounded the pool on wide patio areas for our relaxation. The rest of the garden extends to 1 acre which gave us every opportunity for games and bird and wild life watching from the shady patio. This also provided an excellent area for alfresco dining from the adjoining BBQ.

We enjoyed visits to Cognac, Aubeterre and Brantome-including the excellent market and a super canoe trip down the river to Bordeilles. I also hired a bike & spent time exploring the many VTT routes in the area, There are loads of other interesting sights & fun adventures within an hour’s drive which we didn’t explore–next time maybe. The supermarket in the historic town of Villebois Lavalette is only 5 mins drive and has everything you need for your holiday.

Overall an outstanding property in a great location.....10 out of 10 and we shall return!
