This beautiful 2 bedroomed property faces into a central courtyard and pond and has a unique character haveing been created from an old cognac storage barn, well room and a series of wine storage vats.
The property is entered through a covered private courtyard hidden behind wrought iron trellis work. The spacious main living area is open plan and incorporates the modern kitchen, comfortable armchairs and the dining table. From the lounge there is access to your private patio which is furnished with a table and chairs for al fresco dining. The property is on a single level and is suitable for wheel chair access or for people with limited mobility
The property is located on the edge of a small hamlet which is surrounded by vines and benefits from lovely landscaped gardens and the shared use of the 13m by 6m swimming pool. The pool is set in a walled secure courtyard with plenty of sunbeds and parasols for the use of guests. On site there is also a gamesroom with darts, table tennis, pool table and lots of bats and balls for use in the grounds. There is also a tv room with English television, lots of dvds, bikes, a bbq and library to keep our guests entertained.
Although our hamlet does not offer any services the local village of Segonzac (2kms away) has a good supermarket, 2 boulangeries, a restaurant , bar, cafe, pharmacy and bank.
The kitchen is fully equipped with fridge freezer, microwave and gas cooker and well stocked with all the utensils and cooking equipment you may need.
Full laundry facilities are provided in a separate building.
In the open plan lounge there is a dining table and chairs and there is a second table and chairs on your private terrace for al fresco dining.
There are 2 bbq areas on site.

The gite has 2 bedrooms - a double and a twin with 2 single beds.
Both rooms have exposed beamed ceilings and plenty of storage.
Offers a shower cubicle, wash basin and toilet.
There is also a heated towel rail.
All rooms have electric heating for those early and late season stays.
We offer a large 13m x 6m shared pool which is set in a secured enclosed courtyard with plenty of sun beds and parasols.
The site also offers a games room with darts, pool table, table tennis and plenty of board games.
There are also balls etc for use in the park and gardens.There is a swing in the garden.
There is a tv/dvd room with all the English free to air tv channels and plenty of dvds to borrow. We have a library.
We have a number of bikes for that our guests can use to explore the area or to collect their morning croissants.
The property is set in almost 2 acres of landscaped gardens and parkland.
Private covered parking is available on site.
The property and site is suitable for all ages.
The gite is on a single level and is suitable for wheel chair access and for people with reduced mobility.
In the gite there is masses of information about everything to see and do in the area with maps, town plans, guidebooks and leaflets to borrow.
To ensure that guests get the most from their stay we also provide reviews and recommendations for local restaurants.
We live on site and are happy to help in anyway possible whether it be booking a restaurant table, recommending trips out or dealing with an emergency.
After 24 years working long hours in the banking industry my husband and I decided that it was time to get a life! We always knew that we wanted to live in France when we retired but we decided that life wad too short and so moved to france when we were 42 and 45 years old. We were too young to sit and do nothing so we brought our beautiful property and created 4 wonderful gites. Since 2005 we have been sharing our new home with guests from all over the world and enjoying the vie en France!

|Why this location?||We had always visited France but when it came to moving here we had no idea which area we wanted to live in. When I expained what we were looking for a friend encouraged us to visit the Charente region - an area we had not visited before. Well we came and fell in love with the rolling vine covered hills, the beautiful Charente river valley, the old stone buildings and of course the history and traditions of cognac production.|

The area is perfect for cycling and walking or if you feel more energetic even kayaking. Visit the famous cognac houses and understand the methods and traditions behind the production of this world famous product or discover the delights of the local liqueur - Pineau|
We are a 50 mins drive from the lovely sandy bay of St Georges De Didonne which offers all the facilities that you may need on a beach trip. If you like your beaches wilder then head for the Cote de Savage with the big Atlantis rollers miles on undeveloped sand backed by pine forests and sand dunes.
Visit and tour the major internationally renouned cognac houses like Hennessy, Remy Martin, Otard, Martell etc or choose one of the small local independent producers whose product you can only get in this region. Try the local liqueur - Pineau made from Cognac and grape juice
We are an easy drive from many of the beautiful major towns of the area. Wander the the old streets of Cognac , visit the Roman ampitheatre in Saintes, walk the Ramparts of Old Angouleme or try La Rochelle, Royan, or Rochefort. Further afield the city of Bordeaux demands attention as does the world heritage village of St Emillion.
A number of the local villages have achieved the national recognition of Les Plus Beaux villages de France. Whether it is the white washed village of Talmont with it masses of hollyhocks, the craft village of Mornac sur Seudre or the classic village square of Aubterre you will always find something to delight the eye.
The tourist office has devised and sign posted a series of themed drives which allow you to discover the back roads of the area. Our favourite is the route along the beautiful river Charente which allows you to stop off an see a 13th century abbey, old eel fisheries, an artisan chocolate maker, the old barge museum and to take a boat trip.
The area is blessed with many small Romanesque churches or visit the cathedrale at Angouleme or the Abbey des Dames in Saintes. The local fields are also dotted with a series of standing stones. The highlight of the area must be the massive underground church at Aubeterre.
A wonderful place to holiday right in the heart of cognac-country. Jacky and Neville could not have been more helpful hosts - going well beyond the call to assist us. The gite (Martell) had everything you could wish for, and the pool was wonderful. Our children also loved the games room and feeding the fish. Although we stayed with young children, the different properties would suit large parties or couples. Highly recommended!
