Large cottage style property with 4 bedrooms and a large garden. All rooms have wooden floors except the kitchen/diner and utility room, which have tiled floors. Its quite a spacious house with lots of light. The perfect place to get away and relax.
Fully-equipped kitchen with gas hob and electric ovens and all other essentials. Fridge, freezer, microwave, toaster, kettle etc. Dining table seats 8-10 people.
Two living rooms. Main living room has large comfortable sofas, led 49" tv with satellite tv providing all UK free channels. Also cd player and Broadband. This room has 3 sets of frenchdoors out to the garden/patio area. Second living room is also the reading room and has a desk if you need to work or use laptop etc.
Bedroom in the north wing with its own access has king size bed, en suite, walk-in wardrobe and linen closet. It has a dressing table and a chest of drawers including bedside tables and lamps. There is also a cot in this room.
In the south wing, there are 2 double bedrooms with open air closets and bedside tables and lamps. A third bedroom which is setup as a twin room, also has the same facilities as the doubles.
There is a bathroom in the north wing which is en suite. The south wing also has a bathroom for the double rooms and twin room and there is a bathroom downstairs with a toilet, a basin and a shower near the access to the patio/courtyard.
All the bathrooms have fitted electric heaters if required. All bedrooms in the south wing also have electric heaters fitted. The king size bedroom has an oil-filled electric heater which can be wheeled out when needed from the closet. It has digital controls and you can set the temperature you require. Heating in the living room if needed is provided by a large wood burner.
The kitchen/diner also has a wood burner installed within a fireplace.
Wood can be bought from the local supermarket or diy store.
Large led tv connected to to satellite dish via Freesat box providing free-to-air UK tv channels. There is also a cd player with 20 watt speakers. Broadband is also present and the passcode is on the bottom of the router.
There is a large mature garden (approx 3000 sq meters). Lots of different plants on display and a variety of fruit trees and nut trees.
The patio/courtyard is a bit of a sun trap and ideal for sun bathing. There is ample garden furniture and sun loungers. There is a reasonable size bbq on wheels with utensils etc in the kitchen.
The locals usually park their cars on the pavement outside their properties. There is enough space to park 4 or 5 cars like that. If you want to put your car away overnight or don't want it out in the sun all day, then there is enough garage space for 3 cars. The garages have lighting and are lockable.
As described above, there is parking available for many cars. If all car spaces are taken, the gates which give access to the back of the garden can be opened and 2 more cars can park there.
The property is detached and has garden on 3 sides, so disturbing the neighbors shouldn't be a problem!
The nearest bakery is in the town of Ruffec. However, a bread van does come round everyday, usually around lunchtime. Keep an eye out for it. You can then tell the driver to pop round everyday if you want him to.
There is a washing machine and dishwasher in the kitchen. There is a tumble dryer in the utility room.
Please be aware: This property uses a septic tank to dispose of all used water. Please do not use bleach in the kitchen or in the bathrooms. If you do accidentally use bleach, please tell the housekeeper when you see her on your departure.
Mr & Mrs Shaikh are keen European travellers. We always drive to Europe because we think it's the best way to see places and you can move about as you see fit. Mr Shaikh has worked in I.T. for most of his adult life and Mrs Shaikh is a fabulous designer and seamstress.

|Why this location?||We' ve always liked France. Rural France is just fantastic to see, to travel through, no traffic jams, the people are great and there's such a variety of properties. This property is located virtually in the center of France (north to South) and about 90mins form the west coast of France when we want to go to the beach. If we need to get home quickly to see the family, it's only 4 hours to the port of Caen. If we want to go to Spain it's only about 5-6hours and a couple hours more if we want to go to Italy. So it's a great place to be based to get around Western Europe. In addition, Ruffec is a lovely town with everything we need just 4-5 km away. Our exact location is quiet with easy access to major roads.|
|Unique benefits of property||It's quite a large property with lots of light coming in, with all the things one might need for a quiet week away from the pressures of city life. It sleeps upto 10 and has a large garden where you can wander about, the kids can play safely and can't get out easily. There are fruit trees and nut trees in the garden. There'a a large patio/courtyard which is ideal for sunbathing and for entertaining. There are no immediate neighbors so you don't have to worry about being too noisy!|
Both these towns deserve a visit. Bayers is about 12km away and Tusson is 14km away. Tusson is on the old pilgrimage route.
A visit to Cognac is a must especially for connoisseurs of Brandy. See the old town. Visit a distillery or visit the modern Cognac if you prefer. (70km away)

This sanctuary is in Romagne 86700 about 30km away. It's called La Vallée des Singes. Over 30 types of primate in a large area - no cages.
This is in the village of Condac about 2km from Ruffec town centre. You can hire by the hour, including bikes.
Take a drive to this place (only 12 km away) and see the French castle on the banks of the river Charente. The town is worth exploring too.
