Now in its 15th year of letting to guests this spacious single storey 18th Century Charentais farmhouse has a single gite set in the owners private hamlet surrounded by beautiful open countryside and woodlands. The property contains a large fully equipped kitchen / dining room, a large comfortably furnished lounge with television (Sky) music centre and dvd player with 2 separate seating areas. The master bedroom (45 sq metres) has both a kingsize and a single bed and includes an en suite shower room with toilet.
A second twin bedroom (25 sq metres) opens directly onto the gite garden. It has an adjacent shower room with hand basin and a separate toilet.
The property is advertised as a 2 bedroom gite but we offer a third very large south facing bedroom with a king size bed and an additional single bed. This room has its own sitting area and television.
Outside, the property has its own garden with a covered tiled eating area and barbecue. Alongside this garden is a secure walled swimming pool, 5 x 10 metres with additional Roman steps. The swimming pool is for the sole use of the gite occupants. Whilst not overlooked, the pool area has views over the wooded parkland and garden. Guests are free to explore the owners 1.5 hectares of woodland and enjoy the peace and tranquillity of this charming holiday property. There is ample parking space adjacent to the gite.
The gite has central heating and a wood burning stove in the kitchen to supplement out of season lettings. Wooden floors and oak beamed ceilings add to the charm of this property. The kitchen is well equipped for self catering with cooker, large fridge-freezer, microwave, washing machine and dishwasher.
The large sitting room has two separate comfortable seating areas with television, music centre and library, it has frenchdoors at each end leading to the garden and front courtyard.
Each bedroom is equipped with wardrobe, dressing table and quality bed linen and towels. (Please note swimming towels are not provided).
Those wishing to just chill out and relax can enjoy the garden with a book in a deckchair. For the more energetic, there are several grassed areas suitable for badminton, cricket and football (net provided), a boules court or our outdoor table tennis table.
The secure walled pool area is very private, and a veritable sun trap. It is equipped with sunbeds and umbrella.
The immediate countryside around the property is perfect for walkers of all levels. For cyclists there are numerous marked cycle routes. We do have 4 cycles at your disposal.
In the village of Chatignac, a few minutes walk away, is a free tennis court and boules pitch.
At Brossac (5km) there are facilities including, bakery, pharmacy a small supermarket, post office, bank / ATM, restaurants and bar. Of particular interest for families with smaller children there is a swimming lake with sand beach and a leisure centre with indoor pool, spa facilities, squash court and snack bar.
Kitchen and dining room
This light open kitchen (25 square metres) is fully modernised. It has a tiled floor, a wood burning stove, double aspect windows with beautiful views of the parkland and an external door opening onto the side garden.
It is equipped to provide permanent family living accommodation (not just for holiday lets). As such it offers a large fridge-freezer, dishwasher and washing machine. For cooking there is a gas hob and oven as well as a microwave.
Leading directly from the kitchen there is a comfortable sitting room that stretches the full width of the house (30 square metres). It has a beautiful wooden flooring with glazed doors at each end of the room, the front opening onto the courtyard and to the rear opening onto the rear garden and parkland.
The room is effectively divided into 2. One end with television and dvd the other with a comfortable seating area and music centre. Wi-fi is available throughout the gite.
Bedroom 1 - this is the principal bedroom (30 square metres) with original oak floorboards, original oak beamed ceiling, a window with south facing views onto the courtyard. The bedroom has full en suite facilities including a shower room, toilet and hand basin.
Bedroom 2 - leading from the sitting room, this double bedroom (15 square metres) has glazed french double doors opening directly onto the rear garden, it has solid wood flooring and a built-in wardrobe. It has its own toilet and a separate shower room with hand basin.
OPTIONAL Bedroom 3 - this large double bedroom (25 square metres) has a large Charentaise stone fireplace, solid wood flooring, original oak ceiling beams. It has its own sitting area complete with television.
The property has 2 bathrooms.
The first is en suite to the main bedroom and consists of shower, toilet and wash hand basin.
The second is adjacent to the second bedroom and consists of a shower and wash hand basin. A separate toilet is adjacent with a separate wash hand basin.
The property benefits from gas central heating and a wood fired stove in the kitchen. The costs of heating are included from June to August. A charge for heating at cost is applicable in other months.

This spacious property is suitable for couples or families. The option of a third bedroom provides for extended family use.
Whilst not formally suitable for the disabled, it has previously been used by families with disabled relatives.
Sandra and Richard Shorthose, moved to this idylic location on their early retirement. Their priority has been to learn French and successfully integrate with the wider community. Having made numerous improvements to the property the gite was equipped to provide summer accommodation for their family. Over recent years the property has been let out to many satisfied clients.

|Why this location?||We fell in love with this quiet, little known corner of France with green fields and wooded hills and valleys because it reminded us of our Warwickshire roots. This area has one of the sunniest records after the south of France. Clear blue Charente skies are an additional feature of this area. This area gives the opportunity to return to a past time with little traffic, no light pollution and a peace and quiet not experienced in today's busy life. An opportunity for a real family holiday.|

Chatignac, a short walk up the hill gives an insight into life in the Charente. Walking and cycling trails start here. There is also a free tennis court and crazy golf.
Brossac, our nearest small town is home to a free freshwater swimming lake with a sandy beach, club house (with restaurant, indoor pool and health spa). The town also has a small supermarket, butchers, bakery and pharmacy and restaurants.
Chalais, our nearest market town (10km) holds a large street market every monday morning. The town provides all amenities expected in a rural area. A choice of restaurants, supermarkets and local stores. A new health center provides medical cover with the nearest hospital being at Barbezieux.
Aubeterre is a 20 minute drive and is featured holiday village with market square and underground church carved from the rocks. It also provides a swimming beach on the Dronne, canoeing and other adventure sports.
Angouleme is our nearest city with historical references dating back to the marriage of King John. Of particular interest is the Museum of Dinosaurs!
Further afield (less than an hours drive) one can find Cognac (a tour of one of the many producers is a must) and to the south St Emilion.
The coast at La Rochelle or Royan provides an interesting day trip whereas the wonderful city of Bordeaux should not be missed. No need to drive into the city, a park and ride system by tram for your car and family currently costs less than £4.
We are very accessible by car or plane. Time from the ferry varies between 5 and 7 hours. Airports at Bordeaux and Bergerac provide good options for those wishing to fly / drive.
