Maison Loubignac is a charming and spacious 19th Century, traditional Charente farmhouse gite. The property has been fully renovated with modern comforts whilst still retaining its old world, French charm by keeping the original features such as beams, fireplace, oak doors and staircase. The perfect getaway holiday home.

Kitchen and dining

The kitchen diner is fully equipped offering a fridge with a freezer compartment, an electric oven, gas hob, kettle, microwave, dining table with 6 chairs, all cooking utensils, cutlery and crockery.

Washing up liquid and hand soap are provided along with tea towels, sponges, cloths, bin bags, iron and ironing board and cleaning sprays and equipment.

Living rooms

The living room comprises a comfortable 3 seater and a 2 seater leather couch, tv with Sky channels plus dvd player and a cosy log burning stove. There are dvd's, books, games and puzzles available in the property.

Bedrooms

Upstairs in the property are 2 spacious bedrooms.

The front bedroom has one standard double bed, wardrobe, dressing table and bedside cabinets. A hairdryer is located in the bedside cabinet.

The second bedroom has one standard double bed and one single bed, covered clothes hanging rail, chest of drawers and dressing table.

The large hallway landing also has a futon sofa bed so this can be used for extra bed space if needed.

A single Z bed and a travelcot can also be supplied if requested.

The property therefore can sleep up to 7 plus one baby.

Bathrooms

The property has 2 bathrooms.

The downstairs bathroom comprises modern shower, toilet and sink.

The upstairs bathroom comprises a bath with shower, toilet and sink.

One bath towel and one hand towel (one of each per person) plus a bath/shower mats are supplied along with toilet rolls, pump hand soaps and bathroom cleaning liquids.

Heating

In addition to the log-burning stove in the lounge, there are electric wall heaters in each bedroom.

Please note that we provide one complimentary made up and ready to light fire in the log burner and then if more is required (most unlikely in the summer months), additional wood, kindling and paper supplies can be supplied for an additional charge of €20 per stay.

Entertainment

Inside the property are dvds, games, books and puzzles.

An additional tv with a built-in video player can be made available along with a wide selection of children's videos.

Garden and outside

The 2-acre well kept garden offers beautiful views of the surrounding countryside.

Guests can enjoy the above ground pool with seating and sun lounging area, eating in the covered bbq terrace with dining table.

For our younger and young at heart guests we have children's swings, a table tennis table, a football goal plus garden games such as croquet, badminton and boules/pétanque.

Parking and garages

A designated parking space is available on-site in our covered garage area.

Perfect for a 'get away holiday from it all' holiday for 2 couples, friends or a family. Please note that the property has stairs to the bedrooms so may not be suitable for the disabled.

We have a travelcot, a stairgate and a highchair, just let us know in advance if you would like to make use of them.

We also have a smaller toddler pool (4m x 2m) which can be put up if requested.

Our dream of living in France finally came true when my husband Stuart and I moved to France in February 2018 to take over the running of 3 gites in a quiet hamlet in South West France. We love the outdoor lifestyle that rural living has to offer and for us we also now have the perfect jobs in making sure our guests have a happy holiday. Fabulous base for exploring the Charentes area, with 2 lakes and a pretty river on the doorstep offering kayaking, swimming, sunbathing (white sand beach at the Lake), sailing and fishing. Wonderful ancient villages full of history abound. Cycling, horse riding, golf, tennis, walking, sightseeing are available. And for those that love bird watching, 170 species are recorded here!

A comfortable and spacious holiday home with access to a shared pool, pretty covered bbq terrace, sun lounging and an extensive 2 acre garden with fabulous views of the surrounding countryside.

The holiday home includes a wood burner fireplace in the lounge along with tv and dvd player. There is a fully equipped separate kitchen/diner with a microwave and an electric oven and a gas hob. There are 2 modern bathrooms, one downstairs which comes with a shower and one upstairs with a bath/shower. Guests have access to free wi-fi and an on-site parking space.

PLACES TO VISIT

Situated just 9km from the property are the two lakes of the Haute Charente which are perfect for a day out in the sun. These lakes offer beach swimming and picnic areas, canoeing, sailing, horse riding, hiking, fishing and even a tree climbing/zip wire adventure park and equestrian centre. The lakes retain their unspoilt natural beauty while still offering facilities like boat hire, changing areas and somewhere to enjoy food and drink at the lake side restaurant and café.

The region is packed full of history and beauty. From traditional, sleepy villages with wonderful countryside filled with amazing wildlife and slow moving, magical rivers to fascinating meteorite discoveries and amazing culinary delights. The region offers the visitor all sorts of wonders, local music and theatre festivals abound and markets and boot sales are regular.

Another site where fishing is available is only 3 km away on the Vienne River. Golf courses are a plenty too with 10 courses within a 48 km (30 mile) radius.

Cassinomagus Parc Archéologique is another nearby (10km) and unique place to visit and boasts some of the best preserved Roman thermal baths in Europe and offers guided tours (French & English).

Charente is one of the most attractive areas in SW France with its gentle rolling scenery. It is reputed to be the second sunniest area of France (only surpassed by the Cote d’Azur) It is full of wonderful old towns, which are great places to visit on a day out . Such as Confolens with its old bridge straddling on the banks of the River Vienne, Montbron, historic La Rochefoucauld and Ruffec.

The capital Angoulême dates back to the 6th century AD and is a place full of history with its old town walls, magnificent cathedral and winding cobbled streets.

Dotted with châteaux large and small, public and private, well maintained and crumbling. The best known is the large château at La Rochefoucauld, ancestral home of one of Frances best known aristocratic families.
