Set in a small but thriving village and within its own fully enclosed garden, entry to the property is via electric gates where the block-paved driveway offers private parking for 2 vehicles (with further space outside if needed).
The house can accommodate a maximum of 5 adults and a baby (a Mothercare travelcot can be supplied free of charge if required). Fully-equipped with all the creature comforts to enhance your stay; a fully-fitted kitchen with microwave, dishwasher etc leads you into the vaulted roof lounge/diner where entertainment is supplied via a Sony stereo system, dvd player and digital tv including High Definition - we even have some kids toys and boardgames for those moments the children aren't only interested in their iDevices. There is also free high-speed wi-fi internet access available throughout the house.
Step down from the lounge into the large and airy conservatory and breakfast room boasting views across the private swimming pool (which will be heated for the 2017 season) to the covered terrace housing a built-in charcoal bbq, a full size fridge and summer kitchen and seating for 6 people. Combined with the large poolside patio it all makes alfresco dining and long lazy evenings the order of the day!
To the front of the property there is off-road parking for multiple cars and plenty of space within the grounds for ball games so there is plenty to keep the children and adults alike occupied.
Please note there is a £25 pet fee added to the final balance if you are bringing pets.

There is a good sized double bedroom with French windows opening up to views over the private swimming pool. The triple bedroom has one single and one bunk bed and has views to the front garden.
There is a large bathroom with modern bath and shower over. It has hardwood furniture with twin 'his n hers' glass sinks. The toilet is separate.
Winter heating is via electric radiators and woodburner fire. There is a heating fee applied between Nov-March of €6/day (unless you are on a long-term rent rate).
42" HD tv, HD satellite tv (UK), dvd player, Sony cd/MP3/radio stereo system. Various games and toys provided and a library is available for guests to read/exchange books.
The pool is open from 01 May to 30 Sept. and heated from mid-may to mid Sept. only. Outside of these times there is a wonderful tropical water complex at Jonzac that also has a unique, suspended fitness centre.
Large enclosed gardens mainly set to lawn with trees and shrubs. There is a large rear patio area surrounding the private swimming pool (10m x 5m, 2m deep at deepest point). Separate covered terrace and summer kitchen/bbq area.

The property has been inspected by the Charente Maritime Tourist Board and classified "3 Etoiles - 5 Personne" (classification no: 01701017-33919-0031). This guarantees excellent situation and facilities.

The house is located in a small thriving village, so the views from the gardens overlook the fields and other houses.

Your hosts are John & Helen. We brought the property as a holiday home for ourselves after a long search in 2004. Nine years ago we came out for a month to repair the garden walls and do some general decoration and just forgot to go back to the UK. The villagers made us exceptionally welcome, our children were enrolled in the local school and have now spent the majority of their life and schooling in France and have been the driving force behind us remaining here.

|Why this location?||We purchased the property for many reasons including the ease of access (multiple airports, road and TGV rail connections) and its ability to be 'small enough to be homely, but big enough to enjoy'.|
|Unique benefits of property||We lead an active life and the property is ideally suited to that with easy access to all the beaches, forests, cycle paths etc. within the area. However, for those who wish to merely relax and enjoy the peace and quiet, the private grounds and pool are ideal.
** LONG TERM WINTER RATE ** The property is available for long term lets between Nov-Apr for £25/night. The minimum stay at this rate is 28 nights and all prices during this period are PLUS BILLS (electricity, water, internet, phone). Shorter stays are available during this period by contacting us directly to request - these are at the standard non-seasonal rate of £310 per week and include bills (min 7 nights stay).
Chez les Roux is close to many beautiful beaches along the coast and the islands just off-shore. All boast long stretches of clean, soft sand and as many are protected under the Conservertoire du Littoral (the society to protect the coastline), the scenery is unspoilt and quite beautiful. There are beaches to suit all tastes, from surfers’ paradise to family friendly. The closest beach is Meschers which is approx. 40 mins drive, a few minutes more brings you to St. Georges de Didonne then on to Royan and the Cote Sauvage.
Our local tow has a magnificent Chateau facade which is used as the local administrative offices, however, if you love noseying around a château, then here are couple to choose from: Château de la Rochecourbon: known as Sleeping Beauty's castle after being found by French writer Pierre Loti abandoned and overgrown. In Saint-Porchaire, today you can take a guided tour of the ornately decorated interior, and see the award-winning formal French-style gardens. For children, there is an area of old-fashioned games such as ‘Indian Top’. Château de Crazannes: a 14th century château built on the site of an 11th century fortress – you can still see the chapel and castle keep – and whose illustrious guests have included the Black Prince and King François I of France. As well as the fairytale turrets and elaborately carved entrance, inside it is luxuriously decorated and furnished.
About an hours drive from us are the islands of Oleron, Aix and Ré. Oléron is the largest French island of the Atlantic coast. The island has been connected to the mainland by a road bridge which was the longest bridge in France at the time of construction. It has been toll-free since 1991. With many beautiful beaches and unspoilt forests its a centre for watersports with sailing, surfing, windsurfing and kayak/canoeing all well established on the island (remember, in French, a canoe is a kayak and a kayak is a canoe!). You can also visit the wonderful lighthouse at the far end of the island, play golf, tennis or indulge at the spa. Île-d'Aix is located at the mouth of the Charente River, between l'Ile d'Oléron and the coast of mainland France. Access to the island is provided by a ferry that leaves several times a day year round from Fouras just east of the island, or from La Rochelle, and Oléron, during the summer months. Cars are prohibited on the island so why not take your bikes for the day and explore? Horse-drawn carriages can be rented during the summer season to circle the island. The most northerly island is Ré and is accessed via a toll bridge at La Rochelle. L’île de Ré is known as the 'French Hamptons' and is where the French glitterati spend their summers. Among others, past and present, Jean Monnet, the father of European Unity, singers Charles Aznavour and Claude Nougaro, actors Bernard Giraudeau and Claude Rich, actress Carole Bouquet, writer Philippe Sollers and Princess Caroline of Monaco. Lionel Jospin, who was Prime Minister of France from 1997 to 2002, retired on the island after his withdrawal from political life. Johnny Depp has also been spotted there. Oysters and fresh fish are always available. There is also a tradition in which the fishermen, upon returning from the sea, sell a small quantity of their catch directly on the quays, enabling them to buy a drink. Markets are open on a daily basis in the main towns.
We are well placed for many famous wine regions, Médoc - home to the greatest Bordeaux wines, Saint-Emilion, Fronsac, Côtes de Castillon and Côtes de Francs. Heading further south we find Graves and white Bordeaux varieties. Cognac and Jarnac, home to the huge French Cognac industry are a 30 minute drive away with all the major houses offering tours.
We are located within easy reach of the world famous wine regions of Bordeaux, Margaux, Pauillac and St Emillion as well as the wonderful town of Cognac where Courvoisier, Martell, Remy Martin and Hein will welcome you for a visit and tasting; family attractions such as Futuroscope and The Valley of the Monkeys at Poitiers and the world famous "Dune du Pilat" (the largest sand dune in Europe). There are 11 golf courses within easy reach (with the closest being 11 miles away) making Chez les Roux an excellent base for your golfing holiday. For the more adventurous visitors (and weather permitting), we can even arrange for a tour of the area in a light aircraft, jet turbine helicopter or a ride in a hot air balloon. What better way to see the local area than from the air?
