Located in the South West of France, the property is a superb barn conversion providing spacious accommodation for up to 15 guests (including babies and toddlers). The garden consists of flat lawn, terrace and a private 10 metre heated swimming pool with Roman steps. The house is situated in a quiet hamlet surrounded by vineyards.
On the ground floor there is a large dining room with tables and seating for 14 people, toilet, spacious living room with comfortable seating and large tv, fully equipped kitchen with dining area. Wi-fi is available throughout the property.
On the first floor there is a mezzanine area, leading to 3 large double bedrooms with en suite bathrooms and 2 single beds, 2 twin rooms, 2 single rooms and a large family bathroom. 2 x cots and one travel cot.
The barn is located in the Charente Maritime region. It is in a small hamlet just one mile from the town of Brizambourg where there is a supermarket, boulangerie, pharmacy, tabac, bar and restaurant. Saintes, Cognac and St Jean d’Angely are all approximately a 15 minute drive away and the sandy beaches of the Atlantic coast are less than an hour away.
The Charente Maritime benefits from a micro climate that makes it one of the sunniest parts of France.
The large kitchen is fully equipped with dishwasher, washing machine, fridge-freezer, microwave and a large SMEG cooker. There is a kitchen table that seats 6/8 people.
The dining room has a long oak table seating up to 14 people.
The large lounge has a full height ceiling, large arch window and a traditional stone fireplace with wood burning stove. There are comfortable sofas and armchairs and a large tv (with Sky Freeview).
On the first floor there is a mezzanine area with pool table and the following bedrooms.

As well as the swimming pool there is a table tennis table and pool table.
The garden is flat with a grassy area, mature shrubs, herbs and a shaded area for al fresco dining. There is a brick built bbq, tables, chairs and sun loungers.
The private 10m pool is heated, with Roman steps at the shallow end and is open from May – September. The pool is fully fenced and has a security alarm.
There is ample parking on private land by the side of the house and at the end of the garden.
The property is ideal for large family groups and is well equipped for children.
Linen and towels are included in the price, but please bring your own beach/swimming towels.
Cots, highchairs, stairgates, bicycles and pool toys are all available.

The house is owned by James Bell & his in-laws Sue & John Culligan. James lives in the UK & Sue & John live in France and manage the property.<br/><br/>John was the architect for the original barn conversion 12 years ago so when it came on the market in 2016 the family leaped at the the chance to buy it.<br/><br/>James Bell/Sue Culligan purchased this house in 2017.

|Why this location?||James stayed at the property with his family a couple of times when it still belonged to the previous owners and fell in love with it and the area.
It is a peaceful area of France with a gentle landscape and spectacular skies.

The garden and pool area provide a mix of sun and shade throughout the day and the quiet lanes are perfect for walking and cycling.
The town of Brizambourg is just a 15 minute walk away, where there is a bar/restaurant, supermarket, boulangerie and small food market every Wednesday and Saturday.

Beautiful immaculate house and garden, we had the most amazing time, perfect for all 6 adults and 6 kids!! Kitted out with everything you need from stair gates to cots, high chairs and blinds on all velux windows which is a must :) Village setting was lovely, very quiet, just houses and a distillery and perhaps a bit too far to walk to a shop with 4 yr old but if in a pram, trailer or bike it's fine. We just sent the dads out in the morning to get the fresh croissants from nearby village! Also there's a big supermarket a short drive away so we stocked up regularly. As for family things to do nearby we just chilled and enjoyed the pool but did try miniature boats and fun fair at St Savinien and it was a brilliant day out, only 20 mins drive ish. Would recommend this house for a relaxing holiday to anyone.
We stayed at the Barn as a large family group and had a lovely holiday!
The Barn is a very pretty property set in a very small hamlet. It is managed by Sue and Culli who live next door and who were at the property to meet us on arrival. Culli also popped round every morning to manage the pool and so we always felt someone was nearby should we have needed anything. They also provided us with some brilliant information about sights and activities nearby.
A car is essential if you are staying here. You really do feel as though you are away from
it all! Even the nearest Boulangerie is a good walk away. There are bikes at the property, however, which we did make use of.
If you can tear yourself away from the fantastic pool, there are lots of things to do within a relatively easy driving distance. We loved our visits to Cognac and Saintes. There are also other very pretty towns nearby such as Saint-Savinien sur Charente, which is especially worth visiting for a ride on the miniature boats on the lake, which our children really loved. We also enjoyed the high ropes adventure at Abbaye de Fontduce.
The Barn itself is very large and brilliantly well equipped. Our group of 12 never felt crowded. And there is plenty of space to eat together both inside and out.
All in all a great property for a relaxing holiday by the pool away from it all.
We stayed for a week in July in The Barn at Bercloux and thoroughly enjoyed our stay.
The accomodation was very spacious for two of us with a large, well equipped kitchen and a choice of comfortable en-suite bedrooms. The garden and terrace are peacful and the private pool was a lifesaver. The local area is very rural and agricultural. We cycled for miles on quiet country lanes through fields of sunflowers.
The local towns of Saintes, St Jean and Cognac provide all the amenities you need as well as some culture and lovely restaurants.
We had a great time and would recommend for families, groups of friends or, like us, a couple looking for some spacious peace and quiet.
On arrival we found that the property was accurately described and ready for immediate occupation - everything was spotlessly clean. The Barn is well equipped in all respects: games and DVDs for all ages, Sky T.V. (with English channels), a fully equipped kitchen with enough crockery/glassware/cutlery for the maximum number of people it can accommodate and cots are available for babies. With the fine weather that my party enjoyed, the swimming pool was a bonus!
Our dealings with the property owners, initially by email and then in person after arrival, were straight-forward and friendly - good customer service was provided before, during, and after our rental period. We have no hesitation in recommending the property to anyone who needs to rent a property suitable for large parties.
