It has been renovated to a very high standard with modern up to date equipment throughout, whilst retaining its traditional charm and character with the lovely pale cream Charentais stone construction.
It is situated in a small hamlet and overlooks the vines, sunflower fields and open countryside. Although rural this property is around 10 minutes drive away from main transport routes, supermarkets and rail links.
If you are seeking the peace and tranquillity of the French countryside, but with the option of exploring the nearby towns of Royan, Cognac and La Rochelle then this property will be ideal for you.
The large kitchen is fully equipped with all modern amenities including American-style fridge-freezer with water dispenser, washing machine, tumble dryer, dishwasher microwave, oven and electric hob.
There is a choice of either a small dining area in the kitchen, or a separate dining area with large table. There is also a bbq area to the rear of the property near the pool.
The cosy living area has a stone built fireplace with electric fire. It is furnished with a large L-shaped leather sofa and comfy armchair.
The cottage is fitted with Freesat, an LCD tv and dvd player.
The front window and doors open up onto a small balcony with breathtaking views out onto fields of vineyards and sunflowers.
This property benefits from 2 good size bedrooms.
The first bedroom is equipped with a double bed.
The second bedroom is equipped with 2 single beds.
Both bedrooms benefit from in-built wardrobes, a fan, and have protective mesh fitted on the windows to keep flies and mosquitos out. This allows the windows to be kept open during the summer to keep the rooms cool.
The bathroom is fitted with a walk-in shower enclosure complete with power shower. There is a flush toilet and sink with mirror and shaver point. There is also a heated towel rail.
Please note this property is not fitted with a bath.
The cottage has an electric fire in the living room and electric heaters in bathroom, kitchen and both bedrooms.
There is an LCD tv located in the living room which is equipped with Freesat and a dvd player.
There is a cd player in the kitchen which can be used in the bbq area outside.
There is a charcoal bbq to the rear of the property along with 4 sunloungers.

This property is ideal for couples and small families. We would advise against families with children under 4 due to the close proximity of the swimming pool to the rear door.

|Why this location?||We purchased this old property which is close to family who had moved out to live here in 1998. The property was uninhabitable and we renovated it over a period of 5 years to a high standard.|

The coastal village is a 30 minute drive. It is one of the most picturesque places in the area with narrow winding streets and set at the edge of the Gironde estuary.
Royan is a coastal resort approximately 30 minutes drive away. It has hundreds of places to shop, eat and drink and benefits from a large promenade and beaches with golden sands. The large harbour offers boat trips all year round.
One of the largest zoos in Europe, La Palmyre is a must-visit and is a fascinating day out for families. There are also beautiful golden sand beaches nearby.
The location of this cottage makes it quite special set in a lovely quiet hamlet, the views from the lounge are wonderful and vines growing opposite. There is an excellent shop in the nearby village selling a wide selection of goods. Pons nearby also has many shops, restaurants and supermarkets so no long drive for provisions. The coast is also nearby - our favourite beach is at Saintes-Georges-de-Dinnone and would recommend Cardinal des Mers restaurant – located on the headland with great views of the sea and Royan. We found the cottage to be very comfortable and well equipped with all you would need for a self-catering holiday. There are lots of lovely decorations and personal touches that make the cottage feel it is a very much-loved home. For us having your own private pool when temperatures hit 30c + is a very welcome addition. Families with children though would need to take care, as direct access to the pool can be gained from the back and front door. I'm sure the owner would be able to advise on this before booking if an alarm is fitted etc. If you have active children who enjoy running around, playing football, cricket and netball (like we did) there is no large area at the property to do this type of activity. Although there is no wifi at the cottage please do not be put off. If your phone provider as 4G coverage at the cottage (EE does) you can purchase data and use your mobile as a wifi hotspot. We did and we obtained very good coverage this way.

The pool is close to the back door of the cottage which is why in my advert I do not recommend the property for children under 4 years of age
Beautiful, well equipped Gite in a fabulous setting with private pool. Close to small local towns but only 10 mins from Pons and about 30 mins from Cognac. Nearest beach is at Royan approx 30 mins but a little further are some amazing beaches on the Atlantic coast. The pool and terrace area are great for a lazy relaxing day. Angela is a great owner who responds promptly to any queries.
A beautiful gite in the countryside outside of St Palais de Phiolin, with lovely views over the vineyards. Lovely pool (which we needed all day every day, as it was 30+ degrees when we were there), and patio area, which is private to the property but can be seen from the road and neighbouring gite. Lovely facilities in the gite (though we did miss any air conditioning in the heat) and plenty of equipment: huge fridge/freezer, wash machine, dishwasher, plenty of cutlery and crockery.
There is a fairly well stocked shop in Champignolles (sp?) a few miles down the road, otherwise the nearest town for shopping is Pons, about 15-20 minutes drive away (a beautiful town, well worth a day trip, by the way). Royanne and its beaches are an hour's drive away.
Angela, the owner, was really helpful and friendly and, though geographically remote, had local people who could deal with any issues (though we actually didn't need any help!
Word of advice... look in the coffee table for the information pack (we found it on our last day there) and take some DVDs, as not sure the Sky TV was working ;-)

We spent a week at the property after touring through Belgium and Northern France and found it just what we needed. The location is very peaceful being in a rural setting opposite a vinyard and fields of sunflowers. The property was well maintained and very clean with excellent facilities but the thing that made it was the private pool which we used everyday. Though the property is in a quiet location it is within a short distance to Pons and the costal town of Royan. I would recommend this property for anyone wanting a relaxing break.
