It has been renovated to a very high standard with modern up to date equipment throughout, whilst retaining its traditional charm and character with the lovely pale cream Charentais stone construction.

It is situated in a small hamlet and overlooks the vines, sunflower fields and open countryside. Although rural this property is around 10 minutes drive away from main transport routes, supermarkets and rail links.

If you are seeking the peace and tranquillity of the French countryside, but with the option of exploring the nearby towns of Royan, Cognac and La Rochelle then this property will be ideal for you.

The large kitchen is fully equipped with all modern amenities including American-style fridge-freezer with water dispenser, washing machine, tumble dryer, dishwasher microwave, oven and electric hob.

There is a choice of either a small dining area in the kitchen, or a separate dining area with large table. There is also a bbq area to the rear of the property near the pool.

Living rooms

The cosy living area has a stone built fireplace with electric fire. It is furnished with a large L-shaped leather sofa and comfy armchair.

The cottage is fitted with Freesat, an LCD tv and dvd player.

The front window and doors open up onto a small balcony with breathtaking views out onto fields of vineyards and sunflowers.

Bedrooms

This property benefits from 2 good size bedrooms.

The first bedroom is equipped with a double bed.

The second bedroom is equipped with 2 single beds.

Both bedrooms benefit from in-built wardrobes, a fan, and have protective mesh fitted on the windows to keep flies and mosquitos out. This allows the windows to be kept open during the summer to keep the rooms cool.

Bathrooms

The bathroom is fitted with a walk-in shower enclosure complete with power shower. There is a flush toilet and sink with mirror and shaver point. There is also a heated towel rail.

Please note this property is not fitted with a bath.

The cottage has an electric fire in the living room and electric heaters in bathroom, kitchen and both bedrooms.

There is an LCD tv located in the living room which is equipped with Freesat and a dvd player.

Why this location? We purchased this old property which is close to family who had moved out to live here in 1998. The property was uninhabitable and we renovated it over a period of 5 years to a high standard.

The coastal village is a 30 minute drive. It is one of the most picturesque places in the area with narrow winding streets and set at the edge of the Gironde estuary.

Royan

Royan is a coastal resort approximately 30 minutes drive away. It has hundreds of places to shop, eat and drink and benefits from a large promenade and beaches with golden sands. The large harbour offers boat trips all year round.

La Palmyre Zoo

One of the largest zoos in Europe, La Palmyre is a must-visit and is a fascinating day out for families. There are also beautiful golden sand beaches nearby.
