Charming Stone Cottage and Attached Converted Barn. This villa is in a rural setting.

PalmTree Villa is a charming 2 bedroom Charentaise style cottage which is connected via a ground floor internal door to a recently converted 2 bedroom barn. Each half of the villa is a self contained unit so you will find 2 modern kitchens, 2 shower rooms (one on the ground floor), 2 sitting and dining areas etc. This can be configured to suit your needs. The main cottage has 2 twin beds, the barn has a mezzanine king size bed and a small room containing 2 full size bunks.

The Villa is situated in our tranquil village in the heart of the vineyards and sunflowers of southwest France. Perfect for a family holiday with exclusive use of the pool.

The windows look out over a lovely wisteria covered terrace with it's own private garden. This is right next door to the off-road parking area and orchard, large garden, allotment and play garden with views over the French countryside beyond. We have a basketball net, table tennis, a 4 metre in ground trampoline (just 1 foot high) and archery for the kids.

We hope you like peace and quiet as you won't hear much other than wildlife at night and won't see anything other than stars as the mayor turns off all the street lights at 11pm. The stars on a clear night are quite spectacular.

We have a large not overlooked in-ground heated swimming pool for your exclusive use, one of the largest in the area at 12 metres by 6 with a depth throughout of 1.2 metres. This is surrounded by large terraces and lawns as well as pretty flower beds and vines. Large parasols and sunloungers complete the poolside holiday feel.

You will have the freedom to use the pool whenever you wish. It is secured with high fencing and toddler proof gates, plus an alarm is used when small children are in residence.

Whilst this spot is lovely, we would recommend that you explore the area which will require a car. There are options around if you want to hire locally but an internet search will probably find you the best option to suit especially from the airports.

St Martin de Juillers is an ideal base set in the most beautiful rolling countryside. We are within easy travel distance of many local attractions. The Coast is less than an hour away with many beautiful beaches and resorts. Cognac is 30 minutes, Saintes is 25 minutes, St Jean d'Angely is 15 minutes. All are gorgeous towns with French markets and lovely architecture, churches, riverside walks and shopping opportunities.

La Rochelle is an hour away. Not only is it our nearest airport but the town and harbour are beautiful. Talmont and Meschers are among our favourite places to visit and a boat trip around Fort Boyard is lovely. Bordeaux is well worth a day trip. Use the park and ride tram system, it's clean, modern and fab.

We are an ideal base for exploring on foot, bike, and by car. So you can be as active or restful as you like. Plus in the summer you go home with a great tan.

Open plan kitchen for convivial living. The Villa can be configured to your needs including placing all the dining and cooking facilities into one area, leaving a large salon for larger groups.

All mod-cons including microwave, gas oven and hob, large fridge-freezer, washing machine, tumble-drier and dishwasher.

Living rooms

Traditional Charentaise stone walls can be seen throughout the cottage as well as exposed oak beams and tiled floors.
The salon is charming and cool for those hot summer days. The windows overlook the garden towards the sunflower/corn fields.
Comfortable sitting areas with large tvs and comfy sofas.

Bedrooms

Four bedrooms: 2 twins, Kingsize and bunk-room.
Simple shelves and hanging space and plenty of storage.
Lovely views from bed over the fields.

Bathrooms

Two shower-rooms and loos. One on the ground floor and the other on the first floor.

Heating

A log burner in the main salon and electric heating. The stone walls and insulation ensure cool spaces in the heat of the summer.

Entertainment

Wi-fi broadband internet, ps3/dvd player, boardgames, books, English satellite tv.

Garden and outside

For the more active guests we offer table tennis, large in-ground trampoline (4m), basketball, safe archery, badminton, volleyball and swimming.

Private entrance. Outside the Villa is a patio with bbq and seating/eating area leading to our orchard and field/play area. Ideal for playing ball games and having picnics or sipping a glass of wine in the shade of the trees.

Through the gate is our swimming pool which, at 12m by 6m is one of the largest in the area, has a depth throughout of 1.2m. with loungersand large parasols. It is un-overlooked and has large terraces, lawns, vines and flower beds.

Visitor suitability

No pets, other than for winter lets, and strictly no smoking inside the villa.
No special disabled facilities at the moment.
Lots of walks, cycling, wine tasting, concerts, golf and places to visit nearby. Ideal for people looking for a quiet location to either relax or discover this part of France. Perfect for a family or couple's romantic getaway.

The owners, Mark and Elaine, live next door and are able to help with any questions, advice or problems.
An internationally renowned artisan vinegar maker is in the village. One of only six in France he is happy to show guests round his little factory.
Bed-linen will be provided free for summer guests. A discount is available to guests who bring their own bed-linen. Towels are also available at 5 euros a bundle.

We moved with our family and bought the large house to rent out on the edge of a quiet village. Open all year round, we cater for holidaymakers and those touring the area to find a new home. We can split the house into 2 delightful cottages out of summer season for the romantic getaway or a month of relaxation .

Why this location? Lovely French countryside and (usually) better weather than the UK. A great location for our family activities, but also peaceful.
