Arvert is a quiet village community just inland from the mouth of the vast Gironde estuary which brings the rivers Dordogne and Garonne to the sea.. It is a popular spot with holiday makers, ideally located near to other pretty towns and villages with excellent facilities for bike hire, water sports, cycling and walking, to name but a few activities. For those looking for something more demanding, there is an adventure centre in the nearby forest at La Fouasse.
Arvert has a small weekly market, several family restaurants and a number of popular supermarkets. Most of the nearby towns and villages also have markets so there is one to visit somewhere every day of the week for those so inclined! The Sunday market at nearby La Palmyre is quite special.The seaside town of Royan has an enormous covered food market, especially worth a visit for gourmets, plus elegant restaurants. There is a beautiful and challenging golf course located between Arvert and Royan and is also well known for excellent Sunday lunches in the Clubhouse and raised patio for dining al fresco. Horse riding is available in the nearby village of Les Mathes and also at stables adjacent to the golf course.
Wine growing is a powerful feature of the area with a number of local vineyards and produce to sample. There is a car ferry service from Royan across the Gironde to the famous 'south bank' Medoc wine growing area where the famous Bordeaux wines are produced.
Le Fief d'Arve is about 170 years old. It is a classical old 'Charentaise' farmhouse property standing alone in lovely countryside and located close to the Atlantic coast with a good choice of beaches in easy reach by car or bicycle. The house is situated in a tranquil and very private rural setting with the small town of Arvert about 1 kilometre away.
The property provides very comfortable and spacious accommodation for up to 4 adults and 4 children - and is ideal for 2 families holidaying together. The house is well equipped with 3 bath / shower rooms - one being en suite. It has oil fired central heating and 2 wood burning stoves with hot water provided by an automatic heated system. There is wi-fi which runs at a good speed to which lap tops and phones can be paired.
Outside, behind iron gates, walls and tall hedges, there is a large private well kept garden with mature trees and lawns, large 11 x 5 metre heated pool with safety cover complying with current legislation for child safety, and a large patio area with a kitchen garden including a covered dining area with garden table and chairs, and built in charcoal bbq. There are sun loungers for guests' use around the pool.
There is parking for 3 cars behind gates which can be locked.
The farmhouse kitchen is large with a fireplace, a profusion of oak beams and pine kitchen units and worktop space. It is well equipped with double oven, microwave, built in fridge-freezer, double sink, and dishwasher.
The kitchen acts as the family dining area if eating indoors. There is a large rectangular old pine table and seating for 8 people. The flooring is 'Travertine' natural stone floor tiles which is a feature throughout the ground floor of the property.
At the rear of the house there is a utility room with units, sink and a second fridge-freezer plus a washing machine.
The lounge adjoins the kitchen. It is very spacious and attractive as well as being very comfortable, with an original large central oak beam and exposed roof beams. A further classical feature is the old stone fireplace and a cathedral style ceiling. Some of the walls have been taken back to the original stone.
There are 3 settees and 2 single armchairs together with other items of furniture. There is a large flat screen tv, wi-fi broadband, dvd player for relaxing or childrens' entertainment. Sky 'Freeview' tv is provided together with Now tv providing 'Sky Cinema' facilities. On the mezzanine there is a small library area with books and games for all age groups.
The house has 4 bedrooms. The master bedroom has a king sized bed and an en suite shower room with wc. There is another smaller double bedroom with a standard double bed. Across the corridor is a family shower room with wc. Additionally there are 2 further small bedrooms each with 2 single beds and Velux roof windows. These rooms have a restricted height for part of the rooms as they are under the sloping roof. For this reason we consider that they are only suitable for occupation by children up to 14 years of age.
There are polished pine floors and rugs in the main bedrooms whilst the two childrens' rooms are carpeted. All rooms have beamed ceilings.
Each main bedroom has a window which is set low due to the design of the house. There are safety bars set in the walls outside the windows.
The property enjoys 3 bathroom/shower room facilities all with wcs. The main bathroom is located on the ground floor with bath incorporating a thermostatic shower, wash basin and wc. Upstairs there is an en suite shower room with wc off the master bedroom and a separate family shower room and wc off the upstairs landing. Both are equipped with shower cubicles with thermostatic showers and wash basins with tiled marble floors.
The house has oil fired central heating with cast iron radiators fuelled by an oil tank located underground in the garden. In addition there are 2 log burning stoves located in the kitchen and lounge along with an adequate supply of logs in the log store in the garden.
Hot water is provided by a 250 litre high pressure water storage tank located inside the house heated by night time electricity.

Swimming Pool. 11m x 5m open heated swimming pool with a minimum / maximum depth of 1m / 2m. The pool has an electrically operated safety cover when not in use which complies fully with current French legislation for private swimming pools.

My husband and I just adore France. We started visiting France camping and then in a caravan. Eventually we decided we loved it and purchased a large derelict old farmhouse just outside the little village of Arvert and lovingly restored it. This was over 20 years ago. We have had happy family holidays every year since then. The house is a classical Charente style dwelling about 170 years old. We love letting the property in June, July and August as it is too hot for us then!

|Why this location?||The Charente Maritime Department has wonderful gentle countryside and magnificent beaches. Arvert is a is located near to coast at the mouth of the Gironde estuary. It has much to offer holiday makers and a lot of history. It is near to the Bordeaux wine region with tours of the Medoc near to hand. It has excellent facilities for shopping, medical needs and wonderful countryside for gentle walking. For those with more sophisticated tastes there is the busy coastal town of Royan a few kilometres to the south with elegant its restaurants and boulevards. There is an abundance of chateaux and 12th century churches to visit on (rare) wet days! The Charente is famous for it's hours of sunshine, second only to the Cote d'Azur and much more accessible|
|Unique benefits of property||A lovely detached farmhouse with 4 bedrooms in a tranquil setting standing in its own grounds with farmland all around but close to the village. It has a lovely private garden and patio with a large heated swimming pool for the sole enjoyment of guests. Inside under the oak beams there is a large farmhouse kitchen with all facilities, an even larger open plan lounge, utility room and bathroom. Upstairs are the large master bedroom with en suite shower room, a smaller double bedroom, family bathroom and 2 smaller bedrooms for the children under the sloping roof.|
Beautiful beach reached by a decent walk through the sand dunes. Great for swimming and surfing but can be dangerous at times!
