Lovely Cottage Set in 14 Acres with Tranquil River . This cottage/gite is in a rural setting.

Watermill Cottage is a delightful well equipped 4 bedroom holiday home, in a beautiful rural setting. Uniquely situated in its own 14 acres where the Berlande River gently meanders through the river valley, water meadows and surrounded by fields of sunflowers. The Cottage whilst attached is totally private to the owner's residence which was the watermill and dates back to 1723. The Cottage has its own private terrace/patio wrapping around 2 sides, equipped perfectly for al fresco dining and or relaxing on the loungers after a day’s adventure exploring and sampling the many delights this region has to offer. Alternatively why not put on your jelly sandals and cool off in the river pools or relax in the shade by the river. We are a 6km drive from the market town of Melle which has 2 supermarkets, a Friday market, several restaurants, plus chemist, hairdressers, butchers, vets etc. The opposite direct 3km drive takes you to Brioux sur Butonne, again a supermarket, weekly market and restaurants and most other things you may need. We have excellent road links to many of the major cities of the region, Bordeaux, Cognac, Poitiers and Niort. The Atlantic beaches of Royan, Ile d Oleron, Ile d Re and the chic and vibrant town of La Rochelle where you can be sipping a glass of wine watching the boats in the harbour, Futuroscope park at Poitiers and the chocolate factory at Angouleme or take a kayak or canoe down the Charente these and more are all a pleasant hour’s drive away. The Cottage layout is, ground floor level has lounge, kitchen and dining, first floor 1 double bedroom and 1 bedroom with bunk beds and a shower room, second floor a further 2 double bedrooms and a bathroom. Perfect for 2 families sharing or why not enjoy a holiday with the whole family and include the grandparents. If children are not your bag come and enjoy with a group of friends.

Good sized modern well equipped dining kitchen includes, oven, 5 ring gas hob, microwave, fridge-freezer, dishwasher and washing machine. It has sufficient crockery, cutlery and glassware etc. for your selves and any guests who may call on you. Dining table and chairs.

Four bedrooms on 2 floors. All beds have very good mattresses and are well furnished with everything you will need.

Bed 1: spacious bedroom with king size bed. Option of a child's single put up bed if requested.
Bed 2: 4ft 6 double bed, suitable for 2 children sharing.
Bed 3: Spacious bedroom with king size bed. Option again of a put up bed if requested.
Bed 4: Bunk beds, again suitable for 2 children sharing. PLEASE NOTE: this is a through room without a door.


There is a bathroom on both landings. We have a water softener.

Garden and outside

The Cottage has a private terrace on 2 sides with outside lighting to enjoy the evening al fresco. It has a pergola over the outside dining area and is equipped with a barbecue, loungers, recliners, cushions and parasols etc.

Guests can access and enjoy all the 14 acres site of river and its valley and fields.

There is sufficient on-site safe parking for 4 plus cars.

There is no wheelchair access and no downstairs sleeping areas.

Hi we are Anna, Nick and Bob the dog. Having already built a new barn to live in plus renovated and extended an old rectory which we enjoyed living in for 7 years, being young at heart we were ready for a new adventure. Longing for a warmer climate, we set off along the many highways of France looking for that certain something. Coming across Moulin De Charzay a 300 year old ruined water mill we knew we had found our perfect rural idle.

Why this location? Situated a little over an hour from the Atlantic Coast with it's lovely beaches, La Rochelle and near by island of Ile de Re and less than an hour from Futuroscope and Poitiers, guests are offered a diverse range of holiday activities which can include Roman Amphitheatres and ancient burial grounds.

Cognac approx. 45 minutes drive, with good Cognac and wine tours. Many vibrant cities within 1 hour's drive and under, Bordeaux, Niort, Poitiers, great shopping, restaurants for all budgets as well as architecture and culture.

Aire de Rejallent (25 mins away) on the Charente is a great place to enjoy the day, whether its full on with activities such as swimming, canoes and kayaking, cycling or horse riding or relax and enjoy a picnic or bbq in the scenic setting among the grassy islands and bridges. The popular restaurants offer al fresco dining with views over the river. Kids will love the play areas and the ducks will be thankful for a morsel or 2 of bread.
