Rose Barn is a pretty barn conversion nestled amongst the vineyards of the Anjou region of the Loire Valley. The area offers a wide range of things to see and do.
The characterful barn is well equipped and offers all you could need for a relaxing self catering holiday. It has access to a heated outdoor pool and beautiful gardens. Downstairs is open plan with a newly fitted kitchen, dining and sitting area with logburner for the colder days and on the first floor are 2 beautiful bedrooms
Downstairs comprises of a large open plan sociable room with kitchen, dining and seating areas.
The kitchen was newly fitted in 2019 with white shaker style units and solid wood work tops. The kitchen is very well equipped for all your self catering needs including an electric oven/grill, 4 ring gas hob, larder fridge with ice box, microwave and slimline dishwasher. There is also a coffee-machine and toaster. There is an additional fridge-freezer located at the end of the garden which guests are welcome to use.
The dining area has an oak dining table and chairs which can seat up to 6 people.
The sitting area can accommodate 5 people and has a comfy 2 seater sofa as well as 3 wicker chairs with cushions. There are a selection of occasional tables as well as an oak tv unit.
On the first floor there are 2 luxurious and characterful large bedrooms with oak beams, wooden floors and stone walls.
The master bedroom, with its grey and yellow theme, has a wrought iron king size bed and vanity unit with sink. In addition there are 2 bedside tables with reading lights, mirrored wardrobe and large chest of drawers. This bedroom has the capacity to take an additional occasional use bed or travel cot if required.
Bedroom 2 sleeps 3 people in a single divan bed and cream metal double. There are 2 bedside tables with reading lights and a wardrobe with 2 small drawers.
Bath robes and a hair dryer are provided for guests use.
On the first floor there is a shower room with shower cubicle and washbasin with mirror above. Adjacent is a separate toilet with its own small washbasin.
There are electric storage heaters in all rooms.
Downstairs there is a lovely woodburner ideal for the chilly evenings with an initial supply of wood provided (additional wood available for a small charge).
For the warmer summer months a number of pedestal fans are provided.
Rose Barn has French terrestrial television as well as British freesat television and Netflix. There is also a dvd player with a selection of English and French dvds for all ages. Wi-fi is available in Rose Barn, however please be aware that as the property is in a rural area the signal strength cannot be guaranteed. An internet radio will allow you to listen to all your favourite radio stations.
A selection of games and colouring things are provided for both the adults and children as well as a selection of English novels and local interest books.
At the end of the garden is the "hanger". This is an outdoor entertaining space with bbq, dining table and seating. There is also a large fridge-freezer for guests use.
Located in the hanger are a number of outdoor games including table tennis, soft archery, darts, boule and badminton. In addition there are a limited supply of pool toys.
There are beautiful and tranquil gardens for the use of Rose Barn. The garden is very private and not overlooked. It is mainly laid to lawn with a selection of fruit trees and flowering plants especially roses which are renowned in this area. The Barn also has its own herb garden for guests to use. Set within the gardens is a lovely heated swimming pool (10mx5m) which is open from Easter to the end of October (weather dependant) with sunloungers and parasols. There are a number tables and chairs around the gardens which make the most of the sun and shade.
There is a covered car port adjacent to Rose Barn with parking for 2 cars. There is additional parking in front of the car port/Rose Barn.
The living area is all on one level (1 step from car port into property), however, the bedrooms are on the first floor accessed by an open tread wooden staircase with 15 stairs and handrail.
The garden is easily accessible and whilst the pool has 3 steps into the water there is no handrail.
Rose Barn accepts children of all ages. Dependent on the age, a highchair, babybath, travelcot, stairgate and potty are available for use at your own risk. Please be aware that there is an unfenced seasonal pond and ornamental farm machinery located in the garden. The swimming pool is not fenced but does have an alarm ensuring it complies with French legislation. It is essential that all children under 16 are supervised by an adult at all times.
Rose Barn accepts pets. Whilst the perimeter is fenced we cannot guarantee that it is escape proof. Bowls, bed, towels and treats are provided.
Rose Barn is a non smoking property.
Whilst there is no washing machine in Rose Barn, guests are welcome to utilise the washing machine in the laundry room located in the owners residence across the courtyard on request. An external washing line and internal clothes airer are provided.
A number of adult bicycles are available for guest use. However this is at your own risk and you are liable for the cost of any repair or replacement where necessary.
Electric vehicles - electric vehicle charging is allowed (through a conventional wall socket only) at a cost of £10 per day.
John and Elizabeth moved to France in October 2018 and spent 6 months renovating Rose Barn before opening to guests in May 2019. They look forward to welcoming you to their beautiful property and share all that the region has to offer and ultimately strive to ensure that guests have the best stay possible. John and Elizabeth are keen on the outdoor's and Elizabeth's love of flowers and plants is evident in the beautiful gardens which attract a wide range of birds and wildlife.

|Why this location?||The Loire Valley is a beautiful region of France which offers a wide range of benefits:
Being south of the river the weather is lovely for most of the year and does not suffer the excessive summer temperatures that you experience further south.
The property is accessible from most parts of the UK within a days drive and there are a number of airports within 2 hours including Tours, Limoges and Poitiers.
There is an abundance of thing to do for all ages including chateau's, wine cellars, historic villages and towns and a variety of tourist attractions including the excellent Puy du Fou and Futuroscope as well as a good choice of outdoor pursuits.
The coast, which is around a 2 hour drive, offers beautiful beaches, islands and resorts.

Theme park based on different historic era's located an hour away near Mauleon. The park centres on a number of very impressive shows and there is so much to do that it is impossible to see it all in one day.
Terra Botanica in located on the outskirts of Angers an hour away. It is best described between a cross between botanical gardens and theme parks with reasonable entrance prices.
An impressive theme park with a variety of 3D/4D cinemas, attractions and shows located an hour away near to Poitiers. It is good for all ages.
Beautiful Japanese themed gardens set in Maulevrier 30 minutes away. There is a programme of activities throughout the year and on certain evenings the gardens are lit up. For a special day treat yourself to lunch at Chateau Colbert next door which also has impressive gardens.
The only troglodyte zoo in the world based in Doue La Fontaine 20 minutes away. Good selection of animals and birds and there are a number of shows throughout the day.
