Stone Built Detached House with Two Bedrooms. This cottage/gite is in a rural setting.

A Gîte situated in the La Vienne region of mid France. Forty minutes south of the historic city of Poitiers and 30 minutes north of Angouleme. Within easy access of the N10. We are in a rural setting in the land of the sunflower. The old towns of Civray and Ruffec are a short distance away where café life and people watching thrives. Enjoy the bustle of Civray market while sipping your coffee and croissant outside 'Le café du Paix' or 'Le café central'.
Le Geriad is a 2 bedroom, detached cottage. For hundreds of years , it was the main house where the farmer and family lived and where the animals were housed on very cold nights! We renovated it in 2005 and used it as a holiday cottage for 11 years. Then we renovated the barn on the site and this is where we now live. Le Geriad is totally self-contained with all the cooking/living equipment and furniture you will need. We are lucky to have in St Macoux a park where you can walk around the lake, swim in the lake in the summer months or play boule. The restaurant there provides a plat de jour (a set meal) everyday in the summer plus tea, coffee, drinks and ice creams. It is a licensed bar. The big event of the summer is the Fête de St Macoux where a brocante is held in the morning, events in the afternoon and a huge fire work display in the evening. There are children fairground rides all day.

Kitchen and dining

The downstairs area consists of one space which we have zoned into kitchen, dining and sitting area. We believe old with new is the best way to go for modern living, so the kitchen appliances consist of a ceramic hob and a new electric fan oven. There is a microwave, washing machine, under the counter fridge, kettle and Dolce Gusto coffee-machine and a filter coffee-machine. The kitchen has all the plates, cups, mugs and cooking equipment you will need for a self catering experience. Even tea towels are provided.
The dining area consists of an oak table and chairs for 4 people.

Living rooms

The living room area has a 2 seater sofa and 2 chairs. Again, enough for the comfort of 4 people. There is a 32" flat screen television receiving Freeview UK channels. There is a woodburning stove in this area (10kw). Wood is on-site if it is needed. Under the stairs is a bookcase with modern titles available. There is free Wi-Fi available. An ironing board with iron is in the cottage.

Bedrooms

The cottage consists of 2 bedrooms both of which have a double bed. The main bedroom has a working Craft Master bed. This is a bed that tilts up and down enabling the users to find a comfortable position. Very good for people with back problems. There is a hairdryer in both bedrooms. Both bedrooms have duvets with covers provided and changed once a week (you have to change your own bed covers). Both bedrooms have small open wardrobes with hangers provided.

Bathrooms

There is one bathroom. It has a Grohe shower with a Kudos shower cubicle (90cms). The sink is free standing on an solid oak shelf. The bathroom system feeds into a septic tank system. Towels are provided.

Heating

There is a wood burning stove downstairs (10kw). Upstairs there are wall mounted electric heaters. There is an air conditioning unit.

Garden and outside

A patio set is outside the front door for your use only. A barbecue is outside for your use only with 4 comfortable metal armchairs with cushions. Its good to chill while waiting for the meal to cook. Behind our main house is the above ground 3m splash pool which you are welcome to use. Please bring your own large towels for the pool. (We will provide them for a small charge).

Parking and garages

There is enough parking space for 2 visitors cars on-site. There are electric gates for extra security.

Visitor suitability

This property is suitable for 2 couples or a family with children who are willing to share one double bed. The beauty of the place is we back onto farmers fields and so there are no fences or walls to restrict views, but that means the safety of dogs cannot be guaranteed, so we have a no pets policy. We do not have the room for a cot, so the cottage is not suitable for babies. We operate a no smoking policy.

We bought our little cottage in 2005 and it was our holiday home for 11 years until we retired and converted the barn on the site into our new permanent home. Our cottage is dear to us and we would like others to enjoy it too. The name 'Geriad' consists of the first three letters of our sons name and the last 3 of our daughters name, that's why the name is different. The cottage is fully kitted out with all that's needed for a holiday. We offer you a warm welcome in rural France.

Why this location? The property is within two kilometres of the N10, giving fast access to Angoulême to the south (30 mins) and Poitiers to the north (40 mins), yet it maintains its tranquility. The local park (Plan D'eau) is beautiful with walks and a cafe/restaurant on site, the lake there is open for swimming in the summer months with a lifeguard for safety. This area is also known as the second sunniest place in France and for us, coming from the UK that was music to our ears! Cognac is 2 hours drive away as is La Rochelle and Limoges, great places for that day out, but returning to the rural setting to recharge the batteries. We are central for access to many places for you to enjoy. Large supermarkets are about 15 minutes away in all directions. The pretty towns of Civray and Ruffec where you can shop at the markets and sit outside the cafés watching the world go by are 15 and 20 minutes away. Civray boasts a medieval church open to all.
Unique benefits of property The cottage is self contained. You will not need to bring towels (except beach towels), bed linen not even a tea towel. The property is centuries old and built to be cool in the summer which is a bonus, but we have installed an air conditioner for the very hot days. Pets are not suitable because we have open fields to the back and cannot guarantee their safety, but for people with allergies, rest assured that pets hairs are not a problem. We are on-site and will help you with any queries or are happy to let you have complete privacy. This is an area for good walks and cycle rides. We have a small library in St Macoux with an English section, but we have provided books in the cottage too. We have full internet access or wi-fi. This is a place for you to relax. We have a 3m above ground splash pool with solar heating that you are welcome to use in the summer months.

Places to visit close by.

The open markets at Civray and Ruffec are a must. Civray market on a Tuesday morning is vibrant and cosmopolitan with local produce on sale as is Ruffec on Saturday morning. Both have cafes and restaurants where you can sit and watch the world go by. A little more local than that is a stroll down to St Macoux's park with its lake and walks around with helpful information plaques of the wildlife. If you enjoy fishing then you have both the Charante river and the St Macoux lake that will give you hours of pleasure. A permit to fish can be obtained at the Maries office in St Macoux.
At Condac you will find some more upmarket restaurants including French/Italian. you can also hire a kayak if that's your preference and meander your way down the tranquil Charente river.
