The house is on 2 levels with the primary living and bedroom areas on the first floor. In the 'sous-sol' on the ground floor is the utility room and garage areas.
Near to Carcassonne and close to Castelnaudary. Ideally located in the heart of the Cathar region near the medieval walled city of Carcassonne and close to the Cassoulet capital of Castelnaudary.
Spacious well equipped modern kitchen with breakfast area for 4 people. Dishwasher, electric oven and 4 ringed induction hob, fridge, toaster, coffee-machine, microwave oven and kettle.
The living room has dual aspect with french windows opening onto a terrace at the front of the house and a large balcony with bbq, table and chairs for 6 people at the rear.
The dining area of the living room has a dining table which seats 6 people comfortably for occasional meals taken indoors.
There is also a comfortable seating area with 2 leather sofas for 5/6 people to sit and relax in the evenings.
English satellite television, dvd and video machines, stereo player are provided.

The rear garden area is divided into 3 areas. Close to the house is a lawned area with plenty of shade from numerous trees. In the central rear garden, you will find the 8 x 4 x 1.4m private swimming pool with 6 sunloungers and sunshelter, which is surrounded by a secure fence with a childproof gate; a separate bamboo roof pergola area with stone table and benches, lawn and vines. The Orchard with its peach, cherry, plum, quince, apple, pear, walnut, almond trees is located in the furthest garden area.
Numerous tables and chairs are placed around the garden which is fully protected with tall Cyprus hedge for privacy, security and wind protection.
Space for private off-road parking and one garage.
Not suitable for guests with reduced mobility.

A top loader washing machine, a front loader washing machine, a tumbledryer, a free standing refrigerator and utility sink.
There is a freezer in the garage.
When my husband and I retired from our respective careers in the UK and the youngsters had flown the nest, we decided that we wished to spend more time in a sunnier warm climate. We have three grown up children and one grandchild, so our visits to see them in the UK and vice versa are frequent.

|Why this location?||Our house is located in an idyllic part of South West France. It is close to the famous Canal du Midi, sufficiently close to all major road, rail and air links, and is set in a semi-rural hamlet on the edge of a beautiful village and close to the towns of Castelnaudary and Carcassonne. The area is very close to the Mediterranean Sea, the Spanish and Andorra borders and the proximity to the Pyrenées is an absolute bonus for winter skiing and summer walks.|

Follow the historical medieval path of the Cathars and visit the numerous Castles such Carcassonne, Saissac, Foix etc. Climb to the top of Mont Seguer to visit the remains of the Cathar Castles. Visit the famous medieval town of Mirepoix, much loved by the British. Wine tasting in the region is a must, with Corbiere, Minervois and Fitou regions are on your doorstep. The nearby town of Castelnaudary is the capital city for the famous Cassoulet dish and other local specialities. The Mediterranean coast is only 80 kms away, so include trips to Narbonne and Bezier. If you don't wish to travel very far, walk or cycle down to the Canal du Midi and turn left along the canal tow path to the Lock Boutique/Café where you can enjoy breakfast, a snack lunch, coffee or a drink whilst watching the boats go through the lock.

A great two week stay. The house has everything you could need. The pool is great and the garden is huge! The only slight improvement I could suggest would be to add a shower in the bathroom. The only shower is downstairs and accessible via the garage. But whilst that sounds odd it really wasn't a problem at all, so I'm being very picky! Bottom line: a great place to stay. Would definitely come back.
