This is a large, light and airy, detached, furnished house. It is stylishly equipped with modern facilities and a large games room.
The living accommodation is all on the top floor including a large modern, well equipped kitchen/dining area with 2 juliette balconies and view of the village and foothills.There is a comfortable spacious lounge with tv, wi-fi, dvd and music player. There is seating for 8 people including a sofabed. The 4 double bedrooms include 2 king size beds, a double bed and bunk beds. There is a shower room with a wc and a separate wc. The living accommodation has oil fired central heating and 2 woodburners.
On the ground floor is a second shower room with a wc, a large games room with a full size, slate bed pool table, table tennis, table football and a dartboard, a utility room with a second fridge-freezer, washing machine and dryer, storage space, tool/gardening equipment room.
There are gardens to the front and rear of the property. The front garden has a sunterrace and pergola. The back garden has room for off street parking as well as flowers and fruit trees bordering the drive. Both gardens have views of the surrounding village and mountains.
The nearest small town is Esperaza, just 5 minutes away with restaurants, bars, local markets, doctors, schools, transport links and other amenities. The nearest supermarket is just 10 minutes away in Couiza.
The house location benefits from being in a peaceful area of the foothills of the beautiful Pyrenees mountains while also having easy access to the cities of Carcassone in 50 minutes, Perpignan in 1hr 30 minutes, and Toulouse in less than 2 hours. Its also possible to spend a day at the coast or go skiing in the mountains without too much travelling.
Well equipped, large, modern kitchen. The cooking range has a gas hob with 6 burners, a gas grill, hot plate and 2 electric ovens. There is a fridge-freezer, microwave, dishwasher, kettle and toaster. Cutlery, glasses and cookware.
The large farmhouse table seats 8 people comfortably. There are 2 Juliette balconies with views of the front garden and mountains.
There is french satellite tv and a HDMI cable for portable media to access UK tv and others; a dvd player with a selection of dvds; a portable cd/radio; a desk; boardgames and books. The living room has 2 sofas, one is a sofabed that would suit one adult or 2 children; an armchair and occasional chairs seating 8 comfortably. There is a woodburner for cosy winter months around the fire.
The 4 bedrooms are light and airy. They include 2 rooms with king size beds, one room with a double bed and vanity unit and one room with bunk beds and a child's pullout bed.
Two of the bedrooms have Juliette balconies with views.
There is a shower room with a wc on each floor and a separate wc.
The house is centrally heated with oil fired radiators. There are 2 woodburners in the hallway and in the lounge.
The gamesroom is newly renovated. It has a full size slate bed pool table, table tennis, table football and a darts cabinet.
There are 4 mountain bikes available for hire at a discount rate.
There are gardens to the front and rear of the property. The front garden has a sun terrace and pergola with coloured lights. It is a lovely spot for dining a fresco and is relatively secluded.
The back garden consists of a long drive bordered by trees, shrubs and flowering plants. There is a seating area with views of the mountains and the valley.
Sunloungers, tables, chairs and a barbecue are available to use.
There is parking to the rear of the property for one car. There is plenty of space in the village square if visitors have more than one car between them.
This house is suitable for all, from a couple to a large family or group of friends sharing. It appeals to those who enjoy the outdoors being at the centre of lots of sporting activities such as white water rafting, mountain biking, horse riding, hiking and skiing. The surrounding area is full of historical interest being at the heart of Cathar country with some stunning castles and medieval villages. It is just 50 minutes from the medieval city of Carcassonne. There are lots of local fetes, markets and wine tasting.
A car is essential.
The living accommodation is on the second floor so is unfortunately not suitable for those needing wheelchair access.
On the ground floor is a utility room with a second fridge-freezer, washing machine and dryer.
