A great farmhouse kitchen as well as a second kitchen. Both well-equipped with Rangecookers, family sized fridge-freezers, dishwashers, coffee machines and good quality cooking pots, pans, crockery and glassware. Cookbooks and spices provided for budding Masterchefs! Also 2 utility rooms with washing machines and drying areas.

Living rooms

Very spacious, cool living rooms (2), with fireplace or woodburner, comfortable sofas, flatscreen tvs, satellite tv, Ipod docks, books and games. The main living area has 1m thick stone walls and keeps cool and comfortable in summer, warm and cosy in spring/autumn. The second living area has a vaulted celing, exposed stone walls and beams.

Bedrooms

Nine large bedrooms (2 king size, 3 doubles, 2 twins, 2 large singles) with quality furnishings. All are spacious with comfortable mattresses, great bed linen and pillows. All have fans.

Six bath and shower rooms (3 en suite) all of high standard. Two further separate wcs

Heating

Log fired, woodburner and open fire. No other heating necessary as only open from Spring to Autumn.

Free wi-fi. Satellite tv, dvd library, books, games. Childrens play area and toys. Poolhouse has 2 fridges (for cold drinks/ices, bbq food) a large bbq, bar area and comfortable seating for up to 16 guests.
Mirepoix town centre (3km) has all facilities, bars, restaurants, market, cinema, swimming pool and shops. Carcassonne is only 30minutes easy drive with world famous fortress and lovely town, Canal du Midi and Vineyards.

Garden and outside

Almost 3 acres of privated wooded park garden. No neighbouring properties but not remote as town is only 3km (2 miles away). Room to spread out, find a spot to read or enjoy games on the lawn. Walks from the doorstep into an area designated outstanding natural beauty with mountain views.

Parking and garages

All vehicles parked off road. Our property is approached by a private drive. Some undercover parking. Lock-up parking available for cycles and motorcycles.

Visitor suitability

Some steep stairs in the barn conversion part of the property and access to the pool is via the park garden. Not suitable for wheelchairs.

Why this location? Perfect scenery in every direction and not far from anywhere. Great transport links, friendly people, good value and great food and wine. Holidayed here ourselves since 1999 - had to move here permanently!
Unique benefits of property A really big place for people who appreciate the best and who just want to be based in a stylish home from home to enjoy the best France has to offer. The Pool House is a great asset for dining & socialising by the pool which is set privately in the large grounds of the property. Being able to jump in the car and be in town in under 5minutes whilst also being able to walk into the countryside with mountain views, directly from the door!

~ Locally you can ramble from the doorstep, visit Lac Montbel for water sports, bathing, sailing, riding and cycling. Race a Go-Kart at the international track. Try Kayaking or White-water Rafting neaby at Moulin-Neuf or Quillan.
Mirepoix with its traffic-free medieval square is ideal for shopping, eating or just people watching from a cafe. It has a fabulous weekly market.

We have just spent a week with 9 adults and 7 kids ranging from 1 to 10 yrs old and everyone had an amazing time. The accommodation itself is beautiful with a lovely little separate three bedroom house that worked well for the families with babies to be separate for peace and quiet for all! The main house has a nice downstairs area with big kitchen and living area with a conservatory seating area at the back, lovely comfy sofas and chairs and perfect for relaxing in an evening. The kitchen has a big cooker/oven and is one of the best stocked kitchens I have had the pleasure of using, loads of dishes and plates and even spices and herbs left for cooking with. There is also a large terrace off the kitchen where we spent most of our evenings as it was handy for both the houses.

The garden area is to the rear of the property and plenty of room for all the kids to run around, the pool area is again top notch and the pool was lovely and warm, plenty of seats and sunbeds and a great covered area with a large table for having those lunches by the pool.

The owners were also a delight and always on hand for any help or advice, they live in the property next door but you would never know they were there. Overall, I would highly recommend staying here if you want a lovely pool and gardens near to a good town with a nicely furnished and comfortable house.

We had a perfect week's holiday at this beautiful house and adjoining converted barn. As a family group of 8 people there was more than enough space for us all and the surrounding grounds and countryside are wonderful. We spent many days relaxing by the pool and there are also interesting nearby places to visit, Mirepoix is delightful and the market is typically French and definitely worth a visit. We ate most of our meals outside, either at the table just outside the main house, or by the poolside, we also had a delicious meal at the nearby Auberge. The facilities at the property are more then adequate with everything that we needed for our holiday and the house and barn have been decorated and furnished tastefully, in true French style with maximum comfort, most rooms with either en-suites or adjoining bathrooms- even better than depicted in the photographs!
The hosts Julie and Pete are extremely helpful and friendly, always available to answer any queries we may have had. Thank you both so much for our memorable holiday and all that you did to make it so special. We would all thoroughly recommend this property for a fantastic French holiday for a large group of friends or family.
We would all love to return to this amazing property and I very much hope that we do! We managed to all escape the stresses and strains of our daily lives in this peaceful and picturesque place and have so many happy and special memories of our week spent there to savour. r

What a lovely relaxing holiday let. Our only concern beforehand was having the owners living next door, but that was a real bonus. Julie and Pete were fantastic - they helped us plan the holiday beforehand, booking us into a great local restaurant for the first night. They even rang the restaurant to adjust the booking when we were delayed at the airport. Arriving exhausted after our journey to essentials in the fridge (yes that includes beer!) and a reservation at a fantastic restaurant turned a difficult day into a pleasure. What's more, when there was a problem with the hot water Pete got straight onto it and repaired the system immediately. The house is superb, really homely and relaxing. The facilities are great - we lived by the pool and the covered area with fridges, bbq and dining tables is really useful. Our kids loved the pool. The area is really chilled and the people very friendly, with a slight 'hippy' vibe to the town itself. All in all we think this is a real gem of a holiday let. You will not be disappointed.

Really lovely house, in great grounds - plenty of space for the kids to run around, with a lovely pool and pool house. There are actually two houses adjacent to each other, so there was more than enough room for our party of 18 (10 kids, 8 adults). The house is recently decorated and well furnished, and very clean and tidy.
The owners live just next door and were very friendly, helpful and knowledgeable about the local area. Theres plenty to do round and about - Mirepoix is lovely, and there are some nice restaurants. We had a fab day rafting, and the beach was only a 1.5hr drive.
All in all, a perfect holiday. Wish we'd come for longer. We will be back!!!

Our policy, living on site, is to offer discreet support and be available to help with local info, bookings etc but only if you need us. The place is yours to enjoy and with very thick stone walls and our own private gardens, you won't know we're there!
