We accept any start and leave day, as long as the stay is for 7 days or more. We like gaps between lettings! We reserve the property for adult couples who may wish to bring a third person.
We have lived here since 2006. We love this area, the quiet life free of stress, the good food and wines, the weather (most of the time) and the friendly locals.
We have created a garden out of a bare hillside. We built the guest house to our own specification and like to share it with others. We try to fit in with our guests, so some have very little contact with us and others chat to us every day. Sometimes we have an aperitif together.
One of us does the garden and the other looks after the pool. Pool care involves using the cleaner robot which takes a couple of hours twice a week, sweeping clean the bottom and sides of the pool. We also check and empty the basket filters. Every effort is made to do this work when the guests are out, or at times when it is least intrusive.
Total living area is 70m²
The villa nestles in the heart of the French countryside and enjoys a Mediterranean climate for much of the summer. Villa Villautou offers self catering accommodation in a truly stunning part of France.
Although our guest house can sleep 4, we usually restrict occupancy to 3. You will find the villa very well insulated so it stays cool inside when it is baking outside and it is beautifully warm in winter thanks to the sophisticated central heating system.
Domestic hot water comes from an electrically heated cistern. The bedrooms are comfortable and tastefully decorated. The comment from friends who have come to stay was ‘when can we move in?’ Bathroom 2 is also the pump room and the second (pool) shower is outside
Private Heated Pool
The spectacular 11m x 5m pool, free of chlorine and salt, is 1.5m deep at the shallow end and 2.10m at the deep end. Treatment is by ultra-violet, plus drip fed pH minus and peroxide. It is heated by an outside electric heat-exchanger. In July and August the target temperature is 26°C (24°C in June and September).
The villa faces south and overlooks our large field. The gravelled driveway leads to your parking place behind the house next to which is a grassed area with bench table. A garden has been created around the villa, with bushes, shrubs and flowers. The owners’ house is 25 metres away up the slope. You can just see one of the village houses (empty most of the year). Otherwise you are all alone, facing unspoiled countryside with the tops of the Pyrenees showing above the hills to the south. The heated pool is salt and chlorine free and is 11.25m x 5m, plus the Roman steps.

We have rented gites for nearly 20 years but this is one of the best we experienced. Chris and Elke made us extremely welcome and the views from the terrace were breath taking.
The gite itself had everything you could want for a holiday stay with plenty of personal touches. Lots of books and lovely family paintings.
The pools and gite were spotlessly clean at all times. Our most memorable moment was joining the local community of an evening of food, wine and music. I can't say this will happen each week, but we were made to feel one of the family.
We would return in a heartbeat.

This is perhaps one of the very best rental properties I have had the pleasure of staying in in France. It is well situated, the owners of the property are very helpful and most accommodating and the villa is absolutely perfect. It has everything you could possibly need and it is immaculate inside and out. I wouldn't hesitate to recommend this wonderful villa to anyone who wants a holiday in this part of France in a most charming location.

A food lovers kitchen with long L-shaped worktop, inset double sink, electric oven, gas hob, dishwasher, hanging cupboards and wine rack, extensive under-worktop cupboards, large fridge and free standing microwave. The eating area has a dining table and 6 chairs. The gas hob is fed by our underground tank so there are no bottles to change and you never run out of gas. There is a full supply of cooking and eating dishes and utensils including electric kettle, a cafetiere and electric toaster.
The large living room area has a 3-seat settee and 2 armchairs, a sideboard and lamp, a corner table and lamp, a coffee-table, a 32" tv (basic Sky) and dvd player. There are books and games in the first bedroom. Sky tv is fed by a 1.25m dish behind the guest house. This is a basic subscription (no Sky Sports). The tv set is HD (for dvd) but the Sky box is not the HD version.
Bedroom 1 - Large Double Bed. A generous main bedroom with wardrobe, chairs & dressing table.
Bedroom 2 - The Ikea bed is a double (separate mattresses) and does not split into two singles. It is usually configured as a single bed. A very comfortable room that looks out over the pool.
Note – Hairdryer in each bedroom
Bathroom 1is a large Jack and Jill shower room between the bedrooms. It has a modern wash basin on a teak stand, toilet, a generously sized thermostatic shower, built-in cupboards, and a heated electric towel rail/radiator.
Bathroom 2 is a separate room with outside access containing toilet, wash basin and all the pool pumping system. The hot water shower is outside and is used by swimmers.
Notes – The pump room/bathroom 2 is ideally located just next to the pool and bathers can use the toilet and wash basin without dripping water into the guest house. The outside shower takes seconds to warm up and allows guests to rinse off before and after swimming, although with no chlorine or salt in the pool, an after swim shower is a bit superfluous.
There is full central heating, powered by the boiler in the main house and controlled by the wi-fi device located in the guest house living area. It is usually set to 21.5°C so in the summer months it is dormant. The heating is left switched on whenever guests are present and just occasionally in June or October it will fire up in the morning until the desired temperature is reached. In the cooler months it runs all the time (with a night-time set-back).

The garden is one of the main attractions of the villa. The pool area is surrounded by flowering shrubs and bushes. There is a large grassed area behind the villa where guests can sit at the wooden bench in total privacy, surrounded by mature shrubs and trees, looking west across the field towards the setting sun while sipping an aperitif before enjoying an open air barbecue.
The heated 11m x 5m pool is salt and chlorine free and has an electrically operated roller cover. The pool is open for use Jun through Sep (and May and Oct possibly, at a lower temp). Target temperature for Jul/Aug is 26°C.
Access to the villa is through a galvanised five bar gate and up a private driveway. Parking is behind the villa, completely secure and out of sight. Passers by are farmers in tractors, the occasional resident or village visitor and in term time, the school mini-bus.
The villa was designed as a family holiday house. Then when the grandchildren reached school age they could come less often and we began to take paying guests. We do not take young children, partly for safety reasons. The pool is large and deep. It has a rolling electric hard cover that is closed at night but is open all day. The villa is build into a hillside so there are steps everywhere. This makes it a difficult place for toddlers, for the less mobile or infirm. A car is essential.
There is wi-fi from the main house. Cover in the guest house is poor and to date guests have had to sit on the slope below the main house or walk up and sit on our terrace. For 2017 we are trying to extend wi-fi coverage to the guest house.
We retired in 2006. We have children and grandchildren who like to visit us. That is why we built the guest house. Now the grandchildren are of school age they cannot come as often and we decided to let others enjoy this wonderful place.

|Why this location?||We were looking for an area in the South of France which was not over-developed, with long hot summers and the possibility of nearby skiing in winter. We did not want to live in a town but we needed good shopping facilities within ten minutes. Unspoiled views and freedom from noise pollution were not on the list but we found that they came with the property and were delighted. We had to be reasonably close to good airports and the motorway network. We did not want to take on a full renovation project, but this house was modernised in the early 1990s, leaving us free to design and build our delightful guest house and then concentrate on the garden. Since then we have learned just how lucky we were to have chosen this area. There are a great many beautiful areas in France, but none prettier than here. We are not a seaside location so we do not get the crowds and traffic, even at peak times, but we have loads of history, beautiful countryside, and activities galore.
|Unique benefits of property||Read the paragraph above! In addition we offer a small villa with style, beautifully decorated, in a lovely setting. There are lots of large houses and villas to rent with six or more bedrooms, old oak beams, creaking doors and draughty corridors. We offer only two bedrooms, one with a double bed and the other a single bed, and each is welcoming and elegant. The kitchen/diner with extended lounge area is delightful. The big shower room (between the two bedrooms) is luxurious and there is an additional toilet and wash basin with separate entrance from the terrace. There is the heated pool which is wonderful for swimming in, with chlorine free water that is sparkling turquoise blue. Then there is the surrounding garden, with shrubs and flowers, including Mediterranean plants like oleander and pomegranate and there is our big field which surrounds your villa. The owners live just up the hill and look after everything (we work hard to keep out of sight!).|
There is so much to do in this area you will not have time to do it all. We list below just a few of the activities. Please note that we do not always list the nearest, nor do we necessarily recommend those we list. We will happily discuss any of them with you and there is a good tourist office in Mirepoix who will be pleased to advise. We collect promotional leaflets and make them available to guests.
Village fêtes are very popular locally. The village fête in Villautou is at the end of October, but throughout the summer there are fêtes at other nearby villages. These are well worth attending as a way of sampling rural French life. Often there is a sit down meal, with unlimited wine (sometimes quite drinkable), followed by a disco or live band which may play until 2am the next morning. The meal may cost as little as 16 Euros, all-in and that includes the disco.
Restaurant bar and brasserie in the centre of Mirepoix, right in the main square. A good place to meet for a coffee, for lunch or for your evening meal. Good food, a good wine list, and very reasonable. We keep a list of local restaurants in the guest house.
There are wine tours offering an insight into the wines of nearby wine producing areas such as the Minervois and the Corbiere.
There are ancient castles to visit, most of which have guided tours at set times.
Toulouse is a magnificent and beautiful city, well worth a day's outing. We recommend their Park and Ride and will tell you how to find it.
The huge World Heritage castle at Carcassonne is 50 minutes away and makes a wonderful day or half day trip.
Concerts by international artists take place in July and August in Carcassonne and other nearby towns.
This was our second stay at this lovely pool side villa, just as nice this year as last. The house and pool are well looked after and very clean. The pool is a perfect size for a proper swim and the surrounding garden makes it really special.
Having visited the larger towns such as Carcassone and Foix last year this time we travelled the back roads to see some of the smaller Bastides and also went for a couple of the walks mentioned in the booklet that is available in the house.
On clear days the views from the terrace are lovely and if you are interested in raptors there are some great birds to be see (take binoculars).
Would highly recommend this property to anyone wishing to visit this area of France.

The property matched the description and my expectations perfectly. I had been in email touch with the owners and knew that my partner and I were going to be in reliable, friendly and hospitable hands.
Everything was exceptionally clean and tasteful and there was nothing lacking. Even English TV for when we were confined indoors due to a couple of days of rather windy and rainy weather!
We mainly just wanted to stay by the wonderful large, heated, pool, which we had to ourselves, and go for short drives or walks around the area. It would have been nice to have had a little bar/bistro within walking distance but we knew before we went that we would have to drive about 10 minutes to the nearest characterful and pretty town of Mirepoix, and it really wasn't a problem. After all, when we got back in the evening we sipped some wine on the terrace overlooking the lit-up pool and listened to the sounds of beautiful watching the moon shine over the surrounding countryside.
We only ate out twice in Mirepoix, once at La Prelude, run by very friendly Catalan owners. The food was tasty and the service was with a smile.
I would thoroughly recommend the property to anyone wanting to chill out and relax. The owners lleft us to our own devices but were there if we wanted to ask them anything.
