Peaceful Location, Easily Accessible to Carcassonne. This villa is in a village setting.

The villa is all on one level, although there are steps down to the patio and pool areas via the frenchdoors off the lounge area.
The villa is neutrally decorated, and is light and airy throughout whilst the tiled floors present a cool, clean, homely and comfortable interior for all seasons.
Modern technology has now caught up with us and free wi-fi is now available!

Kitchen and dining

The Ikea kitchen is within the lounge/dining area and has a range of base and wall units providing all cooking items, crockery, glasses and utensils for 6 people. A selection of herbs, spices, salt, pepper etc are provided for guest to use.
In addition there is a gas hob, electric oven, microwave, kettle, cafetiere, toaster, fridge-freezer.
A separate utility room houses the washing machine, ironing board and iron, coat/shoe stand, beach chairs, pool floats and games.

Living rooms

A leather suite is the main focus of the living area which is set back from the frenchdoors onto the loggia and provides a focal point for the fireplace and satellite tv when seated.

Bedrooms

The villa has 3 bedrooms, 2 doubles and a twin.
The main bedroom, or "boudoir" to the rear of the property has a double bed and is adjacent to the twin bedded room.
The main bedroom to the front of the property has a double bed.
Each bedroom has a double wardrobe with plenty of hanging space and hangers plus bedside cabinets with touch lamps and a separate chest of drawers.
All floors are tiled throughout with comfort mats provided.


Bathrooms

The main bathroom is adjacent to the front double bedroom and comprises a full white suite with shower over the bath, plus a separate set-in shower within the bathroom.
A second separate wc is available accessed off the main entrance.

Heating

The villa has electric wall mounted heaters and a wood burning stove.
Hot water is provided from an electric boiler housed in the utility room.

Entertainment

Dvd and freeview boxes are available plus free internet/wi-fi via Orange. BBC channels and ITV is available via the satellite dish.
A selection of cds, dvds, games and books are provided for guests to use.
A cd player/radio is on top of the fridge-freezer.

Garden and outside

The villa has a covered patio area with table and chairs for 6 people.
A built in bbq can be used to good effect during summer.
The gardens are a variety of shrubs, trees and grass, which is tended weekly during summer.
The unheated pool measures approx 7mx4m and is surrounded by a tiled terrace which has space for 4 sunloungers plus additional chairs.

Parking and garages

There is adequate parking in front of the villa plus a covered carport inside the main gates which provides adequate shade in summer.

Visitor suitability

The villa is ideally suited to family needs and many guests tell us their children are never out of the pool!
We have previously had a wheel chair guest staying at the villa and although he said the internal corridor to the bathroom and bedroom was tight, he managed ok.
However there are no special adaptations to the villa and it is not really suitable for a large wheelchair or mobility scooter.

I am a retired Chartered Surveyor who is a bit of a Francophile with a dream of one day living a more simple life in France. For the moment, elderly parents, children and work commitments keep me in the UK for the foreseeable future although I am lucky to manage several trips to our villa each year. Why this location? After flirting with the idea of owning a holiday home in France for many years, we finally managed to buy a villa in Lavalette, Aude, just 10 minutes from the airport in Carcassonne and only 15 minutes from the historic city of Carcassonne, with the two World Heritage Sites of La Cité and the Canal du Midi.
The ancient Bastide area of the Cité provides a range of shopping facilities and an excellent market, particularly on Saturday mornings.
The beaches of the Mediterranean are only 45 minutes by car whilst access to the Lac du la Cavayere area takes about 20 minutes where a range of water sports, crazy golf, volley-ball courts, swimming and rambling can be enjoyed.
Villa Les Barthes is set in a quiet residential area of the village.
Unique benefits of property Lavalette, which nestles within the Malpere wine growing region. With its covered terrace, private garden and swimming pool the villa adds to this unique setting. Neutrally decorated, the villa is light and airy throughout whilst the tiled floors present a cool, clean, homely and comfortable interior for all seasons.

The village centre is only a 10 minute walk and has all key amenities with a butchers, newsagents, post office, general store / greengrocers and hairdresser. A doctor is also available should the need arise. Several outlets sell fresh bread and croissants etc. A takeaway pizza restro is also available in the village centre during the summer and is well worth a visit.
Major supermarkets such as Geant and L'Eclerc are within a 10 minute drive and a new Aldi has opened by the airport. The adjacent retail park is new with interesting stores and eateries.

Best of Carcassonne & Surroundings

Where to start? Carcassonne and the surrounding region offers such a diverse selection of places to go, things to see, food to eat, wine to quaff...my list could fill pages. However, here are my top 10!
Carcassonne - Le Cite with it's medieval castle, shops and restaurants. A few favourites are Adelaide, Le Table Ronde, Le Chaudron.
Carcassonne - Le Bastide and Place Carnot where an excellent market is held each Saturday morning, with the surrounding eateries providing places to eat, have a coffee or something stronger watching the shopping throng. My faves Chez Felix or The Celt for a beer.
Canal du Midi - good staring point in front of the Gare de Carcassonne where boats trips and bike hire abound.
Lac de la Cavayere - 20 mins from the villa and a haven of everything the outdoors has to offer.
Mirepoix - a 30 min drive to a beautiful medieval bastide town.
Narbonne - founded in 118 BC it is the first Roman colony to be established outside Italy.
Narbonne Plage - a further 10km outside the main town, there is 5km of fine sandy beaches, boasting a blue-flag for 23 years and 3000 hours of sunshine per year!
Vineyards - the villa is surrounded by vineyards and several "caves" where tastings of the soft supple grape produce take place. Nearby is a firm favourite at the Chateau de Pennautier, steeped in history with fine wines and delicious eaterie.
Castlenaudary - home of the famous cassoulet and worth a visit for the Monday market.
Skiing - being a bit of a buff we have tried the nearest resorts of Font Romeu and Les Angles which provided some good skiing in March. We have also ventured into Andorra, about a 3 hour trip weather dependent, to both ski and shop in La Vella which is duty free.
There are far more places to visit that I can recommend in the allotted space and the villa has a folder with places, activities and experiences that both we and our guests have enjoyed whilst staying at the property.

Very convenient location to get to Cathar castles etc. Great wifi. Lovely pool for children. V clean and comfortable. Convenient parking. Superstore etc close by.

A few insects outside that we weren't used to at home but overall it couldn't have been better. Carolyn the owner is super-helpful as was Dave, the pool guy.

Your family will love this villa.

One small tip: the empty bottle bank has moved from the Mairie to outside the local sports centre.
