Luxury Modern Villa with Private Heated pool.. This villa is in a village setting.

This beautiful 4 bedroom Villa with its own heated swimming pool was built in 2007. Maison Elise is part of a small development of individually designed houses, built on a former vineyard.

The Villa stands in 1,500 square metres of gardens and enjoys the luxury of its own HEATED 8m x 4m pool, which is surrounded by a tiled pool terrace and Logia (covered area) for if the sun gets a bit too much! The barbecue is also situated on the terrace. A gated wall to the front and fences on the other three sides, means the garden is fully enclosed, making it safe for young children. The Villa is surrounded by vineyards, being on the outskirts of the charming village of Villemoustaussou.

The four bedrooms are situated over two floors, so making the property ideal for two families to share. On the ground floor there is one double and one twin room, which share a large bathroom with bath and shower and also a separate WC. On the first floor are a double and a twin room, which share a shower room and separate WC.

The living accommodation is open plan, with the kitchen separated from the dining area by a low wall, making for a very social ambiance. The sitting area leads off the dining area with comfortable seating and subtle lighting. Completing the ground floor accommodation are a utility room from where the garage can be accessed.

The property is ideally situated, being just 10 minutes drive from Carcassonne airport, and the famous La Cite. Local shops are within biking distance, (4 bikes are provided at the Villa, although their serviceability cannot be guaranteed as unfortunately not all clients look after them!), and there is a large shopping centre 5 minutes drive away.

The Canal du Midi is only a couple of miles, which is perfect for a leisurely walk, or a bike ride to one of the wonderful restaurants along it's banks. Swimming, walking, water sports and an adventure club are all available at the nearby Lac de la Cavayere.

Many famous land marks are within a short drive of the Villa, including the 4 castles at Lastours, and some of the best caves in Europe. For longer trips, the Mediterranean coast, the Pyrenees and the tax free shopping of Andorra are within easy reach. Historic Mirepoix, Saissac and Montreal are all well worth a visit.

Kitchen and dining

The fully fitted kitchen has a gas hob and electric oven. There is a double sink, fridge-freezer, dishwasher, coffee-maker, toaster and microwave.
There are ample saucepans, oven dishes and utensils and plenty of crockery and cutlery. Good quality wine glasses are also provided.
The utility room contains a washer/drier, ironing board and iron and a vacuum cleaner. There is also a large sink.
The kitchen is separated from the dining area by a low wall, which is useful for serving.
In the dining area there is a solid oak table, which can be extended to comfortably seat 8 people. A variety of lighting options makes it easy to create a cosy ambience and there is an open fire for those chilly winter evenings.
There is a high chair in the Villa for younger members of your party.

Living rooms

The living area is open plan with the dining area, so making it a very versatile space. The television is situated in this area, which has two sofas and two chairs. There is a coffee table, side table and a cabinet containing the wine glasses. There are are lamps for softer lighting if desired.
Patio doors lead from the dining/living area to the pool terrace. The windows all have shutters, those on the patio doors being electrically operated.
There is also a coat rack and storage area under the stairs.
There is a landing on the first floor, where a selection of books (including a copy of 'The Accidental Shopkeeper' as written by yours truly!) and games and jigsaws can be found.

Bedrooms

There are 4 bedrooms which sleep a total of 8 people. All have central heating, bedside tables and lamps and fitted wardrobes.
On the ground floor is a 20 square metre double bedroom with a 2 metre x 1.8 metre bed and French doors out to the pool terrace. There is also a dressing table with mirror and chair. There is plenty of room for a cot, which is available in the Villa.
The second bedroom contains two 1.9 metre x 0.9 metre single beds. These two rooms share a spacious bathroom with large thermostatically controlled shower, full sized bath with shower attachment, sink and electric heater. There is a separate wc next to the bathroom.
On the first floor there is another double bedroom with 2 metre x 1.6 metre bed and a further twin bedded room with two 1.9 meter x 0.9 metre beds. Both of these rooms look out towards the Pyrenees and share a shower room with a large thermostatically controlled shower, sink and electric heater. There is a separate wc next to the shower room.

Heating

The Villa enjoys gas fired central heating in all living areas and bedrooms, with electric heaters in the bathroom and shower room.
There is an open fire in the dining/living area.
The pool is heated to approximately 28 degrees centigrade and it is essential that the temperature controls are not altered or green water may ensue!
Solar heating, via sunshine, is available about 300 days per year!

Entertainment

There is a music system which will play cds or can be linked to an i-pod. The television has English channels via satellite and a dvd player. There is free wi-fi, the code for which can be found in the house instruction book.
On the first floor landing there is a selection of books, games and jigsaws. Cards etc can be found in the coffee table draws.
There is a set of giant dominoes for use either inside or out.
Four bikes are provided at the house for use at guest's own risk, we cannot guarantee their condition however as we rely on clients leaving them in good order, which is sadly not always the case!

Garden and outside

The Villa stands in 1,500 square meters of garden with lawn and shrubs. There is a wall with gate to the front and fencing on the other three sides, making the garden very secure for children. There is a 8 metre x 4 metre HEATED swimming pool with safety cover, which is surrounded by a tiled terrace. The logia (covered area attached to the Villa) is ideal for seeking respite from the midday sun. There is a bench under the logia and sun loungers, chairs and parasols together with a built in barbecue on the pool terrace.
The outdoor table seats 8 and the outdoor lighting can be controlled from within the house.

Parking and garages

There is a large single garage, which can be accessed from either the utility room or the outside roller door; the bikes are stored in here.
The drive has sufficient room for several cars.

Visitor suitability

The Villa is suitable for most clients, although the narrow toilet doors and step up to the front door may make it difficult for those in wheelchairs.

We highly recommend you read both; we are sure they will help you get the most out of the Villa and its surroundings!
Four bikes are provided for use by clients, but this is offered on the basis of them having been left in usable condition by the previous guests, as we are only able to service them on our annual visits to the Villa!

My name is Patrick Limming and I run a family retail business, J.W.Limming Ltd, in Holbeach, Lincolnshire. My wife Alice works for a company of Structural Engineers in Spalding.<br/>We built the house for when we are able to spend more time in France. For now however work commitments mean we only spend two weeks a year there, so we are able to let others enjoy the delights of our lovely villa and this beautiful, sunny region of France. Why this location? We spent many years searching France for our perfect location and finally found it in the small village of Villemoustaussou, near Carcassonne in the Aude region of Southern France.
As soon as we arrived we knew it was the place for us and familiarity has only served to confirm our initial impression. We knew about the highlights such as La Cite, but we didn't realise just what else the locality has to offer.
Just a short distance away is the Canal du Midi, where we have spent many happy hours cycling along, watching the pleasure boats gliding by. We usually manage to fit in a lunch stop at one of the superb canal side restaurants, which inevitably leads to sampling some of the local wine!
Talking of wine, we are very fortunate to have some first class producers within walking distance of the house; these quality wines really are one of the best kept secrets of this area!
Of course the thing that attracted us in the first place was the sun; all 300 days a year of it; pure heaven!
Unique benefits of property This modern villa was built in 2007 to a high standard and stands in 1,500sq.m. of gardens. It has a HEATED pool, full central heating and double glazing and has an open fire. Accommodation is arranged over 2 floors, with a large master bedroom and a twin bedded room on the ground floor, served by a spacious bathroom and separate WC. You will also find the comfortable sitting and dining areas on this floor, both of which have patio doors out onto the pool terrace. The ground floor accommodation is completed by a fully equipped open plan kitchen, utility room and garage. Stairs lead to the first floor landing, where you can find a selection of books and games. Off this you will find another double bedroom, together with the second twin bedded room. These rooms share a shower room and separate wc.and enjoy views of the Pyrenees. Four bikes are provided for use by guests at their own risk. The pool is open from May to September, & the cost of heating it is included in the rental price.

Our Top Tips Of What To See, Eat and Drink!

How long have you got? The must do thing for anyone visiting this area is to see La Cite near Carcassonne. This medieval city is an world heritage site and is remarkably complete. You must look beyond the admittedly commercialised side of it too see the true wonder of the architecture and it is well paying to go into the inner fortifications. We often bike in along the Canal du Midi and then walk through the streets leading up to it for the full experience!
Still on the cultural trail there are the four castles at Lastours. These were one of the last strongholds of the Cathars and are well worth a visit. While you are in that area you can take in the caves at both Cabrespine and Grotte de Limousis, both stunning in different ways.
For the more energetic there is Lac de la Cavayere a short drive from the house. There you will find water sports including all sorts of floating slides etc for the younger ones. If you are a little more adventurous there is the O2 activity centre by the lake, which has all manner of zip wires and other contraptions!
As far as eating goes you really are spoilt for choice. If you want a lively atmosphere then there are loads of restaurants in La Cite offering a huge variety of cuisine, from Michelin stared dining to Pizza.
One of our favourites is the restaurant at Chateaux Pennautier, where you can enjoy simple food prepared with skill and accompanied by some of the best wines in Languedoc-Roussillon and all at reasonable cost.
Another treat is to bike along the Canal du Midi to a little gem called La Rive Belle, where you can enjoy alfresco dining by the canal side whilst listening to the owner's selection of feel good music.
Our first choice for wine tasting may be a little biased, as we have become good friends with Jo and Liz, just across the vines from our house, but even so the quality of their wines cannot be denied and his sparing use of sulphites means no bad after effects! Chateaux Pennautier is also first class!
