A Modern Equipped Holiday Home - Sleeps 8. This villa is in a town setting.

The home which is built into a bank is on several half levels (3 to 6 steps between levels) and is entered by the front door which is on the side reached by a few outdoor steps.

Entrance floor consists of the kitchen and lounge/dining area. Stairways lead up to 2 of the bedrooms and the main bathroom (shower). Steps also lead down to the other double room and the second bathroom (Shower). One further stairway leads to the top room which is furnished as a twin room.

Modern well equipped kitchen, which has recently been refurbished and is fully functional and contains everything you need to prepare and serve meals or drinks. Leading off the kitchen is a balcony at the front of the house and plans are being prepared to extend this area into a breakfast area as it looks out towards the rolling hills.

Living rooms

The Lounge has comfortable leather settees and there is a LED Smart tv/dvd/video setup with which you can view French tv, video or dvd and even YouTube. There is also a large and wide range of dvds available for guest entertainment. The Lounge also contains a wood burning stove set into the fireplace, which is the hub for the radiator central heating system.

Bedrooms

Four Bedrooms - 3 doubles and 1 twin.These are all of a good size and furnished to a high standard. Rental includes all bed linen and towels and each bedroom has a large built in wardrobe.

Heating

Main heating is by woodburner, which feeds the central heating radiator system. There are also several electric heaters situated throughout the property.

We have a number of boardgames for all ages. Large number of dvds. Books.
Limoux offers a wealth of entertainment for all ages and the local area has everything from canoeing, rafting, swimming to activity parks.

Parking and garages

Situated in a quiet secure area there is no passing traffic and house frontage is large enough to park 3 cars+. Any more than that speak to our good neighbours first.

Visitor suitability

The house is not suitable for very young children or wheelchair users due to the steps.
We do not accept animals and smoking is forbidden within the house.

Information about any additional facilities

A washing machine and tumble dryer are available for guest use. Instructions in use are in the Guest Manual but programme 3 for a light wash and programme 5 for a heavy wash is all you really need to know. There is always washing tablets/liquid available, so one less thing to worry about.
The house contains other additional items to make your travel and stay as comfortable as possible so NO NEED to bring a hairdryer (3 of), travel iron there is a good iron and ironing board already there, although we do ask you to bring your own beach towels if you are planning to go to the beach. They can be purchased locally if required.

About the Owner/Advertiser, Mr Philip Harvey

Electrical Engineer who fell in love with the South of France 18 years ago after spending a Christmas at my sister's home near Argeles sur Mer. Now a confirmed Francophile I try and get there as often as I can and for as long as I can between contract assignments. The eventual plan is to retire there and I have been very fortunate to not only discover a beautiful place to live but also a dream home, that I am very proud of. Why this location? Visited Limoux in 2002 on my property search and immediately fell in love with the place. It is the best decision I have ever made and I have never regretted the decision to buy my home there. Now into my 15th season of renting out my property I have attracted visitors from all over Europe, America and Australia some revisit every year. Limoux is ideally situated for anyone who wishes to discover the South Western part of France and Catalonia, with good road, rail and air links. 20 minutes from Carcassonne, Limoux has everything from numerous restaurants, year round entertainment and sun to outdoor activities such as cycling, walking, fishing or just watching the world go by whilst sampling the local wines.

Spanning 13 weeks at the start of the year the Carnival du Limoux is spectacular that cannot be missed and there is plenty of opportunities to see many of the numerous groups of Fecos and musicians, as each weekend brings something different. It is the start of a year long series of musical and performing arts spectaculars that are all unmissible. Carcassonne Cite - World Heritage Site

Visit the world famous Old Cite of Carcassonne and step back to medieval times as you wander around this incredible walled city. Visit the Carcassonne Tourist website for details of everything to do in Carcassonne.
25km from the house a visit to Carcassonne or any of the other Cathar fortress in the area is a must.

Canal du Midi & the Minervois

The Canal du Midi sweeps through the local area from Toulouse in the north to Sete in the south. The nearest points to the house are Carcassonne or Trebes 25-30kms. Watch the boats go by as you either sit and enjoy the sun or walk/cycle along the towpath. If you have watched Rick Stein's French Odyssey you will know that where ever you go you will not be too far from an excellent restaurant.
Go a little further and you enter the Minervois wine growing area set against the Black Mountains. Visit a wine producer for a degustation or visit Minerve a small village perched high above the river below.
