Font Saint Martin is close to Carcassonne, Mirepoix, Pyrenees mountains, lakes, cycle routes, hiking routes, Mediterranean Sea, and vineyards.
It's a perfect house for family holidays or groups, offering spacious accommodation with garden and swimming pool. The private, hilltop location affords stunning views.
The house is light and airy. The garden is a mix of sun and shade. The only sounds are the wind in the trees, the birds singing, and the occasional tractor passing by.
Font Saint Martin is all about the location. The house can be found at the very end of a long driveway. Perched on a hillside, the house offers stunning views and a great deal of privacy and seclusion.
The house itself is recently renovated and decorated simply but stylishly. We have tried to maintain the authenticity and history of the house and previous owners (artist and architect).
Modern kitchen with gas hob, electric oven, dishwasher, microwave, Nespresso, toaster, kettle, large fridge-freezer. Small table for chopping and chatting, or smaller groups.
Large dining table to accommodate 14 in the lounge/diner. Two large outdoor tables. Further outdoor table in the pool house.
Large lounge/diner with 3 comfy sofas and an armchair. Woodburner for colder months. Internet-ready flat-screen tv.
Master suite with kingsize double bed and en suite bathroom. Sofa. Dressing table. Private balcony.
Two further double bedrooms and 2 bathrooms.
The top floor of the house contains 2 quad rooms with 4 single beds in each. There is a wc and sink on the top floor. Please note it's necessary to go through one quad room to reach the next quad room. The ceilings are sloped at the sides but high enough for adults to stand up.
We normally accommodate adults on the middle floor and children on the top floor, but the space is flexible.
One en suite with walk-in rain shower, one bathroom with shower, one bathroom with bath. On the ground floor there is a bathroom with shower. On the top floor there is a wc and sink.
Oil-fired central heating plus woodturner in lounge/diner.
Internet- ready TV in the lounge. Piano in the hallway. Tv, dvd player and Wii console on top floor.
Games, toys, books and dvds.
Large garden, mainly grassed (not fenced).
Private 10m x 5m swimming pool which is walled and gated for children's safety. Pool house with outdoor table and chairs. Loungers and parasol.
Games barn with table tennis, big swing, children's games such as badminton, swingball etc.
Parking for 4-5 cars on the driveway.
Perfect for more than one family holidaying together or groups of friends or multiple generations of the same family. Great house for parties or celebrations. Plenty of space for adults and kids to enjoy.
Not suitable for those who struggle with steps or stairs, sorry.
Well-behaved dog permitted, downstairs and not on furniture.

My name is Claire and in 2014 my husband and I purchased beautiful Font Saint Martin, having fallen in the love with the Aude area. We have since renovated the house and installed a swimming pool. This is our second holiday home venture, previously we created and managed a small eco-retreat on Tioman Island in Malaysia. We now live in the UK with our children Alya and Tio but visit France as often as we can!

|Why this location?||I first visited Orsans in 1999 and was so impressed with the beautiful countryside, the sunflower fields, Carcassonne and Mirepoix. I brought my husband and children here 10 years later on a grand tour of France and Spain. When we decided to buy a property in France, this was the only location we considered, due to the sunny weather, beautiful scenery and proximity to the Pyrenees and the Mediterranean coast. And of course the selection of wine and cheese swayed us a little too!
Font Saint Martin itself is unique in it's peaceful and secluded location and stunning views. We viewed at least 20 properties but immediately both fell in love with this house and the location.

Fascinating, busy Monday morning market in Mirepoix, selling fresh fruit and veg, meat, cheese, plants, leather goods, rabbits and chickens, olives, pate, gifts. Can you find the knife-grinding man?
UNESCO World Heritage site and medieval fort, Carcassonne is the stuff of legends and fiction (you must read Kate Mosse's books during your visit). Parking can be difficult in the high summer.
We drive 10 minutes to Bram and access the canal there. Take a stroll then have a drink or an ice cream in l'Ile Oiseux restaurant. You can even hire a small boat from here to chug along the shady canal.
A little tricky to find but worth it, Bram tele ski is waterski-ing attached to an overhead wire. Great fun and reasonably priced. Friendly cafe-bar to watch your friends make fools of themselves!
A 30 minute walk or 2 minute drive, Fanjeaux village has a medieval centre, viewpoint, historic church, brocante and small museum. There is also a cafe-bar to take a coffee or beer and watch the world go by.
30 minutes drive to the reservoir Lac St Ferreol, beach to sit on, clean water to swim in and pine woods at the lake's edge for picnics or walks.
A little further on than Mirepoix, this turquoise lake has a small beach and designated swimming area. Small cafe and an inflatables park (on land) for the kids.
1h15 from Font Saint Martin, Leucate beach is wide and sandy with gentle Mediterranean water. Several cool beach bars here such as Le Poulpe.
About a 30 minute drive, this quaint village is packed full of lovely little book shops. Eat at Casquette et Chapeau.
Classic French restaurant and cuisine, with lovely outdoor eating area under a big tree in a courtyard. Very reasonable and tasty set menus. We also like Comptoir Gourmand (lunch only) and Le Relais in Mirepoix.
Beautiful vineyard where you can take a tour, have a wine tasting, and eat in their fine dining restaurant.
There is one restaurant in Fanjeaux and it serves large portions of tasty French food, kids menu also, and friendly staff.
On the road to Montreal, Domaine Le Fort sells wine and allows you to taste in their cool barn set up for wine tasting. We like the Viognier here.
On the road to Bram, Cedres de Robert welcomes you to try before you buy. We like their rose and the manageress is very friendly and speaks English.
