Beautiful views from top of house over vineyards towards the Montagne Noire. Undulating countryside ideal for walks and cycling. There are many local restaurants in the vicinity.
The house has 5 bedrooms and 3 bathrooms, a large living/dining room and a separate tv room with broadband wi-fi and UK Freeview tv. The recently renovated kitchen is fully equipped and gives on to the patio, pergola and swimming pool.
The large garden ensures privacy and there are vineyards to the rear. The picturesque Canal du Midi is 3km away. Historic Narbonne is 25 mins and the nearest beaches 35 mins
The kitchen was fully renovated in 2009 and includes a split-level double oven, microwave, fridge-freezer and dishwasher. There is ample crockery and cutlery for 12. As well as an indoor extendable dining table, there is an outdoor pergola with tables/chairs for up to 12.
The main living-dining room has two large sofas in front of the wood burning stove/fireplace. There is also a separate sitting room with tv, with a large sofa and three easy chairs.
One the first floor -
Bedroom 1 has a double bed with large en suite bathroom.
Bedroom 2 has a double bed.
Bedroom 3 has 2 single beds. These 2 bedrooms have access from the landing to their own bathroom.
On the second floor -
Double-aspect Bedroom 4 has a double bed, a wrought-iron cot and a child’s bed.
Bedroom 5 has a single bed. Both bedrooms have access to a bathroom from the landing.
Two extra folding beds are also available.
Bedroom 4 has an electric ceiling fan. All other bedrooms have self-standing electric fans.
On the first floor -
Bathroom 1 is en suite to Bedroom 1, with walk-in shower, wc, wash basin and bidet.
Bathroom 2 is accessed from both Bedrooms 2 and 3 via the first floor landing. It has a walk-in shower, wc and wash basin. On the second floor -
Bathroom 3 can be accessed from the second floor landing. It has a bath (with shower attachment), wc and wash basin.

The garden is an especially attractive feature. The swimming pool measures 8m x 4.5m and was built in 2005. It is serviced/cleaned at weekly intervals (on Saturdays). The pool has a "bubble-wrap" summer cover which can be rolled across to keep the heat in during the night. A gas bbq is supplied and there are pool loungers, chairs and outside tables. It is strongly advised not to take glasses near the pool but only to use plastic cups. The garden measures approximately 1000 square metres. It has plenty of shade, being stocked with acacias, mulberries, cypresses, almonds and umbrella pines, as well as a plum tree, a fig tree, a Judas tree and an apricot tree. There are vineyards to the back of the property, where there is car access via the garden gate.
There is plenty of parking in the rear garden, accessed through the large garden gates at the rear of then property. Cars can also be parked on the pavement in front of the house.
This is an older style property built around 1870 with many charming period features. These include a stone staircase up to both floors, making it not suitable for wheelchairs or those with impaired mobility. There is one stairgate that fits across one of the bedroom door frames. If necessary, we can erect a childproof fence across the kitchen end of the pool patio.
Utility Room: The first utility room off the kitchen has the central heating boiler; the second utility room has a wc, small fridge and washing machine.
Cleaning/towels/linen: The house will be cleaned before and after each tenancy. Linen and towels are provided.

|Why this location?||We were attracted to this area because of its wide open vistas to the Pyrenees, its mediterranean vegetation, its access to the beaches and its location among the rolling vineyards of the Minervois.|

The area has many typical restaurants, particularly along the nearby Canal du Midi.
There are many historic sites in the vicinity, ranging from monasteries such as Fontefroide and Lagrasse to historic towns such as Carcassonne and Pezenas. The next door village of Pouzols has a beautiful Romanesque church.
Our next door neighbours Valerie and Lucien Salvador are winegrowers. One can taste wines in many of the villages nearby. Our area the Minervois is a well known 'appellation controllee'.
These range from the weekly market in nearby Olonzoc (Tuesdays) to the splendid covered market (Les Halles) in the centre of Narbonne which is open every day.
The nearest beach on the Etang de Bages (good for sailing and windsurfing) is 35 mins away. Narbonne Plage and Gruissan are about 45 mins. We prefer the beach at Leucate, further towards the Pyrenees, as this tends to be less crowded in the summer. It is about an hour's drive from the house. also has good windsurfer facilities. Peyriac de Mer is a pretty seaside place. We occasionally go to Rosas (2 hrs or Cadaques (2.5 hours) in Spain.
"Velo Melo" hires bikes form the next door village of Paraza (they will deliver them to the house). There are a large number of marked trails in the area, which is ideal for cycling.
We can recommend Le Biquet on the beach just south of Leucate. Also La Cambuse du Saunier on the salt pans just south of Gruissan, whose salt-baked fish is delicious!
