Villa Chauve Souris is a wonderful stone cut villa with amazing views over the village and ruined castle of Durban Corbieres in Languedoc. Built in 2003, it contains all modern conveniences and is surrounded by vineyards and historic towns.
It is a 5 minutes walk from the village which contains a bar/restaurant, supermarket, boulangerie, tabac, pharmacy, health centre and petrol station.
It is ideally placed to discover the magic of Languedoc - historic towns and villages such as Carcassonne, Narbonne and Lagrasse are all less than an hour away. And some of the best beaches in the Mediterranean such as Leucate Plage are less than thirty minutes.
There are abundant walks and cycle trails nearby and weekly markets at most of the local villages.
A perfect place to explore the magic of south west France or just sit by the pool and take in the wonderful view!

The living area is open plan with a fully equipped kitchen, a large 8 seater dining table and large sofa. Although in Summer you are likely to be dining outside on the terrace.
The kitchen has a convection hob and oven, a dishwasher, large fridge, a butler sink and a range of cupboards. There is a pantry which contains the full range of crockery, pans, glasses etc as well as a washing machine.
There is a second fridge in the garage which is useful for wines, beer, and water.
The living area is part of the main open plan area of the house containing a range of high quality furniture. There is a large 8 person L-shaped sofa with coffee-table and a large flat screen television with English programmes.
For cold Winter nights there is a woodburner fire and electric convection heaters.
The villa has wi-fi access and there is a range of books and family games.
The room leads out through large sliding doors to the terrace and beyond to the pool making the whole area a continuous space.
There are 4 double bedrooms in all; 2 upstairs and a master bedroom and second bedroom downstairs.
The master bedroom has an en suite bathroom with walk in shower and a range of built in cupboards and a dressing table.
The second bedroom has a large wardrobe and chest of drawers and is served by a separate downstairs bathroom. Upstairs there are 2 large bedrooms with cupboards plus a third bathroom.
There are 3 full bathrooms in all plus an additional downstairs toilet.
Bathroom 1 is in the master bedroom and contains a basin unit, mirror and shelf. There is a toilet and a walk-in shower. All the bathrooms have had new showers installed recently and the water pressure is excellent. Bathroom 2 is downstairs and contains a basin unit, toilet, bath with a shower. Bathroom 3 is upstairs with a basin unit, toilet, bath and shower.
There are hairdryers in each bathroom.
In the main living area there is a woodburner fire. In addition, every room throughout the house has electric convection heaters.
The main living area contains a large flat screen television with English channels. There is a range of books and a series of family boardgames like chess, balderdash and scrabble.
The outside area is the true glory of the villa with private pool and views over the village, castle and beyond.
The terrace contains an 8 seater table for al fresco dining and 3 lounge chairs for relaxing. There is a cane canopy above to provide semi shelter.
The pool has 4 high quality sunloungers and umbrellas and there are a range of pool toys in the garage.
The bbq is in this area and charcoal and lighters etc are sold in the village supermarket.
Beyond the pool terrace there are gardens with plants that provide privacy. There is also a quiet nook with table for 2 to escape the sun on hot days.
The villa is in a private, gated community and there is plenty of parking. There is a garage which is largely used for storage and a driveway which visitors can use if they prefer.
The villa is perfect for family groups - we do not allow stag parties etc. It has child gates which can be installed at the top or bottom of the interior stairs and the stairs which lead down to the pool area.
There are many walks and trails in the area and the villa has fo4 ur cycles for exploring nearby. More serious cyclists can explore some of the best routes in France in an area which has entertained the Tour De France in past years.
Whilst the villa is not fully wheelchair accessible, much of the downstairs is. The main entrance door is 32cm wide and the living area and terrace are step free. However the pool area and rest of the doors and corridors are not accessible for a wheelchair.
The Languedoc region is perfect for a memorable holiday and Durban Corbieres is right at its heart. However a car is essential to fully enjoy the area.
Wonderful long sandy beaches are less than a half hours drive and the historic towns of Carcassonne, Lagrasse, Narbonne and Perpignon are nearby as well as the famous Canal Du Midi.
Durban Corbieres is surrounded by vineyards offering tastings including 4 within a mile and 1 within 50 yards!
The village itself is a 5 minute walk away along a private path (don't be put off by the drive which is slightly longer!) and provides all facilities including a mini supermarket with award winning butcher and a bar/restaurant.
The Cathar Trail runs nearby. Those familiar with the Kate Mosse books will find much to interest them.
Hi I am Huw and my wife is Angela. Our main home is in Kingston Upon Thames in South West London. We have four grown up children and one grandchild and the villa is somewhere we hope to come together as a family in the coming years. But we are also keen to let others enjoy it. We have only owned the villa for 4 months having spent two trips to Languedoc looking at various homes in the area and fell in love with it as soon as we stepped through the door.

|Why this location?||Durban Corbieres is a small working village surrounded by vines and domaines. It has a bar and restaurant, supermarket, boulangerie, award winning butcher, tabac, health centre and petrol station.
It is perfectly placed for exploring the delights of the Languedoc region: half an hour by car from some of the best beaches in the Mediterranean, close to towns such as Narbonne, Beziers and Carcassone as well as historic villages such as Lagrasse with its ancient monastery.
There are abundant vineyards offering wine tastings; including Domaine St Juste which is literally 50 yards away.
It is part of the Cathar trail reflecting religious persecution in the 12th century and made famous by the Kate Mosse books.
There are walking trails throughout the area and the locality is serious cycling country; for amateurs using our 4 bikes or more serious riders exploring some of the most challenging trails in southern France. Skiing in the French Pyrenees is a 2 hours drive.
|Unique benefits of property||In summer, the villa is the perfect holiday get-away. The weather in Languedoc is hot without being oppressive. The view from the terrace and private pool is truly magnificent; overlooking the village and the ancient ruins of the castle. The bbq means endless evenings sampling the local food and wines. Inside the open plan living area makes for easy relaxing and there is a fully equipped kitchen. The bar, Chez Prano, offers great, simple food and there are many fine restaurants within a few miles.
It is perfectly placed to explore the area with its historic towns and wonderful beaches and the wonder of the ancient city of Carccassone is about an hour away.
The villa is served by a range of airports including Beziers, Carccassone, Toulouse, Montpelier and Perpignan. Eurostar and the TGV from Paris travel to the nearest town, Narbonne which is a 20 minute drive or taxi. It is also well served by the excellent French motorway system. There are abundant markets in the villages nearby.
Carccassone is a must; make sure you try the local dish cassolet.
Leucate Plage is 30 minutes by car and a favourite beach, golden sands and bars and cafes. And there are many other beaches to explore.
Lagrasse is an ancient village with winding streets and a fascinating monastery.
Try a wine tasting at any of the local vineyards.
Narbonne has an indoor food market open throughout the week and an outdoor market on Sunday mornings.
The Cathar trail; the story of conflict between the Catholic church and the Cathar religion which is marked by a series of ruined castles and made famous by the Kate Mosse books.
Serious cycling country conquering hills and valleys which have been part of the Tour De France.
Endless walking trails which start in the village.
