A large country house with panoramic views, superbly situated on its own private estate in the heart of the Languedoc vineyards.  Two kilometres from a sizeable village with shops, restaurants, bars. It is 45 km west of sophisticated Montpellier, which has an international airport and train station.

A CAR IS ESSENTIAL IF STAYING AT THIS PROPERTY
 
Sleeps 9/10 in 5 bedrooms/4 bathrooms.  Plenty of gated parking on the premises.  BBQ area with outdoor dining setting in the garden for those important alfresco meals.
 
Nestling amongst vineyards, the property has stunning views over the countryside to the mountains beyond.  The grounds have many established trees and have been landscaped with native plants and shrubs. 
 
The huge pool area, planted with palm trees, is totally private, with pool house, shower and plenty of sunbathing space. 
 
The house is well appointed, with exposed stonewalls and beams and terracotta floor tiles.
 
On the ground floor off the entrance hall is a large sitting room (up 2 steps) and guest powder room.  Doors open from the sitting room to the paved terrace that runs the length of the building and on to the garden.  Two beamed doorways lead to the dining room and another to the well-equipped kitchen, with doors opening to a terrace.
 
Satellite wi-fi, satellite tv with free to air UK channels and dvd player, Cd/cassette player/radio are provided for your entertainment.
 
A staircase with handrail leads from the entrance hall to the first floor and the bedrooms:
 
A vast master bedroom suite, consisting of a bedroom of 27 sq m with air-conditioning, exposed beams, and a large, fully tiled en suite bathroom.  This has a separate wc, big walk-in shower, hand washbasin with vanity and a bath with amazing views over the countryside, plus a french door leading out to the suite’s own terrace. A french door also opens from the bedroom to this terrace (right) – a tranquil spot to enjoy the wonderful views of vines and distant mountains in all directions. 
 
Also off the master bedroom are french doors opening to a veranda of 30 sq m, which runs the entire width of the house.  It has large windows all round to fully appreciate the marvellous views in all directions.
 
Along the corridoor is a twin bedded room with en suite bathroom.

A further double bedded room, a bedroom with a single bed (with fold up bed for a child if required), are on this level with a bathroom with bath and overhead shower, separate wc, second fully equipped kitchen with washing machine and second sitting room with semi-circular terrace and wonderful views.

Whilst part of the house, the above can be a 2 bedroom, self-contained apartment in its own right, ideal for two families sharing. The utilities room with washing machine, tumble drier, iron and ironing board is also on this floor.
 
The garden studio, located in the grounds about 10 metres from the main house, has a large bedroom with twin beds and en suite shower room plus terrace. 
 
About 40 metres from the house, a flight of steps secured by a latched gate, leads down to the secluded pool area enclosed by a beautifully built stone wall.  The entire area is totally private and paved with big, stylish, flagstones, providing plenty of sun bathing space.  Palm trees have been planted to create an atmosphere of a tropical oasis.  The 12 x 6 pool, 1 metre-1 metre 50 in depth, is entered by four steps. 
 
The pool house has a shower and wc; its covered terrace, providing shade on hot days, has a handy outdoor sink with stone surround.

A Brief Guide on the Area

The house is just 2 kms from St André de Sangonis, which has all shops and services, including two mini markets, several boulangeries, butcher, bars, restaurants, a ‘Maison de Presse’ which has English newspapers, and a Friday morning street market. The market town of Gignac, 6km, has a supermarket, restaurants, shops, banks etc plus an excellent big Saturday morning market which is one of the best in the area. Mediterranean beaches 35km, Lac Salagou for swimming and non-motorised watersports, 10km, River Herault/gorge 10 mins. Montpellier 40km, Spanish border 150km. Plenty of wine-tasting opportunities in the local area. Summer concerts abound, often in the grounds of an historic chateau, with wine tasting under the stars. Sophisticated Montpellier for shopping and the arts, 45km.
