Charming 4 bed/2 bath Cottage with Pool and Garden. This cottage/gite is in a town setting.

Charming 4 bedroom cottage, close to the village square. There is a spacious ground floor double bedroom and a ground floor bathroom and toilet. On the ground floor the large sitting room has 3 leather sofas, tv, wi-fi, music centre etc. The dining area will seat up to 8. Upstairs one big double bedroom and 4 single beds in 2 bedrooms. Large shower room and toilet.

Outside: south facing garden with tree shaded terrace, dining table and 6 chairs. Outside kitchen with wok burner and oven. Built in bbq. 15ft x 10ft swimming pool. The cottage is in a quiet cul de sac, a few minutes stroll to the town centre.



Kitchen and dining

The large kitchen is equipped with oven, hob, dishwasher, microwave, full height fridge-freezer and all that could possibly be required for serious living. Lots of crocks, cutlery, saucepans etc etc. There is a small breakfast table with 4 chairs in the middle.

The dining area is under the south facing window and can seat up to 6, though we usually eat outside on the terrace in the shade of the mulberry tree.

Living rooms

The sitting room has 3 comfortable leather sofas and coffee-table. Tv, wi-fi, music centre etc. The is also a desk for pc's laptops etc set apart. Lots of books in the book case. There is also a fire place with a wood burning stove.

The south facing garden is mainly tiled with a grassed area.

Parking and garages

Parking is to the front or rear. Both are cul de sacs. The rear has usually has no other vehicular traffic and is completely safe.

Visitor suitability

Because of the ground floor double bedroom and ground floor bathroom, it is suitable for a less-able couple to stay. The pool is a welcome delight during the summer months for both children and adults.

About the Owner/Advertiser, Mr Peter Lancaster

Settled in Capestang after cruising the canals of Europe. Arrived and fell in love with the town and area. We live a few minutes from the cottage and are always available for help or advice.

Year property purchased 2016
Why this location? Cruised all of France and found that Capestang had all that we wanted, so we stayed. The town and area are charming and friendly with lots of interest and is central to many others. We enjoy the nearby beaches (20 mins), mountains and rivers.
Unique benefits of property The cottage has 4 bedrooms (one on the ground floor), 2 bathrooms (one on the ground floor), swimming pool, bbq and garden. Only 4 mins walk to the tree lined market square, with it's cafes, bars and restaurants. The cottage is located in a quiet cul de sac with ample safe parking. The ground floor bathroom and double bedroom make it suitable for the less able.

Capestang Village Square

There are several excellent restaurants and bars around the square. All good and not expensive with a very convivial atmosphere of a busy market square. The village square with it's friendly tree shaded bars is the place to meet and make friends of different nationalities.

Favourite restaurant

A little further afield at Montardy (4km), La Tour is unbelievably good and fantastic value. The best food that I've had in France.


There are many wine caves with free tasting close by to suit all tastes and budgets

Cycle Hire

4 mins walk away. Good rates and helpful UK staff.

Canal du Midi

The world famous Canal du Midi is a few minutes walk away. There is boat hire by the hour or day to cruise this serene tree lined canal.

The River Cess

Doesn't sound romantic, but is a clear running stream of mountain melt water with lots of wildlife and some super swimming holes.


Roquebrune is also an excellent river for watersports with a beautiful village to explore.

Horse riding

Horse riding and pony trekking are available locally.
