About this property

Very French, very spacious, very sunny and warm!. This villa is in a village setting.

Spacious 5-bedroom villa on the edge of the charming village of Caux.

Furnished with traditional French antique furniture combined with modern amenities. Half-acre garden with private swimming pool and an abundance of mature trees to provide shady spots on hot summer days.

A large terrace flanks 2 sides of the house, perfect for al fresco dining with bbq and seating for 10 around a large hardwood table. Relax in dappled afternoon and evening sunlight provided by partial shade from the row of poplar trees alongside. Beautiful views across rolling hills of vineyards towards the south and the medieval town of Pezenas which is just 7 kilometres away.

There are 2 large bathrooms each with bath and shower heads and one with a separate shower cubicle. There is a separate wc and an additional shower room with wc off the laundry room. In the traditional style of the region, the main accommodation is on the first floor whilst the master bedroom commands the best views from the second floor. Plenty of parking space outside (we've had 10 cars parked with space for more).



Kitchen and dining

Large kitchen with natural wood dining suite seating 6. Fully fitted with all of the usual appliances, electric oven, gas hob, dishwasher and small appliances from blender to kettle that you would expect. Separate utility room off the kitchen which contains a larder fridge and upright freezer.

The dining room is the largest room in the house, furnished with good quality French antique furniture. The dining table extends to accommodate seating for up to 10 (need to "borrow" 2 chairs from the kitchen). The dining room and kitchen open up to the terrace through 3 sets of double frenchdoors.

Living rooms

The salon is accessed through the dining room. It has 2 sofas seating up to 7 and there is another sofa in the dining room adjacent, which can seat a further 3. Tv with freeview satellite, video/dvd player and playstation (and lots of games).

There is an open fireplace - out of use during summer, though nice to look at.


Four bedrooms on the first (main) floor level, 3 with double beds and 1 with twin beds.
The fifth (master) bedroom is on the upper floor with double bed and double sofabed.

Lots of wardrobe space in every bedroom.


Bathroom 1 has bath with shower head, wc, bidet and washbasin. Separate wc next door. Bathroom 2 has sunken bath with shower head, separate shower cubicle and 2 (his and her) washbasins.

Further shower room and wc downstairs off the laundry room as well as a shower by the swimming pool.

The laundry room has a sink with hot and cold water and fitted with automatic washing machine and separate tumble drier. Iron and ironing board of course!
Housed in a cupboard is the water softening unit.


Heating is by fixed electric convector heaters though no heating is ever necessary during rental periods. In case of "freak" cold weather, there are several mobile oil-filled electric radiators.


Old fashioned but good quality music centre (cd player and turntable for any vinyl aficionados) with fantastic sound quality. Large cd collection.

Table tennis table in garage.

Tennis at the sports centre in the village (10 minute walk).

Garden and outside

Half-acre gardens surround the house. Tall hedges all round ensure privacy from neighbouring houses as well as from the street. Lots of mature trees and shrubs, including pines, eucalyptus, palm, poplar, honey-locust, strawberry tree and oleander.

Laid mainly to lawn although the grass becomes progressively parched and yellow as the hot weather intensifies. Typical of this part of the world.

Swimming pool. The pool is set in one quarter of the garden, in a sunny spot.
It is 8 metres long (plus 1.5 metres into the Roman steps) and 4 metres wide.
It has a flat bottom (more conducive to games) 1.5 metres deep. There is a pool alarm.

Parking and garages

Ample parking for 10 cars on the gravel drive within the grounds. The garage will accommodate 2 further cars although it is not generally used for this purpose.

Visitor suitability

The main accommodation is on the first floor, accessed by a staircase at the front or rear. It is therefore unsuitable for wheelchair users.

Information about any additional facilities

The villa is jut 5 minutes walk from the centre of Caux and local facilities, pharmacy, 2 bakeries, butcher, pizza takeaway, bar, restaurant and a market on friday mornings. The larger historical town of Pezenas is just 7 kilometres away and has 6 supermarkets on the outskirts, lots of upmarket shops and boutiques in the centre and a huge Saturday market as well as an abundance of bars, cafes and restaurants.

The Mediterranean coast is 30 minutes to the south with a many and varied selection of sandy beaches and resorts. Choose between commercial, glitzy entertainment such as Agde or Vias, or Marseillan Plage or Grau d'Agde, the latter with wonderful floating restaurants at the mouth of the Herault river.

Head north from the house and within 15 minutes you are in the mountains with any number of lakes, rivers, gorges and the Languedoc National Park.

Spain is only a 1 hour 30 minute drive away passing through colourful towns such as Beziers, Narbonne and Perpignan.

We bought our villa in 2004 and lived there for 3 years but had to return to UK for family reasons. It is such a beautiful house in a lovely location that we have not been able to part with it even though we can only enjoy it in short bursts these days.

Why this location? Caux is a lovely village - head north to the mountains and south to magnificent beaches and the wonderful coastline of the Languedoc. In between, rivers, lakes and scenery second to none. The marvelous cities of Montpellier, Beziers, Sete, Agde, Narbonne and Carcassonne are all within easy reach.
Unique benefits of property Large, 5-bedroom villa standing in 1/2 acre of gardens with an abundance of mature trees. On the edge of the village, close to amenities but looking out from the front at open, uninterrupted countryside and the splendid vineyards of the region.

Villa was perfectly located within walking distance to small village with basic facilities (bar, bakery etc.) and ten minute drive to medieval town of Pezenas with many restaurants, bars and places of historical interest Villa was spacious, clean, well supplied and beautifully furnished. Pool and terraces were fantastic and table tennis table in basement was additional bonus. We had a perfect week in the villa and I'll definitely book again.
