This house has been completely refurbished in 2016 to produce a lovely comfortable family home with 3 bedrooms, 2 brand new bathrooms and various living spaces.
The terrace around the pool is completely private while the dining terrace can be seen by 2 neighbours who generally keep their windows closed all summer to keep the heat out!
On the first floor there is a kitchen/living/dining area leading onto an outdoor dining terrace plus a comfortable salon.
The dining terrace has an electric shade awning and outdoor dining table for 6.
Steps lead down from the dining terrace to the pool deck and further down to the Moroccan salon, a shady spot under the dining terrace.
Upstairs the master bedroom has a very comfortable king sized bed (160 x 200) and high quality mattress. It has a dressing room and en suite bathroom with Italian shower and double basins.
The second bedroom is also a double and the third bedroom can be set up as a super-king sized double bed or 2 twins. There is also a bunk bed for extra little guests.
Philippe worked for 2 years in Morocco so we got to buy some fabulous pieces - we had the cedarwood bedhead made in Fez, fell in love with the filigree lights and bought several, the artwork in the kitchen, the copper tagine and most noticeably, the blue paint from Chefchaouen. Otherwise the house is a typical french village house with exposed stone walls, wooden beams and patterned floor tiles plus lots of wooden furniture in keeping with the age of the house (IKEA is only allowed in wardrobe areas!)
1. The house is not suitable for little kids as the stairs leading to the pool terrace are open tread and the entry to the pool is a ladder.
2. In September we only rent the house to one couple, use of the master bedroom and en suite and the rest of the entire house, excludes the front 2 bedrooms. This is because we live opposite a working winery and the front 2 bedrooms are noisy during the harvest period.
The kitchen is fully equipped. We love cooking so don't think you will find anything missing. There is a double SMEG oven with 5 burner gas hob, large fridge freezer and sink in the kitchen plus a further sink and dishwasher in the pantry (washing up area). There is lots of crockery, cutlery and glassware (posh and everyday!).
In the kitchen we have an island bench that seats 5 or 6 with high stools, it's always the central social spot in the house.
Leading from the kitchen there is the terrace with outdoor dining for 6 normally but the table extends to seat 8-10 if necessary.
In the living/dining room there is another dining table for 4 but it extends to seat 8.
There are 2 indoor living areas. The living area at the end of the kitchen has a comfy red leather sofa and two armchairs. This area has a stereo system where you can plug in your ipod or phone (we provide cables for Android, if you have an iphone or different cable please bring your own).
The salon has a 3 seater couch and 2 armchairs and a large flat screen tv. We get French channels only for now.
There are 3 large bedrooms on the second floor.
The master bedroom has a 160 x 200cm bed (a bit larger than an English king) with a high quality mattress and bedding. It has a dressing room and ensuite bathroom.
The second bedroom also has a 160 x 200cm bed with a built in wardrobe, dresser and a couple of small armchairs. There are shutters that keep out all light should you want a lie-in, or they can partially or fully open.
The third bedroom can either have a superking double (180 x 200) or 2 singles. It also has a bunk bed so can sleep 4 children if necessary but we prefer a maximum of 6.
The en suite has an Italian shower with rainshower head, wc and beautiful double copper basins.
The family bathroom has a shower over the corner bath, basin and wc.
There is also a wc on the first floor.
We have central heating and 2 wood stoves! Generally we only let this house in summer but we may consider a Christmas or Easter let.
We have lots of English books and we leave a selection of puzzles and games for children - dominoes, tower block, colouring pencils, boules, jigsaws...
The terrace faces south and gets sun most of the day. It has a lounge area and outdoor dining. There is an electric sun shade that protects the dining table.
The pool courtyard is down the steps from the terrace, it is completely private and not overlooked by any neighbours.
Down a half set of steps again we have the Moroccan salon, a shady space under the terrace with a couple of day beds.
The garage is not for use by guests except to access the washing machine. Parking is on the street beside the house or just down the road.
Not suitable for wheelchairs or toddlers. There are lots of steps.
I am Irish, Philippe is French and we have been married nearly a year, together for nearly 6 years and this house was a labour of love, it's our main home and we rent it out in the summer to help pay the bills and for various improvements - it's finished but we still have a long list!

|Why this location?||I have lived in this village for 8 years and when Philippe and I decided to buy a house together we wanted to stay here, it's such a great spot and so friendly so we didn't want to go elsewhere, we finally found a house in the same village.|

We are within a 15 minute drive of around 10 of our favourite wineries, an hour's drive of Saint Chinian, Pezenas and Faugeres appellations, 1.5 hours from the Minervois, Pic Saint Loup, Corbieres, La Clape, Terrasses du Larzac and more. We love wine and will be happy to give you recommendations of where to go and our favourite wineries to visit.
Each of our local villages have a restaurant, some better than others! Our favourites within a 10 minute drive are:
Wanagain - Espondeilhan - their specialty is really great home-made burgers - nice outdoor dining area
Picamandil - Puissalicon - great wine bar with various tapas choices and a daily menu - great value and a lovely garden seating area
La Galerie - Magalas - restaurant menu starting from €22 with imaginative food, well worth booking in summer
Le Petit Peché - Roujan - Family friendly restaurant with a shaded outdoor dining area.
L'Escampette - Neffiès - bistro style, great food, outdoor dining
Le Very Table - Neffies - a la carte restaurant, really good menus, mostly indoors but book for the courtyard.
There is also our local café / bar in Pezenas which serves lunch and dinner, not fine dining but a good value 3 course menu that changes daily.
There are a few good kayaking spots around here. Our favourite is Canoe Roquebrun with 5km, 8km and longer routes. It's a beautiful river and there is a snack bar at the canoe centre.
The other good spot is St Guilhem Le Desert just off the A75, this can be more crowded, to avoid at weekends in summer but it is also beautiful.
Local Painting in France instructor Simon and his wife Monica who is an excellent cook put on regular outdoor painting mornings followed by a chic picnic. Rave reviews!
