A cosy, bright cottage with completely private garden suitable for winter or summer holidays for one person or a couple. It's a great area for walks in the vines, visits to wineries, mountain biking or simply getting a feel fro real french village life.
The garden is fully enclosed and private and suitable for dogs.
In summer the garden becomes another room and there is outdoor dining with a large parasol, deckchairs and a sun lounger and a jacuzzi which you can use as a place to cool off with a book and a glass of rosé.
In winter the sun is on the garden until after lunch so lunches outside with a crisp blue sky are quite possible most of the year, (having lived here for 9 years it's still such a treat to eat lunch outside in February!)
The kitchen is fully equipped with an electric oven and cooktop, dishwasher, small fridge, microwave and kettle. There is ample storage and plenty of plates, glasses, mugs etc.
A small island bench separates the kitchen from the living/dining area.
There is also a dining table and chairs for 2.
The wi-fi speed is pretty good for a small village, making it a great place to work from home, write a book, research a project or just watch Netflix! There is a built in desk beside the wood stove.
The wood stove heats up the house in no time and double glazing throughout ensures it's a romantic and cosy space in winter.
The living area is made up of a comfortable 2 seater couch and 2 armchairs. In winter these face the stove and in summer they are back against the walls to create a larger open space.
The bedroom has a 160 x 200 bed with a good mattress and bedding provided. There are 2.5m of wardrobes, bedside tables and a full length mirror.
There is enough space for a cot in the bedroom.
The bathroom has a shower over bath with good water pressure. The wc is electric so it makes a noise when you flush! There is a small basin and shelving.
The wood stove heats up the house very quickly. Pick up twigs and pine cones when you are out for walks and snuggle up in front of the fire in the evening. Plug in electric radiators are also provided.
There is double glazing throughout so it keeps the heat really well.
There is good speed Wifi so you can watch Netflix or any other online shows and play music.
For a long term winter let we would put in a tv.
The garden is around 70m2 with roses, jasmine, lavender and an olive tree. You can get sun or shade by moving around the garden.
There is outdoor dining for 4, another little marble table and 2 deckchairs plus a sunlounger.
The Jacuzzi is set up from around the end of May till the end of August.
Parking is on the street just outside the house, there is always space.
Suitable for elderly, it is all on one level with just one step up to the garden and one step into the house. The bath is the only issue, I am considering changing the bath for a walk in shower and would do for a long term let in winter.

|Why this location?||I was looking for a house with a garden as I have a dog, somewhere near Pézenas which is a lovely lively and historic town. There are very few properties in this area with gardens in my price bracket. I fell in love with the cottage and the village and lived here for 3 and a half years before finally buying a bigger house - in the same village, we love it here!|
|Unique benefits of property||I say it's "small but perfectly formed"! It has everything a couple needs for a relaxing holiday away from it all but just 5 minutes walk to the centre of the village. It has a good sized bed, lots of wardrobes, a sunny garden and a wood stove for winter, a jacuzzi and sunloungers for summer. The garden is completely private.
Inside the kitchen is fully equipped with a dishwasher, oven, electric cook top, microwave, kettle and small fridge, outside in the little laundry there is the washing machine and a drinks fridge. We have had people very happily spend a 4 week holiday in this house. One couple has been back twice for 3 weeks, another is coming back next year for 3 weeks.
It's a great house for those looking to check out the area during winter with a view to buying in the area and most winters we have long term tenants for anything from 3-6 months.
