About this property

Delightful Modern Villa in the Sunny South of France. This villa is in a village setting.

This is a light and spacious comfortable villa with its own private heated swimming pool, wi-fi and air-conditioning, on the edge of the pretty Catalan village of Laroque des Alberes, only 10km from safe sandy Mediterranean beaches. The village centre, which is within walking distance, consists of narrow old streets winding up the hill to the tower. There are a variety of café/bars and restaurants within the village and bakers, butcher, tabac, post office, local supermarket, pizza takeaway etc. A larger supermarket is only a few minutes away by car.



Kitchen and dining

The kitchen is well-equipped with full size oven, ceramic electric hob, fridge-freezer, dishwasher, microwave, kettle, coffee-maker, toaster, blender, and plenty of pans and utensils. Its separated from the dining area by a generous breakfast bar with bar-stools. The dining area has dining table which can seat 8 and plenty of crockery and cutlery and patio doors onto the terraces leading to the garden and swimming pool.

Living rooms

The main living room is part of the large open-plan kitchen/dining/living room. It’s furnished with comfortable sofas and armchairs, and equipped with flat-screen tv, dvd etc. This room is equipped with reversible air-conditioning for cooling in summer and heating in winter. Further heating can be provided by the wood-burning stove or electric panel heaters. There is now also a separate second sitting area with a sofa and frenchdoors to the terrace.


The villa has 3 bedrooms. On the ground floor is a bedroom with large double bed (160X200cm), with frenchdoors to the garden and en suite shower room. On the first floor is another double bedroom (with 160X200cm bed) which is double aspect with patio doors onto jasmine covered balcony, with views of the mountains and across the plain. Also on the first floor is the twin bedroom, with two 90X200cm beds. This room has a view across to the village, the castle, and across the plain towards the sea. All the bedrooms have a reversible air-conditioning unit for cooling in summer and heating in winter, and have wardrobes, chest of drawers and bedside cabinets.


The villa has a ground floor wc, just off the entrance hall.
The ground floor bedroom has a spacious en suite shower room with wc, bidet, basin and enclosed shower cubicle.
Upstairs there is the family bathroom with wc, bidet, basin and bath with shower over with shower screen.
The bathroom and shower room are both fully tiled and have storage unit and shelves.


The house has reversible air-conditioning units in the living room and each bedroom. These provide cooling in summer and can be used for heating in winter. There are also electric panel heaters, and, for that cosy feeling in winter there’s also a log burning stove in the living room.


The villa is equipped with a flat-screen tv which can receive some UK tv channels via satellite and internet as well as French tv. There is a dvd player and cd player. A selection of books is available to borrow, and there are some board games. Broadband wi-fi is available, so bring your laptop and surf the net or catch up on emails. And of course there is the private heated swimming pool (more info below!).

Garden and outside

Outside there are tiled terraces – some shady and some sunny, your choice – with garden furniture – a table and chairs for dining and sunloungers and cushions for lazing by the pool. We supply a barbecue and sun umbrellas. The terraces lead to the garden which surrounds the house on 3 sides and is planted with typical Mediterranean plants and fruit trees. Guests are welcome to pick and eat the fruit that ripens. The garden is private and is totally enclosed by a wall and hedge, with a lockable gate. The pool is 7m X 4m and heated using a heat exchanger. It has steps down in the shallow end and an electrically operated security cover to take the hard work out of opening and closing the pool. The pool operates from Easter until the end of October. As with all private pools, parents should be aware of the need to supervise children whenever the pool is open.

Parking and garages

There is one off-road parking space available to our guests, but also plenty of on-street parking on the very quiet road.

Visitor suitability

The house has not been adapted for disabled visitors, but as 1 bedroom and its shower room is on the ground floor it may be accessible depending on your needs. There are some single steps in/to the garden. Please feel free to contact us for more details to assess whether the house is suitable for your needs.

Information about any additional facilities

Children’s equipment. For our young guests we are able to provide some equipment if requested: highchair, travel cots (there is room in the bedrooms to set these up), baby bath, bottle steriliser, socket covers, bed rail, stairgates etc.
Booking Notes. A 25% non-refundable deposit is required to secure the booking. The 75% balance is required 8 weeks before arrival. A security deposit of £300 is also due then – it is refunded after your holiday less any charges for extra cleaning or breakages. Linen and towels are not included – you can bring your own or we can arrange for them at an additional cost.
During the main summer season we can only accept bookings from Saturday to Saturday, (if you travel midweek, why not take a few days for a leisurely drive to the South?) but at other times of the year we can be more flexible with arrival days and short breaks. Payment by bank transfer/cheque preferred. Credit card payment also possible. Please feel free to contact us for more details.

I live in England with my husband and our 2 (now grown up) children. We both work here and visit France as often as we can. Having rented many holiday properties in the Alps and along the Mediterranean coast, we decided that we loved this area of the South of France and would like to buy somewhere of our own in the traditional village of Laroque.

Why this location? For us the region has everything! Great scenery – mountains, hills & the Mediterranean coast. Great climate – hot sunny & dry summer and mild spring & autumn. Fantastic light which inspired artists so lots of art galleries and studios. History – monasteries, castles & forts. Fantastic beaches only 10km away – miles of (free) clean sandy beaches for sunbathing or safe bathing (most with blue flag). A great choice of local restaurants, in the coastal resorts and the inland villages, with regional & international food at prices to suit all budgets. For the more active: sailing, diving & other watersports at the coast, walking & mountain biking in the hills – even winter skiing only an hour’s drive away.
..And it’s easy to get to with low-cost UK flights to local airports, by train or by car.

In the kitchen you won’t be struggling to cook a meal with only a kettle, two pans and a wooden spoon! From coffee machine to blender it’s here. There’s broadband wifi, so bring a laptop & check the weather forecast, catch up on emails, or stay in touch with the office, in comfort. With reversible air-con in the living room & the bedrooms however hot it is outside the house can be cool and comfortable (or equally cosy in the winter). With new pool heating the water’s warm for swimming from Easter to October (or even a little longer). And, perhaps most importantly, our friendly multi-lingual caretakers make sure the house is pristine before arrival & everything runs smoothly, meet guests & can offer local advice.

Collioure is a pretty coastal village, 18km from the villa, with cobbled streets and a castle originally built by the Knights Templars. It is a bustling place with many restaurants and cafes, popular with tourists, so parking can be a bit tricky in the summer. It is popular with artists and contains several museums, studios and galleries.

Sandy Mediterranean beaches

Argeles Plage is 10km away and the beach stretches for many kilometers. Its a free beach and the sand is clean and smooth, with a lifeguard station near the centre. Near to cafes for meals/snacks or icecreams & drinks. Other nice long beaches at St Cyprien and Canet.

A wonderful villa, really home from home with everything you could possibly need for a family holiday. Vera and Paul were so helpful and supportive. The local village is a picturesque 10 minute walk through beautiful garden allotments and winding Catalan streets with a myriad of quaint bars, restaurants and local shops. Local beaches are a relaxing 15-20 minutes drive with La racou a favourite of ours. The swimming pool in fantastic as is the bonus of having air conditioning. Overall a truly fabulous villa in a stunningly beautiful part of France.
