The Villa Beau Soleil is two thirds of a large stone built town house situated in the small town of Rodès, which is just off the N116 between Ille Sur Têt and Prades. The house has a large open plan living and dining area, a well equipped kitchen, downstairs toilet, large bathroom with bath and shower, 3 large bedrooms, a garage and large terrace which overlooks Mount Canigou. The house is very well equipped with sunloungers, terrace furniture and a parasol. It has a same gravelled garden which is suitable for barbecues. For the winter the house has electric radiators and a wood burning stove in the main living room.
Rodès, which is mainly built into the mountain side has a ruined castle, an épicerie and post office, is 35 mins drive from miles of sandy Mediterranean beaches and 5 mins from the beach and lake at Vinça which has several shops including a boulangerie and a Crédit Agricole. Ille Sur Têt has a large Champion supermarket with a wide selection of food and goods as well as cheap fuel. The hypermarkets at Perpignan are 30 mins away and there are beautiful pottery shops and cheap Rioja 45 mins away in Spain.
In the summer there are numerous activities in the local area including cycling and walking or visiting the Medieval town of Villefranche –de-Conflent and the Grotte des Grandes Canalettes. During the winter there is skiing at Font-Romeu, which is only 45 mins drive from the house. Other places of interest are too numerous to mention but include the Côtes du Roussillon villages wine tour, the Dali museum at Figueres and the Abbaye de Saint Martin on Mount Canigou itself.
The 2 main rooms downstairs are open plan. The large sitting room/dining room has 2 sofabeds in front of a wood burning stove at one end and 2 pine tables with eight chairs at the other.
The fitted kitchen is well equipped and has a double sink, a large fridge freezer, a microwave, a dishwasher and an electric cooker (The washing machine is in the bathroom). There is also a raclette grill and an expresso coffee machine.
The two main rooms downstairs are open plan. The large sitting room/dining room has two sofa beds in front of a wood burning stove at one end and two pine tables with eight chairs at the other.
The living room has a flat screen television, French satellite, dvd player and a media player. There is internet connection throughout the house via wi fi.
Having 2 sofa beds the sleeping capacity of the house is increased to a maximum of 14 if required.
The upstairs lounge opens onto the south-facing terrace. The terrace has magnificent panoramic views of Mount Canigou and the surrounding mountains.
Upstairs, there are 2 double rooms, one with a king size bed and the other with a double bed. The third bedroom has 2 sets of full sized bunk beds (each bed is 90cm x 190cm), there is also a travel cot. Whilst the upstairs lounge also has a double sofabed.
The large bathroom has a bath/shower, washbasin, bidet and washing machine. There is a separate lavatory, which is also downstairs.
There are electric radiators throughout the house and a wood burning stove in the living area.
The living room has a flat screen television, french satellite, dvd player and a media player. There is internet connection throughout the house via wi-fi. The upstairs lounge has a desk and laptop and a selection of books.
There is a small gravelled garden which is suitable for barbecues.
There is a large garage accessible from the street for secure parking.
I started my career as a French teacher and am now a Deputy Headmistress. Over the years I have found it very beneficial to maintain my language skills with regular holidays to France. As a result we bought our own house so our family of two boys could enjoy the delights of the south of France on a regular basis.

|Why this location?||The Languedoc-Roussillon region of France is a historical coastal region in southern France, extending from Provence to the Pyrenees Mountains and the border with Spain. Rodes is situated along the river Tete between Perpignan and Andorra. The area has beautiful beaches, dramatic mountains and hills and extensive vineyards. In the summer it can be very hot but being close to the mountains the climate is excellent. The quality of sunlight is a particular feature of the area which has attracted many artists. Rodes is very conveniently located 30 minutes from the Mediterranean, 45 minutes from Spain and an hour from the ski resorts in the Pyrenees.|

Villefranche-de-Conflent is situated in a deep valley at the confluence of two rivers, the Cady and the Tet, in the foothills of the eastern Pyrenees and about 50 kilometres west of Perpignan in Languedoc-Roussillon.
The village is listed as one of the 'most beautiful villages of France and is one of the 14 Vauban sites included in the UNESCO World Heritage listing of his works.
A great attraction to complement a day in Villefranche de Conflent is to visit the Grotte des Grandes Canalettes (http://grottescanalettes.com/les-grottes-des-canalettes/). These incredible cave systems are a joy for young and old alike.
