|Appartement Mimosas||Self Catering||Saturday||2||4||1|
Appartement Mimosas is located close to the centre of Laroque des Alberes in the Pyrenees Orientales department of the former Languedoc Roussillon region now known as Occitanie.
It is an open plan apartment with a well equipped kitchen, large dining table and lounge area. Outside there is a large pool terrace and exclusive use of the 7.6m x 3.8m pool.
Two frenchdoors into the property from the terrace provide a private entrance for guests and can be opened up during the summer to allow easy access to the terrace for a bit of al fresco dining or to relax by the pool with easy access to the indoor facilities.
The kitchen is well equipped with all the usual facilities you would find at home. There is a gas hob, electric oven, a dishwasher and plenty of standard kitchen equipment such as microwave, kettle, toaster etc.
The dining table is located in the kitchen and is an integral part of the open plan kitchen, dining and living area. Weather permitting (which is most of the time) the living area can be extended out onto the substantial pool terrace.
Much like our previous property we offer our guests pretty much everything they need to make their stay a home from home experience. So if you like to cook and entertain yourselves, you can do that in privacy knowing you have all the equipment you need to prepare a delicious meal.
The living room is also part of the open plan living area and comes with tv, dvd player, cd player and a comfortable sofa and chairs. There are also books and a small selection of cd's and dvd's to chose from.
You are also welcome to bring your entertainment and you can connect to our wi-fi for internet access to the various services you normally enjoy. Assuming they are available in France.
The master bedroom is set up as a double room, with a wardrobe and general storage space. The utility room is off the master bedroom for washing facilities and extra storage, but it can of course be closed off when access is not required.
The second bedroom is set up as a twin room, again with a wardrobe and general storage.
The beds are comfortable and the bedrooms are well insulated to keep them cool in summer and warm in winter. There is also a hair dryer available for convenience and a cooling fan in each bedroom for those warm evenings.
The bathroom is very luxurious and spacious, with a good sized bath, separate shower vanity cabinet and wc. It is modern and finished to a high standard.
There are 3 light switches to allow you to chose how the bathroom is lit or you may even chose to light a couple of candles and really chill out in the tub.
The heating is all electric and can be turned on or off as required. There is one in each bedroom, a large towel dryer in the bathroom and 2 more heaters in the living area during the winter months.
You will have access to tv, music and a dvd player as previously mentioned. But generally in these modern times many people tend to bring their entertainment with them as long as they have access to the Internet, which there is of course through our wi-fi connection.
Of course if you prefer an old fashioned approach to your entertainment, there will be a selection of various games to choose from and playing cards. And of course the aforementioned books. We also have no problem with guests taking a book away with them if it is not finished, providing another one is left in its place.
We are in a village so we do have neighbours, but the fences have been screened for privacy and the pool is set in a 100m2 terrace.
There are loungers to relax by the pool and an outdoor table with chairs for al fresco dining. There are shady spots when the sun gets too hot and a number of parasols so you can position your shade as you like it.
The garden is Mediterranean style with lots of gravel beds, pots and cacti, grass doesn't fair too well in this part of France, but the cacti do very well.
Parking can be on the street at the front of the house or on a parking area about 50m from the house. The drive and garage are not generally available for guests. But if you want to store bikes safely, for example, this can be arranged.
Generally we prefer that the apartment is only used by paying guests, but we don't mind one or 2 guests occasionally as long as consideration is made for the neighbours and we will of course be the nearest neighbours.
The utility room comes with an automatic washing machine, ironing board and iron plus a large airer for drying.
We moved to France in 2008 and ran a successful gite near Castelnaudary for around 10 years. So we are not new to the business, but our latest venture is a newly renovated self catering apartment in Laroque des Alberes where we moved to in 2017.

|Why this location?||This is the perfect location for a holiday destination, only 15 minutes from the Mediterranean, about 30 minutes from the Spanish border or the city of Perpignan and the apartment is only a 10 minute walk to the village centre of Laroque des Alberes. An all year around lively and vibrant village with all the amenities you could want on holiday, including a lovely bakery for fresh bread, lots of bars and restaurants and plenty of activities for everyone. Nearly all in easy walking distance.|
|Unique benefits of property||Our apartment offers comfortable and spacious accommodation for up to 4 people. So it is great for families or groups of friends and has been recently renovated to a high standard. The furniture is comfortable and homely, with a well equipped kitchen and a private pool. All within easy walking distance to the village centre.|
This is a lovely bar/restaurant only 10 minutes walk away. Irish owned you can get a Guinness here as good as anywhere I have been. But the owners have taken the best of Ireland and combined it with their Mediterranean environment. There is a nice courtyard outside where you can sit and enjoy a lovely meal and of course sample the local wines or beers as well as the Guinness. Inside serves as a nice restaurant in the winter and a becomes a sports bar for those big match days like the Six Nations rugby tournament for example. The bar is as popular with the French as it is with Laroques' international ex-pat community. A great place to take in some ambiance.
