This is a characterful 3 bedroom fully equipped house in a small village in the 'Parc Naturel Limousin Perigord'. The house has been fully modernised and provides accommodation across 3 floors (the ground and lower ground floors are open-plan, whilst the bedrooms retain a more traditional feel). Outside there is an elevated sunny south facing terrace/garden, with a fine view of the wooded Tardoire Valley.
The house is located in the Limousin region of France, near the borders with the Dordogne and Charente. Champagnac-la-Rivière is a small typically French village that has a bakers, Dinos which is a bar/restaurant/pizzeria, and "La Gare" which is a newly opened French restaurant in the converted old Champagnac railway station. Other shops and supermarkets and banks are in the surrounding villages (typically 3 miles away). An old railway line (Voie Verte) is at the top of the village and is now a 9 mile paved cycle route linking the neighbouring villages, so you can easily get to them without taking the car. There are also plenty of bars and restaurants in the neighbouring villages. There are many nearby swimming lakes with beaches, fishing watersports and sports facilities. The excellent Wednesday market at Piégut-Pluviers in the Dordogne is a half hour drive away.
There is a modern, high spec' kitchen with eye-level oven, induction hob with extractor. It also has a dishwasher, fridge, microwave, toaster and kettle. There are plenty of pans and utensils, crockery and cutlery. On the lower ground floor is a large fridge-freezer, washer machine, and tumbledryer.
There is a large dining table that seats 6 people.
There is a large, open-plan living room with sofas, table, desk and a wonderful woodburner.
Bedroom 1 with double bed. Bedroom 2 with double bed. Bedroom 3 with twin beds (adjoins bedroom 2).
Possible additional bedroom 4 on the lower ground floor with a quality Ikea double sofabed and en suite shower/wc.
There is a large, family sized bathroom with shower, wc, vanity unit, heated towel rail and bath. On the lower ground floor is shower room and wc.
Heating is by wood burning stove in the lounge area, and by electric convector radiators throughout. The house also has hardwood double glazing. Firewood is included in the rate.
There's a 32in lcd tv (UK channels only), dvd player and modern hi-fi with usb/mp3 connection.
Outside there's an attractive elevated south facing terrace with a fine view of the wooded Tardoire Valley. A large parasol, dining furniture (table seats 6), 2x sunloungers and a barbecue are available to be used.
We have 5 bicycles of various types which we allow our guests to use at their own risk.
There are 2 parking spaces and additional spaces are readily available nearby.
Due to the property having 3 floors it isn't recommended for very young children or those less able.
We have owned this place since 2008. It was the first property we had arranged to see and we fell in love with it on the first viewing. It had been lovingly restored and we maintain it so still.

|Unique benefits of property||Its very spacious, modern, open plan downstairs, yet more French and quirky upstairs, and it's quiet yet almost in the centre of the village.
All major amenities and attractions are just a short drive in many different directions.
This beautiful little town and its neighboring 'plus beau village' of St Jean de Côte, make a lovely day trip, about an hour's drive South through the Dordogne countryside.
We have 5 bicycles for guest use. Why not take to the Voie Verte (13km cycle path) with a picnic in the panniers? There are plenty of picnic sites in the cool shade of the trees, with views over the valley below.
Limoges Cathedral has an area of old, cobbled narrow streets around it and a Botanical garden with views over the river Vienne. Its about 22miles away and make a nice day out . Limoges also has a charming shopping centre and a Covered market and regular street markets and Brocantes too.
The excellent Wednesday market at Piégut-Pluviers in the Dordogne is a half hour drive away. Almost every street in the small town is lined with stalls of vibrant colour and scent.
Pleasant comfortable spacious house in a small village. Lots of useful pots and pans and other cooking equipment available in the kitchen (more than any other Gite we have visited). Excellent log burner which added to our experience, exceptionally easy to light. We appreciated the provision of a stereo so we could sit and listen to music in the evenings. (Had satellite TV too if we had wanted to watch it)
Visited in mid November so quiet in village and everywhere else but that is what we wanted.
Pleasant rolling countryside with a large amount of Chestnut woodland. We enjoyed walks straight from the house and the village is in a good location to explore the area to the south west of Limoges.
