Our beautifully renovated luxury period Farmhouse is set amongst 17 acres of its own tranquil private land, located in the picturesque Haute Vienne region. Complete with its own private, fully licensed 3.5 acre lake with newly stocked carp up to 42 lbs, requiring no additional permits - night fishing is permitted.
The property benefits from a private above ground salt water swimming pool, gas bbq and bbq area, fully enclosed rear garden and a selection of outdoor sports equipment (including badminton, tennis, etc) provided. There is a variety of wildlife to be seen, woodland and our own fruit trees; plums, pears, apples (we welcome our guests to sample our organically grown fruit).

Our 3.5 acre secluded, fully licensed carp fishing lake is included in the accommodation price for your sole private use. It has been fully renovated, de-silted, and contains no crayfish or poisson-chat.
No additional permits are required and legal night fishing is permitted. We have added an additional stock of hand picked large carp in Autumn 2013 from Bigot Piscuculture. Our stock now numbers over 60 carp to 42lbs, 10 which are over 30lbs including 2 commons, and the majority of the remainder over 20lbs.
We are Martin and Sue, after years of holidays with our children in the Limousin we decided to buy a house in this most beautiful region.

|Why this location?||We bought our house in the picturesque Haute Vienne because the area offers peace, tranquillity and beautiful summer weather. This enables us to escape the intensity of a normal busy life in England. You cannot fail to be relaxed and feel recharged after spending a short while here. Although it is a very peaceful area there are many local places of interest including Lac Saint Pardoux, Park Reyou Zoo and the historic city of Limoges with its porcelain factories and Old Town.|
|Unique benefits of property||The house is a fully renovated, 19th Century farmhouse which still retains many of its original features. It stands in its own extensive, secluded grounds and has its own 3 and a half acre fishing lake. The international airport of Limoges is only a 15 minute drive, and the Martyr Village of Oradour Sur Glane only 10 minutes away.|
Lake Saint Pardoux is a lake of approximately 1 square mile offering a whole host of watersports, fishing, tennis, horse riding and beaches to relax on. As well as this they provide for hiking and mountain biking on paths around the lake and have refreshments available.
One of the largest lakes in France covering 2470 acres with approximately 27 square miles of beaches, lakeside and woodland to hike or cycle round. The lake offers a wide variety of watersports and outdoor activities with great fishing for Carp, Pike, Perch etc. There are 6 fully equipped sand beaches with playgrounds for children, volleyball courts, basketball courts and much more.
The local safari park, with more than 550 animals including lions, tigers, rhino, giraffe, monkeys and many more and set in the grounds of a ruined chateau. It's open every day in the summer months.
Limoges is the capital city of the Limousin and is famous for its medieval enamels, 19th century porcelain and its oak barrels for use in the production of Cognac. Today it still has many outlets that sell its products. Some of the main sights include the market, the Chateau de La Borie, the remains of the 12th century Castle of Chalucet, the Cathedral of St-Etienne, the Crypt of Saint Martial and the bridges of Saint Martial and of St-Etienne.
Oradour was a small town in the Haute-Vienne region of France, just minutes from Le Moulin De La Roche. On 10th June 1944, Oradour was attacked and destroyed by the 2nd Waffen-SS Panzer Division Das Reich, killing 642 men, women and children, without reason or remorse. The town has been left as it was as a reminder and a memorial and is free to visit.

We had the most wonderful week, as a party of four adults and two 13 year boys, Le Moulin de la Roche was everything we could have hoped for and more. Everyone enjoyed the relaxation of the lake with a few good sized carp being caught. Then the pool and the games room kept the youngsters entertained whilst us adults relaxed some more! Not once, was there an 'I'm bored' nor was there any mention of the XBox. If you're looking for tranquillity in a beautiful setting, yet enough to keep the young folk happy and those that aren't there for the fishing then this is for you.
