Bordering the regions of Dordogne and Charente we are set in the very warm Limousin National Park on the edge of the Forest of Rochechouart. Our extensive private fenced grounds of 19 acres are situated in open countryside surrounded by forest & farmland. Our property is a very private, relaxing and peaceful retreat which is safe & secluded for families with children. Usually, the only cars we see are our neighbouring farmer and the postman!
The comfortable, very spacious accommodation sleeps up to 10 guests and is perfectly suited to families, couples and groups of friends. Built within the old monastery section of the barn, attached and to the rear of our house it offers privacy with private entrances to the front and rear. Outside the gite has ample parking and a south-facing, decked private dining area.
Inside there is a large open plan lounge/dining room with separate kitchen area, 4 bedrooms (one ground floor with en suite, designed for wheelchair use if necessary) and 3 bathrooms. Lovingly created and retaining many character features it has original stone walls and a large fireplace with woodburner. The stone walls help to keep it cool in summer and the wood fire makes it warm and cosy in winter. Two of the bedrooms have air conditioning and one has a 4 poster bed with Juliet balcony overlooking the lake. All bed linen, bathroom and pool towels are provided.
Our huge, newly stocked 6 acre private fishing lake has been here since Napoleonic times and is for the use of our guests only (a maximum of 4 anglers at anyone time). It is naturally spring fed and the depth varies up to 8m. As well as being able to fish from the dam at the deepest end of the lake there are 5 purpose built swims along the north and south banks. Quality fishing tackle is available to hire or of course you can bring along your own. We have a tackle hut for overnight storage and also a bait fridge. If fishing is not your thing then you can just appreciate the beautiful scenery and abundance of wildlife and birds which the lake attracts. The perimeter path is also an opportunity for a very peaceful 1km walk.
Extra facilities provided for the use of guests include a decked, above ground swimming pool (available summer months only). The large terrace area for sunbathing, relaxing and dining includes sunbeds, a brick built, charcoal BBQ, large wooden dinnig table and an undercover seating area with comfortable settees, a hot tub and sauna.
A pretty flower garden & adjacent orchard surround the main house and gite, there is also a large grassed area next to the pool perfect for ball and racket games. An all weather table tennis table, badminton and boule equipment are available. We can also share our enthusiasm for target archery by providing lessons or taster sessions on our range.
The property has large private fenced grounds and a path straight into the forest of Rochechouart offering the chance to stroll and admire lots of local flora and fauna.
Modern fully fitted kitchen with dishwasher, electric cooker, kettle, toaster and microwave. Plenty of good quality crockery, cutlery, glasses, cooking utensils and plastic items for use in the pool area.

A second private decked dining area with solid wood dining table and benches is adjacent to the gite and overlooking flower gardens.
Also a charcoal BBQ and large table with seating provided on the pool terrace perfect for summer meals.
Pleasant open plan lounge/diner with lots of character, has settee & armchairs plus original fireplace with woodburner. TV with dvd and English freeview channels. Free wi-fi available (albeit very slow as we are in rural France!!).

Bedroom 1 is wheelchair accessible, has many orginal features, double bed and en suite bathroom with wet-room style shower with bench seating.
On the first floor:
Bedroom 2 is a pleasant room sitting in the eaves of the roof with twin beds and air-conditioning
Bedroom 3 has a beautiful 4 poster with voile drapes and a juliet balcony with a view across the lake.
Bedroom 4 is a spacious L-shaped family room which has a double and bunk beds, a room divider provides some privacy to the two separate sleeping areas.
Three modern bathrooms, two on the ground floor with original stone walls.
The first a shower room with toilet, very useful for daytime use, especially when using the pool and hot tub.
The second an en suite bathroom to bedroom 1 has a wetroom style shower with bench seating and handrails.
On the first floor the modern family bathroom has handbasin, toilet and full size bath with shower.
Supersoft towels and hairdryers are provided.
Air conditioning/heating units in 2 bedrooms. Electric heaters in all other rooms. Large woodburner in lounge.
NB: electricity is metered in Kilowatt Hours. Clients are given an allowance of 100 kilowatt hours per week (15 per day for short stays). Usage in excess of this shall be charged at a rate of 0.40€ per kilowatt hour and the total due shall be deducted from the security deposit.
During the cooler months there is an additional charge of 10€ per day for heating this includes electric heaters and wood for the burner.

Free wi-fi. (please be aware our internet connection is typical of rural france and very slow, so access is limited to browsing only, downloading or games playing is not possible)

Fishing tackle can be hired at a cost of £60 per person/per week

We have holidayed in France for the last 20 years and have finally fulfilled our dream by moving here permanently. We fell in love with this property at first viewing and it fit the bill perfectly as an established gîte with private fishing lake, pool and large gardens. Rather than owners we consider ourselves to be custodians of Lac de la Grange and have already started to improve and develop the gîte, house and grounds.

|Why this location?||We love the secluded rural setting of our property which sits within a parc naturel surrounded by forest and farmland. It is a peaceful part of France with enough local history, attractions and activities without being overwhelmed by tourism. The area is very traditionally french with many markets selling regional produce and 'brocante'. The pace of life here is very different to most english towns and you must remember not to be in a hurry and simply relax and adopt the rural french style. There are plenty of local restaurants and bistros often using ingredients from their own gardens. The countryside is beautiful with many rivers and lakes, the roads are extremely quiet and the Haute Vienne area has a great climate with four distinct seasons including long warm summers.|
|Unique benefits of property||In addition to the high quality & luxury gîte accommodation we have the added benefit of a huge private fishing lake which is being managed and stocked to offer good quality carp fishing with the opportunity for consistent and regular guest catches. The lake is for the exclusive use of our guests as is the swimming pool and large gardens. The setting offers complete peace and relaxation sitting alongside a single farm road and seems far from the madding crowd, although actually only 5 minutes drive from the local town. We are immediately surrounded by the ancient Rochechouart forest which you can explore along the many paths and tracks either by foot or bike.|

Parc du Futuroscope is a French theme park based upon multimedia, cinematographic futuroscope and audio-visual techniques. It has both 3D cinemas & 4D cinemas along with other attractions and shows.
The caves include over 600 metres of passages and galleries with 17000 year old paintings. There is also a prehistoric garden trail. During the summer months they offer fun family workshops where you can test your hunter skills with propeller shooting or practice prehistoric wall painting.
An amusement park with children's rides and activities including a ball pool, pedal karts, mini golf, a train ride and bumper boats. There are cafes and picnic areas within the park.
A warm and welcoming restaurant set by the side of the river. They offer a wide variety of menus including a reasonably priced 'menu du jour' with locally sourced products.
A very large leisure lake with a beach where you can swim or hire a boat. Various types are for hire including pedaloes. There are also walks and cycle tracks around the lake and various cafes.
Housed within the 15th century 'Chateau de Rochechouart' which dominates the town's skyline the 'Rochechouart Departmental Museum of Contemporary Art' (MDAC) was inaugurated in 1985 by the Haute-Vienne Departmental Council and is now recognised as a "Musee de France". Inside the walls display some rare examples of frescoes from the French Renaissance. As well as the permanent contemporary art displayed in the galleries, visiting exhibitions are displayed throughout the year.
A 100 hectare, zooligical park set around a 19th century castle in an unspoilt & picturesque setting. The park is home to more than 600 animals of 130 species from the five continents also 120 plant species, and ancient trees.
This is a huge forest with lots of plants and wildlife. There are many walking and cycle trails which lead through the forest to nearby villages.
A large Archaeological park with Roman ruins, an arena of ancient games, exhibitions and botanical gardens
The village and it's inhabitants were attacked and killed by a retreating German army, it remains as it was left that day after the atrocity and is a moving memorial to the remind us all of the horrors of war..
Had a fantastic time. Something for everyone. Kids loves the swimming pool and the tree house. They enjoyed feeding the animals. Had a go at zip wire and archary. The men really enjoyed the fishing caught. Carp so they were very happy. Had bbq every night. Ian and Gill were fantastic hosts. Full of knowledge. Most helpful. Enjoyed it so much arranged to go again next year before leaving. House has everything you need. Never had the TV on all week. Would definitely recommend it. Had a great time..
Great holiday for fishing or family and great for both. Lovely area and stunning views. Plenty of space for 7 of us. 3 year old grand daughter loved the animals and having pool to herself. Some big carp caught by the boys. Everyone loved the archery and wished they hadn't left till last day! Would maybe hire a car next time as roads quiet. Thanks to Gill and Ian for airport lifts and supermarket runs. Would highly recommend.

We enjoyed fishing, swimming, archery, BBQs, stargazing and relaxing in the sunshine, getting to know all the chickens, ducks, sheep and rabbits!
A beautiful, peaceful place near a lovely village Rouchechart where there is a convenient patisserie, a couple of restaurants and an intermarche.
The gite was a great size and easily accommodated the 9 of us. Gill and Ian were lovely and welcoming and generous with their time and recommendations.

Beautiful and relaxing setting. We hardly saw another person while we were there, perfect.We were able to spend some quality time together which was amazing. Ian and Gill are lovely, at hand when required but also blend into the background when not. The lake setting is just lovely so peaceful (except for the singing frogs) and relaxing. The weather was gorgeous, which meant the pool,hot tub and BBQ got plenty of use while we were there.
You must try Gill's homemade Jams really delicious and full of fruit.
There was just 2 of us staying at Lac de la Grange, although the accommodation sleeps 10 (i think) so was expensive for just 2 of us, but to be able to spend quality relaxing time together it was worth it.
Nice touches provided in the gite such as pots of jams, loads of DVD's and on arrival Gill had put an ice cream and some drinks in the fridge for us what a lovely treat.
As there was just the 2 of us we chose to sleep in the downstairs bedroom with the wet room, we found the bed slightly uncomfortable so slept upstairs for the rest of our stay and we slept like babies. The wet room was fab, shower pressure and temperatures were great. Gill and Ian are really approachable and any problems were dealt with. Fishing equipment and advice good. We had such a lovely time, we would most definitely recommend to it and hopefully we get to return soon.
