The gite comprises a large, open plan living room, kitchen and dining area with 3 sets of frenchdoors looking out on to the garden and pool area. A set of fairly steep stairs lead to the mezzanine hallway with doors leading to the two bedrooms, one with a double bed and the other with twin beds.Both bedrooms have their own en suite shower rooms with wc, hand basin and shower enclosure.
Outside the gite has its own private gazebo, with table and chairs to seat 6, and also a bbq, solely for the use of the guests in this gite.The 5m x 10m shared pool has sunloungers and parasols, perfect for sitting soaking up the sun.
It is in a quiet area of the Limousin, but is within 5 minutes walking distance of the town of Le Dorat, famous for its 11th century cathedral. Restaurants, bars and 2 supermarkets are also to be found in town, along with bakers, butchers and most other amenities necessary for a relaxing stay.
The closest airport, at Limoges, is only 45 minutes away, but Poitiers is also accessible at an hours drive from the gite. The port of Calais is around 6 1/2 hours drive away.
Le Dorat also has its own railway station so, although having a car would be preferable to enable sightseeing to be done in the Limousin area, it is not absolutely necessary. The line connects Le Dorat to Limoges and Poitiers, and from there most other places in France.

The kitchen and dining area are on open plan with the living room. There is a gas/electric cooker, microwave, kettle, toaster, coffee-maker and fridge-freezer. Crockery and glassware for up to 6 people, and pine chairs and table.
The living room has two three seater settees, and a single armchair. A tv and dvd player. Books are available on the well-stocked bookcase, and games and jigsaws in a cupboard.
Two bedrooms, both en suite. One double and one twin. Cots are also available for babies.
En suite bathrooms for each bed room comprising wc, hand basin and shower enclosure.
The living room, bedrooms and bathrooms all have central heating radiators, and there is also a large woodburner in the living room.
Tv and dvd player. Books and games are available.
Private gazebo/sitting area outside gite and bbq for gite use only. Access to shared pool through a gate in pool fence (which complies with french laws). Sunloungers and parasols are available for gite guests. Attractive gardens. For children there is a large trampoline, with safety net, and swings and slide for younger guests in the field next to the gite.
Private off road parking in the property car park.
The stairs leading to the hall and bedrooms are fairly steep, so probably not suitable for someone with limited mobility. The property has stair/baby gates for both the top and bottom of the stairs
Bikes are available for use by gite guests.
We are both Scots, who, after spending six years living and working in Switzerland decided we wanted a complete life-style change. We already owned a studio in a ski resort in France, and loved the French way of life. To us, France seemed the obvious place to make our new permanent home.

|Why this location?|| After spending hours trawling the internet looking at, and discounting, various other regions in France, we finally decided on a move to the Limousin. The pace of life here is slow and the people are very friendly.
As we wanted to run a business we had to consider the requirements of our future guests, as well as our own. One of the main things we wanted in our new home was to be within walking distance of a town village. We didn't want to have to take the car every time we left the house. There also had to be shops in the town, and Le Dorat has plenty of them. Two supermarkets, and various butchers and bakers.
Le Dorat also has bars and some good restaurants, again within walking distance, though a greater choice is available if you are willing to drive.
All in all Le Dorat 'ticked all the boxes' for us and we were really lucky to find our house with its gites on our first trip to the area.
|Unique benefits of property|| The most obvious benefit of our property is the 10m x 5m pool. South facing it is in full sunshine all day.
The gite is on the outskirts of town and turning left out of the drive you are immediately in the country. A twenty minute walk away is a picnic area by the river with a permanent barbecue supplied by our commune.For anyone not wanting to walk, we have bikes which can be used by our guests.
The other benefit is our extended 'family'.....Oscar our well -travelled cat, our beautiful golden retriever, Marley, who loves everyone (and everyone loves him) and our two donkeys, Angelo and Pepe. All the animals , especially Marley, love having a fuss made of them.
We had a wonderful week at Les Routes Vertes - the hosts were fantastic, the pool lovely and quiet, and the supermarket close by so we could wander down every day. Thankyou!
