The bungalow is in the historic town of Rochechouart and one of its main advantages is the fact that it is a short (200m) walk to the town centre with its restaurants, banks, shops and occasional markets. Please bear in mind that France has a zero tolerance culture regarding drinking and driving. At the same time the plot is very private.
The town is surrounded by wonderful rural countryside and is perfectly situated on the Charente/Limoousin/Dordogne border. The area is easily accessible with Limoges airport a 35 minute drive away. There are plenty of local markets to explore selling good quality local produce. During the summer there are many festivals in the area.
The town is on the site of a meteorite crater that was created over 200 million years ago. The beautiful chateau in the town was built around 1200 and contains many art exhibitions.
The property was renovated in 2013 and is well equipped with modern furnishings and equipment. It has gas central heating as well as a wood burning stove in the lounge making it a cosy winter retreat. The large level garden is well laid out and has mature trees and shrubs. In summer a number of trees bear different fruit. There is a large patio area with a large private swimming pool.
It is a perfect place to enjoy the French way of life as the town of Rochechouart has many fine boulangeries where you can take a short stroll to buy croissants, pain and patisserie. There is a bank, a library and a cave where you can choose from a range of wines. There is also a large choice of excellent restaurants and bars. The medieval chateau is now an interesting art gallery and overlooks pretty countryside and a lake. A major attraction for visitors to the area are the "Lacs de Haute Charente" where you can enjoy fishing, swimming, water sports and the man-made sandy beaches.
The gite is semi open plan. The kitchen is well equipped and has a range of modern fitted cupboards and work surfaces. It has a split level electric oven and a gas hob, a larder fridge, a freezer, a microwave and a dishwasher. There is also a coffee-maker, kettle and toaster. The flooring is made up of vinyl tiles. There are frenchdoors leading out of the kitchen onto the gravelled patio area in front of the gite. Leading off the kitchen is a small utility area housing the water heater, linen cupboard, automatic washing machine and ironing board and iron.
The kitchen leads into the lounge/diner. There is a large modern table and 6 dining chairs.
The main living area is spacious with contemporary furnishings including a modern leather look corner unit that converts to a double bed. There is a modern armchair and large bean bag for relaxing. There is a wooden floor throughout with a cosy rug in the lounge area. French windows lead out onto the small tiled patio that has an electric canopy to help keep the gite shaded in the hot summer months. There is a flat screen tv, dvd and vcr player. The tv has basic Sky channels. The bookcase holds a range of books and board games as well as a music centre and various dvds and vcrs.
The 2 bedrooms lead off the main living area and these also have wooden floors. All the windows have the addition of wooden shutters and both bedrooms have ceiling fans. The first bedroom has a double bed, two bedside cupboards, a dressing table and a single wardrobe.
The second bedroom has twin beds, a bedside cupboard and a chest of drawers. There are 2 wall mounted rails for hanging clothes. There is also a baby's travelling cot.
Both bedrooms are bright and airy with good quality linen on the beds.
The bathroom is situated off the utility area. It has a modern white bath with shower over, a low level toilet and a wash hand pedestal. The walls around the bath and wash hand basin are tiled and the flooring has ceramic tiles. There is an electric heated towel rail and bathroom towels are provided.
The gas boiler is located in the kitchen and serves to heat the radiators in the bedrooms and lounge. There is an electric water heater that provides hot water. There is also a wood burning stove in the lounge.
The garage houses a full size table tennis table and dartboard. There are a number of inflatables and water games that can be used in the pool. The boule set can be used on the large gravel area.
Inside the gite there are a good selection of board and card games as well as books, dvds and videos.
There is a barbecue that is ideal to cook al fresco and a patio table and chairs for perfect outdoor dining.
There are 6 sunbeds for reclining around the pool and a large patio umbrella to provide shade.
The grounds have several fruit bearing bushes and trees - help yourself to apples, pears, plums, cherries and peaches!
The large lawn is maintained by our gardener.
The property is entered through large gates that lead to a long driveway to the garage and circular gravelled area that has a well. The garage has an up and over door and stores the pool equipment and games. There are plenty of parking spaces and even space for a caravan or motorhome.
The gite is suitable for old and young alike. The gravelled area may be a problem for disabled people, particularly with wheelchairs. However, there is a ramp available from the ground outside the gite to the external doors in order to overcome the 2 steps.
Fast internet is available at the property free of charge. Details of connections and passwords are available at the property.
My wife Trish and I bought the property when we retired in 2013. Trish was a teacher while I worked as an IT Project Manager. Our daughter Tammy, her husband Julian and our grand daughter Jessica had moved to France in 2003 and fell in love with the way of life. Trish and I stayed with them many times over ten years and decided when we retired to buy a property near them..We felt it was perfect to serve both ourselves and our clients as a wonderful holiday home in a beautiful part of France.

|Why this location?||Rochechouart is the ideal location as it is near to Limoges airport and has all the charm of a French Chateau town with beautiful walks in the surrounding area. The site is not overlooked and is quiet yet within a short walking distance of shops, bars and restaurants. There is a great choice of restaurants for visitors to enjoy sampling the fine cuisine. The area has a number of lakes nearby that have man made sandy beaches where visitors can swim and take part in watersports.|
|Unique benefits of property||The gite has a private swimming pool that is a huge bonus to the property! It has a large patio area that is ideal for sunbathing and relaxing. The barbeque and outside eating area makes dining al fresco so easy.There is also a lovely lawned garden with fruit trees and a large garage that has a table tennis table and dart board. Rochechouart has lots of music festivals in the summer and the Confolons Danse and music festival is held in August. The firework display at nearby Oradour sur Vayres at the end of July is a superb spectacle.|

Le Roc de Bouef (Moulin de la Côte) - Highly recommended. Very friendly staff. Lovely interior with a relaxed ambience. Located by the river on the outskirts of the town, just a 5 minute drive away. Walkable from the gite. Not cheap but you will remember the evening for the right reasons. Gourmet food at affordable prices. Tel :0555 036175
Hotel de France (Place Octave Marquet) - The hotel is located in the centre of Rochechouart. Beautiful limousin food. Excellent value for a lunchtime meal. You may get a scowl from the waiter if you want your meat well-done!
Hotel L’Oree des Vallees (1 Place Pontville) - This bar/restaurant has recently reopened having been tastefully redecorated by a family from Leicester. It is situated on the bend in the road as you enter Rochechouart from the south. It is very popular with ex-pats and therefore can be a relief from speaking French! Lakes with a beach:
There are two beaches. The closest beach has a restaurant and during the summer there are pedaloes for the children. Ten minutes by car there is another beach with a nautical centre where you can hire canoes, wind surfs, boats and kayaks.

Oradour sur Glane
During the Second World War, the population of Oradour sur Glane was massacred by German soldiers and the old town has been conserved in its state since the attack. You can visit the old French village which is now a museum and acts as a memorial for coming generations. This is an educational and quite often a moving experience. What’s left of the old village provides an eerie feeling to visitors.
