Stone built fully renovated cottage within walking distance of a beautiful leisure lake with bars, restaurants, watersports, horse riding and fishing. Plenty of walks on the doorstep and an enclosed garden for barbecues across the chemin. Very peaceful, pretty hamlet in the Perigord National Park but within short driving distance of shops. Spacious accommodation, tastefully decorated and furnished. No television but plenty of dvd's to watch and wi-fi available.
Some bikes available for your use and garden seating area with gas barbecue.
Fitted kitchen with cooker, microwave, fridge-freezer and dishwasher. Cafetiere, food mixer, pots and pans, crockery, cutlery, dishes and glasses. Teatowels, dishcloths and scourers.
At one end of the kitchen is the cooking section while at the window end there is a sofa and dresser so plenty of room for the cook to chat with guests (or even give them jobs to do!)
Separate dining room with table that seats 6.
Spacious double aspect lounge with 3/4 seater sofa, 2 armchairs and window seat. French windows facing garden entrance.
Dvd and cd player connected to a large screen and plenty of films to cosy up with in the evening.
Upstairs bedrooms leading off a large landing area all with wooden floorboards and walls painted white with exposed wooden beams. Bedroom 1 has a double bed, wardrobe and chest of drawers. Bedroom 2 can have either a king size bed or two single beds and there is a chest of drawers. Hanging space is in the wardrobe on the landing. Bedroom 3 has bunk beds and a chest of drawers.
Both bathrooms are tiled and modern. The upstairs bathroom consists of a toilet, washbasin with mirror and a shower. The downstairs bathroom has a toilet, washbasin with mirror and a bath with shower attachment on the taps. There is also a washing machine in the downstairs bathroom.
Heating is via individual electric convector heaters. There are also wood burning stoves in the lounge and dining area. Logs are available to purchase on request. The house, being made of solid stone, remains blissfully cool in the hot weather.
There's a large screen to show dvd's (of which there are plenty) and a cd player available. There are a few books and games for the odd rainy day indoors and some outdoor games and bikes available too. Please ask for size suitability for the bikes.
The garden, which is ideal for games and barbecues is directly opposite the house across a small rarely used chemin. Steps lead up to the enclosed grassed garden which has a paved terrace area for table and chairs. There is another entrance with double gates which leads onto the road where a vehicle can be parked.
There is private parking directly outside the house and in the gated entrance to the garden.
This property would suit a family but we don't have any toddler/baby facilities so these would have to be brought by you if required. Be aware that the stairs are part of the old cottage and may prove difficult for the infirm.
It would also suit a group of adults, particularly those keen on walking, cycling and fishing.
We have a few bikes in the shed which can be used. There is a gas barbecue in the garden shed and fuel is supplied.
We have been holidaying in this region for 2 to 3 months of the year over the past 10 years and love the tranquility and space. Now we have decided to retire here and so our lovely holiday home which we have refurbished and modernised is available for others to enjoy.

|Why this location?||La Chassagne is a small peaceful hamlet in mid west France in the beautiful Parc Naturel Perigord Limousin. Everywhere you turn in this area, there is a lovely view of rolling countryside to enjoy. We're just a couple of minutes walk away from a lovely lake with beaches, bars, restaurants, sailing, fishing and canoeing. Footpaths and cycleways are on the doorstep and you can go for miles. The peace and tranquility has always been a great draw for us. Although you feel you are in the heart of rural France access to shops, restaurants, activity centres and places of interest is easy and straightforward by car. We often head off to Brantome for the day, the chateau at Le Rochefoucauld or the village of St Auvent near Rochechouart for a walk and restaurant lunch. The Roman Baths at Chassenon show this was an important place in Gallo Roman history and the characteristic stone used to build our cottage is the result of a meteorite impact in times gone by.|
|Unique benefits of property||I guess the fact that the lake is just a short walk away from the front door is one of the greatest benefits of this cottage. As long as you have food in the fridge, you can say goodbye to the car for a day or two! Having said that, the roads are a joy. Around the lakes, footpaths form a network of delightful walks to meet all tastes that meander between hazel, oak and sweet chestnut and past fields of pasture where the magnificent Limousin cattle graze. Or take advantage of the many easy cycle routes. Set off early in the morning to see the mist rise on the lake in the first rays of sunlight. Owls, bats, birds of all kinds, deer, gekoes - the list goes on, there is so much wildlife to look out for.|
